The River House is a spacious riverfront retreat in the heart of Carrabassett Valley, where comfort meets adventure. Overlooking the beautiful Carrabassett River, this unique home features a private hot tub, wraparound deck, cozy living spaces, game room, wood stove, ping pong table, and a record player with surround sound. Just minutes from Sugarloaf, it's the perfect getaway for skiing, hiking, mountain biking, or simply relaxing to the peaceful sounds of the river.



The Space:

Welcome to The River House—a one-of-a-kind riverfront retreat nestled in the heart of Carrabassett Valley. Set along the banks of the beautiful Carrabassett River, this spacious home offers the perfect blend of comfort, character, and adventure in every season.



Designed for families and groups, The River House features three comfortable bedrooms, 1.5 bathrooms, and plenty of room to gather and relax.



The fully equipped kitchen has everything you need to prepare family-style meals, including a gas range stove, full-size coffee maker, microwave, toaster, and all the essential cookware and kitchen utensils. Just off the kitchen, the dining area features a beautiful farmhouse-style table with bench seating for 6–8 guests, creating the perfect place to enjoy meals, games, and conversation together.



The main living room is warm, inviting, and full of character. Cozy up on the couch in front of the propane fireplace, or put on one of our favorite vinyl records and enjoy music through the home's surround sound system. Every detail has been thoughtfully chosen to create a space that feels both unique and welcoming.



The primary bedroom with a queen-size bed is conveniently located on the main level just off the living room. Our bathroom featuring a tub and shower is located on the main floor as well.



Upstairs you'll find two additional bedrooms. The bedroom to the left offers a comfortable queen bed and its own private balcony overlooking the Carrabassett River—the perfect place to sip your morning coffee while listening to the peaceful sounds of the water below. The bedroom to the right is ideal for families or kids, featuring two twin beds along with a futon that easily converts into a full-size bed.



The walkout lower level is designed for fun and relaxation after a day of adventure. Stay cool during the summer with the heat pump while enjoying a spacious lounge complete with a large sectional, TV, wood stove, and built-in bunk beds that are perfect for kids. The entertainment space also features a bar area with a full-size refrigerator, a large bar top with seating for six, and a bookshelf stocked with a variety of board games and books. For a touch of nostalgia, pop one of your favorite classics into the VHS player and enjoy a cozy movie night. A convenient half bathroom and a full-size washer and dryer, located in the utility room, are also on this level for added comfort during your stay.



Just beyond the sliding glass doors, you'll step directly into your own private outdoor oasis. The hot tub sits beneath the upper deck, making it easy to simply lift the cover and slip into the warm water while listening to the peaceful sounds of the Carrabassett River only steps away. The backyard also features a unique fire pit surrounded by Adirondack chairs, creating the perfect setting for evenings spent roasting marshmallows, sharing stories, or simply enjoying the mountain air.



The river itself is just a short walk from the house. During the summer months, the Carrabassett River is typically shallow enough for wading and exploring, while a short walk upstream reveals several deeper pools that are perfect for cooling off, floating, or simply relaxing in the refreshing mountain water.



The River House comfortably sleeps eight guests, with additional sleeping options available for larger groups. Whether you're skiing at Sugarloaf, mountain biking the nearby trails, hiking some incredible peaks, or simply escaping for a peaceful weekend in the mountains, The River House offers a warm, memorable retreat you'll find yourself wanting to return to year after year.

House Rules:

We ask that you leave the home as you found it, dishes should be washed and put away, furniture all in its place, check out instructions followed the morning of your departure, etc.



No smoking or vaping (of any kind) in the house.



We allow pets on a case by case basis; 1 dog for a one time fee. We ask that you be mindful of your pets, we are happy to host them but please be respectful of the home and the property!

Our Policy Includes:

- Keeping them off furniture.

- Not allowing them upstairs or in bedrooms, we provide a gate.

- Do not leave them unattended for long periods of time, if left unattended we ask you bring a kennel.

- We only allow well behaved dogs and would like you to tell us a little more about your furry friend before we accept your booking.



We ask that you clean up their waste and dispose of it in the exterior garbage cans.



We kindly ask you remove trash & returnables from the home the day of your departure and place in designated barrels (refer to house manual.)



We understand accidents happen, if anything is broken during your stay, please notify your Host/Co-Host.



No large gatherings or events without owner's written permission. Limit number of guests to those that have been accounted for in the rental.



Cancellation policy: Full refund for cancellations up to 30 days before check-in. If booked between 30 and 14 days before check-in, full refund for cancellations made within 48 hours of booking. After that, 50% refund up to 7 days before check-in. No refund after that.
