LAKEFRONT LIVING
The lake is truly the heart of The Overlook. Spend your days kayaking, swimming, fishing, boating, or simply relaxing by the water. When evening arrives, head back to the deck, fire up the grill, or gather around the fire pit while taking in the peaceful lake views.

Three single-person kayaks are provided, along with life jackets in a variety of adult and youth sizes.


BRINGING YOUR OWN BOAT?
Guests bringing their own boat may use the private dock during the seasonal boating months.
• Maximum boat length: 22 feet
• Dock generally available mid-May through mid-September, weather and lake conditions permitting
• Dock installation and removal dates vary from year to year
Please note: The owner’s boat may remain docked at the property during your stay. The owner’s boat is not included with the rental and is strictly off limits to guests.

If you’re booking in April, May, or September and plan to bring a boat, please confirm dock availability before your stay.

*Private Boat Slip / Docking Fee
Guests bringing a boat may use the private boat slip for an additional $75 per night, with a maximum charge of $375 per stay. For stays of five nights or longer, the docking fee will not exceed $375. Please let us know in advance if you plan to bring a boat so docking arrangements and payment can be confirmed prior to arrival.

IMPORTANT LAYOUT INFORMATION
The Overlook is a multi-level home, and guests should be comfortable navigating stairs.
• Approximately 19 steps from the driveway to the home
• Approximately 49 additional steps from the home down to the lakefront
• Level 1 has a separate exterior entrance
• Level 1 is not internally connected to Levels 2 and 3
• Guests must use an exterior door to move between these areas
This unique layout can be especially appealing for families or groups who appreciate having a little extra privacy and separation. If traveling with kids please make sure to consider this layout. Host is not required to relocate or responsible if this layout does not work for your group once you arrive to the home.


OUTDOOR LIVING
Enjoy your morning coffee on the private deck, cook dinner on the BBQ, gather around the fire pit, or make your way down to the lake as the sun sets. Wake up early and enjoy your morning coffee while watching the beautiful sunrise.
The home’s elevated position offers beautiful views of the water and surrounding Pocono scenery.


LAKE & DOCK INFORMATION
Lake Wallenpaupack’s water levels naturally change throughout the year.
The dock is generally available from mid-May through mid-September, weather and lake conditions permitting. Because the lake freezes during the colder months, docks are removed seasonally.
Exact installation and removal dates may vary each year. Guests booking during April, May, or September who plan to bring a boat should confirm dock availability prior to their stay.
The shoreline near the dock provides access for swimming, paddling, and fishing. Rocks near the water can become slippery depending on weather conditions, so please use caution.

Just a short drive away, the charming towns of Hawley, Honesdale, and Milford offer locally loved restaurants, cozy cafés, boutique shopping, farmers markets, and plenty of places to explore. Spend the day discovering nearby attractions, scenic outdoor adventures, and the unique small-town charm that makes the Lake Wallenpaupack area such a special getaway.

Planning to Use the Fire Pit?
Guests should plan to bring their own firewood and a lighter. Firewood bundles are also available for purchase at several nearby stores, and we’ll provide those recommendations prior to check-in.

HOUSE RULES
Please review the following before booking:
• A signed rental agreement is required prior to arrival
• Minimum booking age is 25
• The majority of adult guests must be 25 or older, with exceptions for families traveling with children
• Maximum occupancy is 8 guests - Guest list (names and ages) collected at time of booking. Only registered guests permitted on the property for the duration of the reservation
• No pets
• Parking is strictly limited to 3 vehicles
• No RVs or trailers
• No smoking indoors
• No fireworks
• No discharge of firearms, BB guns, air guns, pellet guns, or paintball guns
• Community speed limit is 10 MPH
• Quiet hours are 10 PM–8 AM
• No parties, events, or large gatherings are permitted
• No day guests or unregistered visitors are permitted unless approved in advance by the host

Please note if any of the rules are violated a $1000 fine will be charged to the primary renter.


EXTERIOR SECURITY CAMERAS
For the safety and security of our guests and property, 5 exterior cameras are in use. Cameras also help us ensure compliance with our House Rules, including 8 guest occupancy limit and our no-party or unregistered guest policies. Cameras monitor exterior areas only and are not located inside the home or in private interior spaces.


AIR CONDITIONING
Air conditioning is available throughout the home as follows:
• Level 1: Portable air-conditioning unit
• Level 2: Window air-conditioning units
• Level 3 / Loft: Window air-conditioning unit
Please note that the Level 1 unit is a portable floor unit and not a window-mounted unit.

No Parties or Events
Parties, events, and large gatherings are strictly prohibited. Any violation of this policy will result in a $1,000 fine, immediate termination of the reservation, and removal from the property without refund.

Registered Guests Only
Only guests included on the confirmed reservation are permitted on the property unless prior approval is provided by the host. Any undisclosed or unauthorized guests will result in a $1,000 fine and may result in immediate termination of the reservation without refund.

Quiet Hours
Quiet hours are strictly observed from 10:00 PM to 8:00 AM. Guests are responsible for keeping noise at a respectful level at all times. Any verified noise complaint or quiet-hours violation will result in a $1,000 fine.
