If your idea of a great Mount holiday is having the beach practically at your doorstep, plenty of room for everyone and an easy, relaxed home base that doesn’t require the family to pile into the car every five minutes, this big beachside bach is hard to beat.

Set on the beach side of Oceanbeach Road, just three homes back from the beachfront, the beach access runs right beside the property. There are no roads to cross — just wander down the sandy track and you can have your feet in the sand and sea in around a minute.

Sleeping 10 across five bedrooms and two levels, this is a wonderfully roomy, relaxed home for larger families, two families holidaying together or multigenerational groups. Better still, the layout gives everyone the increasingly rare luxury of being able to spread out.

UPSTAIRS
The main living level is spacious, sunny and made for easy holiday living, with polished timber floors and a generous lounge with large flat-screen TV.
The dining area catches the early sun beautifully, while the living room opens directly onto a large covered deck with adjustable overhead louvres. Fire up the family-sized BBQ, open the louvres to the sunshine or close them for shade, and settle in for long lunches and relaxed evenings after the beach.
Upstairs you’ll also find three bedrooms — two queens and a twin room with two singles — along with the main bathroom with bath and separate shower, a separate toilet, and a dedicated laundry with washing machine, dryer and tub.

DOWNSTAIRS
The lower level creates an almost self-contained second living zone, with its own entrance, living and dining space, kitchen, bathroom and two further bedrooms — one queen and another twin with two singles.
It’s an excellent arrangement for grandparents, a second family, couples or older kids who appreciate a little independence while still holidaying together under one roof.

Beach, coffee, fish & chips — all without crossing a road
One of the best things about this location is just how easy everything is.
The beach is around a one-minute wander away, with the access track immediately beside the house. At the end of the walkway, this stretch of beach is usually nice and quiet — a great spot to sit and watch the surfers, or head out and join them yourself. Around 450 metres down the beach is Omanu Surf Club, which operates throughout summer if you prefer to swim between the flags.

A 400-metre walk along the footpath brings you to the little Omanu neighbourhood hub, including the popular local fish and chip shop, dairy and new SURF ROAD café.
For families, there’s an especially nice freedom to being on this side of Oceanbeach Road: older kids can wander up for an ice cream or fish and chips without having to cross a main road, while the beach is just as easily reached in the other direction.
You’re also at the Mount end of Oceanbeach Road, putting Marine Parade and the heart of Mount Maunganui within very easy reach.
Around five minutes by car takes care of the practical stuff too, with New World and Central Parade close by. This handy little retail hub has a deli café, pharmacy, post services, liquor store, petrol station, bike shops, laundromats, hairdressers and other useful local stores and services. It’s also home to Fife Lane, one of Tauranga’s popular dining spots if you feel like something a little special during your stay.

This isn’t a glossy new-build where everyone spends the holiday worrying about sandy feet and fingerprints. It’s a big, established Kiwi beach house designed for people to actually relax in.
There’s space for ten, room to separate when you want to, a family-sized BBQ when everyone comes together and plenty of parking — and, best of all, no need to negotiate traffic or hunt for a beach park when it’s time for a swim.
Grab the towels, head out the door and wander down to the sand.
That’s exactly how a Mount beach holiday should be.
1. No smoking anywhere on property, vaping permitted in outdoor spaces only
2. Guests must take responsibility for the correct sorting and disposal of rubbish, and for getting bins out on the curb before 7a.m. collection day. All necessary info will be found in the in-house guest manual - we appreciate your help!
2. BBQ cleaning isn`t factored into your cleaning fee, so if you use the BBQ, please clean the BBQ thoroughly for the next guests on your departure
3. If you’d like to have a couple of visitors, that’s usually fine, but please don`t exceed approved guest numbers for extended times and definitely not overnight - thank you.
4. Please ensure you`ve vacated the property by 10 a.m. This includes the driveway and car parking spaces, simply because our team are `on the clock` from 10 and parking can be a real challenge, especially in peak season - we appreciate it!
