About this house rental

Built in the late 1700s, the farmhouse is the real thing: hand-hewn beams across nearly every ceiling, wide plank floors, and the kind of low doorways that tell you it was built by people who were shorter than you. The lawn is the other thing that gets you. It rolls out from the front porch in every direction, ringed by old stone walls and a low white fence, with the treeline holding the whole thing like a frame. Your nearest neighbor is a couple hundred yards off and there's no traffic noise to speak of, just a lot of green, a lot of sky, and enough room for a wiffle ball game, a dog at full sprint, or nothing at all. The main living room is anchored by a stone fireplace that reaches to the beams, with deep seating pulled in close and a TV tucked to the side for when the weather turns. A second sitting room sits just off it, with a leather sofa, another fireplace, and windows on two sides — the room where somebody always ends up with a book and stays longer than they meant to. There are two places to eat, which matters when there are ten of you. The main dining room seats everyone under a hanging lantern, and a smaller round table by the window is where coffee happens before the rest of the house wakes up. The kitchen is generous and practical — full-size range, stainless refrigerator, room on the counters for three people to cook at once without anyone getting territorial, and a skylight that keeps it bright well into the afternoon. Four bedrooms sleep ten. They're quiet, warm, and unapologetically country — quilted beds, painted board walls, beamed or sloped ceilings, and windows that open onto lawn and trees rather than anything man-made. Two full bathrooms serve the house, both with walk-in showers, so the morning shuffle stays civil. Outside, long picnic tables sit in the grass for the kind of dinner that starts in daylight and ends with somebody going in for another round. The porch catches the evening light, the sunsets over the field are worth putting your phone down for, and once it's fully dark you'll see more stars than you're used to. The location is the quiet part of the Hudson Valley — the Harlem Valley, up along the Connecticut line, where the farms are still farms and the towns are small on purpose. The Appalachian Trail crosses just down the road, and the Harlem Valley Rail Trail, Dover Stone Church, and the swimming holes and waterfalls around Kent are all short drives. Head north and you're into Millerton, Amenia, and the Millbrook wineries; head east and you're in the Litchfield Hills within twenty minutes. Thunder Ridge is close for winter, farm stands and antique shops fill the fall, and there's a genuinely good country-inn dinner to be had a few miles up Route 22. New York City is roughly ninety minutes by car, with Metro-North's Harlem Line running nearby if you'd rather let someone else drive. It's the sort of place people book once for a birthday or a long weekend and then start looking for a reason to book again. If undisclosed pets are brought into the home without AvantStay's approval, there is a fine of $500 per pet. - For groups needing more room to spread out, this home is part of a 5-property collection (all within a 10-minute drive of each other) — book the entire collection to house your full guest list, wedding party, or team under one roof (well, five). - *Complimentary Refreshments:* Bottled water is provided for your stay, and a Keurig coffee machine is available in the sitting room — perfect for a quick cup of coffee whenever you need it. Parking Details: - On-site, unpaved driveway parking for 4 cars max. - No street parking, no alternate parking options. This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs. As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation. Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees. IDs will be requested for verification after booking. All bookings over 28 days require a security deposit. We report and prosecute all Credit Card Fraud.
