* A keyless entry code will be sent 24 hours before arrival
* There is an owner’s closet, which is private and off limits
*Ample parking for up to 4 Vehicles

HOW CHECK-IN WORKS
To help keep our guests and property safe and meet local compliance requirements, we use Happy Guest, a secure and trusted, app-free website, to complete the required ID verification and rental agreement. No downloads or account setup are needed. You'll also get access to your guest portal with check-in details, house information, and local recommendations.
PETS
• Max 2 house-trained, well-behaved dogs (35 lbs. each max), vaccinated and tick/flea-free.
• No cats.
• One-time non-refundable fee of $125.
• Pet damage or excessive cleaning (including excessive pet hair) will be debited from the guest.
• Pets must be disclosed at booking. There is a $500 fee for undisclosed animals or dogs over the weight limit.
• No pets allowed on furniture, or in the hot tub/sauna
• Wipe paws before entering. (towels and outdoor wash station is provided)
• Pets left home alone must be crated (crate provided)
• You accept responsibility for any damage, pest control, extra cleaning, or liability your dog(s) cause.
• We may cancel bookings for animals that are not a good fit
COMMUNITY RULES (SKY BRYCE ASSOCIATION)
• Quiet hours 11pm-7am. No music outside, keep doors closed
• Fire pits need a screen and adult supervision. Check the Shenandoah County website to verify open air burning is permitted.
• Leash pets off-property and clean up after them (not in neighbors' trash cans)
• Keep trash lids secure. Do not feed or interact with bears.
• 25 mph speed limit, no street parking. Community is patrolled.
INCLUDED ESSENTIALS & GROCERIES
• Provided essentials: Bed linens & towels. Shampoo, conditioner, shower gel, hand soap, dish soap and sponge, dishwasher pods, laundry detergent, toilet paper & paper towels, trash bags, hair dryer.
• Movie Nights: (2) Popcorn packets (for up to 4 pops). Don’t forget to pack your favorite movie night candy!
• Bring or pick-up on your way: Fruit juices, sodas, milk/cream, flavored syrup to make your favorite frozen treats! Sugar packets for slushie machine are provided.
• Food Lion or Walmart in Woodstock or Mount Jackson.
• The Community Store (1502 Orkney Grade, Basye, VA) is just 4 miles away.
SMOKING AND FEES
• Smoking outside only, and please don't leave cigarette butts. No smoking or vaping inside. No illegal substances or activities.
• $500 cleaning charge for smoke smell or evidence, or for not cleaning up after your dog. Violators will be asked to leave without a refund.
TRASH AND WILDLIFE
• Bag and tie all trash and use the outdoor trash cans (No loose trash allowed). No recycling.
Pick-up is Mondays from 7:00 am.
• We're in the forest. Don't leave food or trash outside, and keep spaces clear of loose food to avoid pests.
CHILD SAFETY
• The house is child-friendly but not fully child-proof
OTHER THINGS OF IMPORTANCE
• Primary guest must be 25 or older and staying on the premises
• No parties, fireworks, or weapons
• Neighborhood roads are paved. The driveway is flat and very easy access.
• 4WD/AWD is recommended during winter months
• Front door camera overlooking the driveway. No cameras inside.
• Noise decibel monitors in the living room to prevent parties
• HOA provides private nightly patrol
• We highly recommend travelers' insurance. We cannot be held accountable for events out of our control. No refunds due to weather conditions.
