Staff was great
REALLY LOUD construction sounded like it was in the room right next to us. Saws, hammers... continued all day long, no chance to sleep in, no chance to nap. Would have booked elsewhere if I would have known.

Great hotel for great value!
The property is neat, the staff was very welcoming, and the breakfast was great. Some remodeling is going on in the hotel, but other than that we loved our stay! The room was spacious- with 2 double beds and the sofa In basically separate room!
Some noise from next room being remodeled, but it’s temporary.

It was a nightmare! Extremely unprofessional staff. The manager was rude, arrogant, disrespectful and simply unprofessio
The location
The staff were unprofessional from the moment we walked in. We were given an already occupied room, then they wanted to charge us an early check in fee of $25 but waived it because of the room incident. Then after our 4 night stay, they overcharged us. First it was $584.55, then we noticed and complained and it came down to $495.21, then we complained again and it came down to $357.36. After we’d left, they charged us $446.70 as our final bill. My wife noticed it on her credit card account and made me aware of the bill. So I called the hotel and we spoke to them about the charge and they sent me a copy of the bill. We were overcharged again for 5 nights instead of 4. So quite naturally I called them back. The receptionist said the manager, Quintin wasn’t around so she took my number and they never called me back. I called again and after letting the phone ring to the last ring, they answered and told me again that the manager wasn’t in the building. So I lost my cool and went off on the receptionist and demanded in a very angry and frustrated tone that they refund the extra night. But they didn’t. So I called booking.com to intervene and they sent me a link to upload copies of the receipt which I did and I’m still waiting for the right thing to be done.

Pretty clean, nice location.
Breakfast was nice, but overflowing garbage can right next to the breakfast buffet is quite a turnoff, not to mention rather anti sanitary!

The best quality hotel I've stayed in for this price range!
By far the best breakfast I've had at a hotel! The fitness center was clean and didn't smell funky like most hotels I've stayed in. The room was amazing! I didn't expect it to be so big, with a couch, office area, large TV, sleeping area, bathroom, vanity, AND closet! And no matter what side of the building you are staying on, you're going to get a good view. The west side faces Metcalf Ave and you can look out over the Overland Park area. The east side, where I was, faces a line of trees and the parking lot, BUT you can see the sunrise and get the beautiful early morning light. It's also within walking distance of food and coffee and there is a bus stop right down the street to get to downtown Overland Park.
Honestly, I wasn't thrilled about the comfort of the bed and linens. The pillows squished like mush, and the linens just felt....wrong. I didn't really get a good night's sleep. No cleanliness issues, but there are some spots on the walls and floor that need some love. Grout needing to be filled in between tiles, chips in the door frames, etc. Nothing major, but it does detract from the luster of everything else.
