It was close to a lot of things.
The back side was disgustingly dirty. Litter, etc.

The Reston area is already very upscale and the idiom "a rising tides lifts all boats" may apply here. Little things distract/impact. A cigarette butt here, a loose wrapper there, an unswept stairwell etc. affect the approach to one's room. Once in the room, very neat, everything as it should be; my room was missing a trash can; the area around the faucets on the sinks might have been cleaner... little details add up. I'm not a huge breakfast person but if it's there, I'll indulge. I believe they advertised "breakfast" which, if hot water and your choice of oatmeal cereals are breakfast, than there you have it. Hampton Inn, which may have started the waffle craze + ancillary eggs, potatoes and the like... it is not. An urn of black coffee; an urn of hot water; a small selection of instant cereals (I guess you mix w/ the hot water?) is "breakfast included." The coffee wasn't bad and it's all I really required. Overall, great location (for me), good value, clean room, attractive inner courtyard.
As noted, show whoever how to use a broom and pick up the odd bits of trash; make sure each room has a trash can.

General lack of cleanliness on the grounds, overflowing trash cans, general wear and tear of the room, the outside spaces, in adequate breakfast better not to offer breakfast
