There was no breakfast included. But the rooms are above an Osteria that serves some basics. There is a full service restaurant on the weekends.
The room is basic with no essentials , only one role of toilet paper. I would rate it as a place for a one night stay for backpackers who don't need anything more than a bed only. The area is ok, close enough to the centre attraction, about a 10 minute walk. As a solo female traveller I did not feel safe walking at night. Its above an Osteria and smoky. Its also next to a park which was noisy. Udine doesn't have a lot of accomodations, so I would recommend to stay outside with agriculura.

Host Mario and Katjuska are very polite and kind.
Food in the Osteria located on the ground floor of the hotel is very tasty and delicious and very good ratio price vs quality, in favor of quality.
We will definitely come back, if not to see Udine, then to eat fantastic meals in Osteria di Lucia.
There is nothing to don't like. Everything was just perfect.

The room was ok and contained the basic things I needed. The location was ideal, as it was a short walk from town.
There was no welcoming, albeit I arrived quite late at night. The staff were not particularly friendly towards me. I understand there was a language barrier, but they didn’t even attempt to make me feel welcome. The room was cleaned to an ok standard, but I found a fingernail clipping on the window sill on my arrival, and the TV’s remote control was incredibly filthy.
