You certainly don't know what you're going to get. Avoid the third floor at all costs.
The location of the inn is lovely - the little town has a nice general store, coffee shop, and waterfront restaurant. The outdoor firepit area was nice (after we replaced the empty propane tank in the fire pit ourselves).
The description of the property, particularly the individual rooms, needs to be MUCH clearer. First, we were not at the Seaside Inn, we were in the Ocean House across the street (with much less sea breeze). We expected not to have air conditioning in coastal Maine, but we need NOT expect to be in a third floor walk-up room with a treacherous staircase that was extremely warm, even at night. The inn needs to invest in window unit air conditioners for the top floor. The room itself was not sanitized (hair in the shower, dirt on the floor). The bed was very uncomfortable, the shower was too small for an average sized person. I banged my elbows on the shower walls when I tried to wash my hair. The strangest thing was how the third floor was obviously intentionally lower quality than the rest of the rooms, but without any indication on the website or difference in the pricing. I had family members staying on the second floor and they had comfortable beds. The rooms were still rustic, but were much nicer. I also had family members staying over at the Seaside Inn (despite the website making us believe we would all be in the same building) and those rooms were newly renovated a beautiful. BEWARE! Before you book, call and make sure your room is not on the third floor!

Way Too High Priced for the Steep Stairs, No Elevator, and No Air Conditioning
The room was in the location I needed - very little else was even satisfactory.
The room was adequate, but accessing the room was absolutely awful: there was no elevator and the stairs were very steep and not suitable for senior folks like us. The biggest issue I have is that we were not told about these difficulties before we booked the rooms. Next was the total lack of environmental comforts - the rooms were very hot and humid without any form of refrigerated air conditioning - other than opening a window. The price charged for these rooms was over the top particularly for the relatively poor rooms.

Steep stairs, but website says there are no elevators to the rooms on the upper floors so beware if you have navigational issues. It is an old building.

Pleasant and charming. Great location with accommodating and helpful staff.
Charming hotel, in a great location. The rooms were small, but there was common space we were able to use - deck/porch. We used the gas grill, which worked out great for us. Staff was very pleasant and helpful.
The rooms were tight, but we know this going in.

Under performing high priced disappointment.
great location. nice attempt to make an inn in an antique building.
Old and terribly uncomfortable bed. Bathroom light didn’t work. Toilet seat was not fastened properly. Fan was broken and noisy. Room was cramped. Price was obscenely high - we have stayed at nearby inns at this price point that are luxurious, well appointed, serve terrific breakfasts, and don’t pretend that “free parking” is a gift.

It was the perfect way to start our vacation in Maine!
Perfect location- newly renovated room was stunning with all the amenities you could ask for! Staff was very helpful and responsive.

Location
A handicap traveler with a room on the third floor with no elevator .and steep stairs .. Put in the beatup Ocean Hotel behind the nice facility shown in the advertising. .....hadn't been painted in at least ten yesrs ... Staff was non existent ...Office was unattended ...Actually took the Hotel laptop just for spite ...no one was there ... But left in Ocean Hotel common room ...then left ... Wouldn't recommend ...
