The location is excellent and very central, and the apartments are large and spacious.
One of the bathrooms had a shower with constantly fluctuating water temperature, and the boiler was so loud that it made it very difficult to sleep in the adjacent bedroom. The rental contract is written entirely in Italian, so I strongly recommend that all future guests translate it carefully before signing. The agent also holds a €150 security deposit, from which charges can be deducted for anything stated in the contract. Guests should therefore ensure they fully understand every clause before agreeing to it. To make matters worse, the instructions for where to dispose of the rubbish were very vague, making it unnecessarily difficult to comply. Charging guests €40 without clearly explaining the policy in advance or responding to a direct question about it is, in my opinion, unfair and disappointing.

The location of this property was absolutely amazing. Quiet corridor but just a quick walk to amazing restaurants on the grand canal. It was so vintage Venezia. Kitchen was fully stocked and the management company was wonderful to welcome us there meeting us at the water bus stop. Fit all of us with two adult children very comfortably!
The property could use just a touch of updating while maintaining its charm. Some new/cleaned couches and bed linens could go a long way.

The location was good with San Silvestro Waterbus stop close by, plenty of good food options, an op shop, mini supermarket and Gondola ride options within walking distance. The beds were comfortable. Although decor is outdated, it was cute and cosy.
The staff member who checked us in was lovely and gave good instructions on waterbus details to meet them prior to our arrival in Venice. The kitchen had good facilities and was well equipped, although we didnt end up using them due to the rubbish needing to be disposed of by the guest at certain disposal points by certain times or can pay ~€40 to have someone collect it.
Bathroom facilities were clean, there is a hair dryer (although I had my own). Airconditioning in every room, TVs in rooms and loungeroom, 2 lounges, small stairs to the front of the apartment (no elevator but the stairs are minimal and were no issues for my 93yo Nonna). The contract for staying was in both Italian and English, there was a holdimg deposit to be paid prior to arrival and held until released by the owners, no issues here. My 2 kids ended up sleeping on the couches, so I probably wouldve picked a smaller apartment or hotel if I'd of known, this was due to the cleanliness of the sheets in the second bedroom.
The shower between the first and second bedroom would take +20 minutes to get warm, then once warm it would only last for a short period before it was cold again. I didnt realise when booking that there were electricity supply issues (although this could be Venice islands rather than this particular apartment - unsure), we had to ensure at least 2 air-cons were turned off before we showered to assist with the boiler heating the water.
The main bedroom was stuffy and both my partner and I would have irritated throats / stuffy nose when in the room but upon leaving the apartment, it would clear up.
Lastly, we werent aware we had to dispose of our own rubbish until notified upon arrival, the rubbish needs to be delivered to the nearest rubbish disposal point before 8am (this was a short 5-10 min walk from the apartment but could be an inconvenience if you had to leave super early), due to this, we decided to eat out for every meal so to minimise rubbish build up that needed to be disposed of.
