With exceptional views along the waterfront, this wonderful Wroxham cottage provides luxurious accommodation for family groups, nature lovers and those enjoying riverside pursuits. Built on stilts, this 'arts and crafts' style part-thatched Norfolk Broads cottage boasts a spacious sitting area with high ceilings and exposed timbers. This light and airy room has full-length glass doors opening onto a decked balcony to take advantage of the superb and varied riverside views. Five beautifully decorated bedrooms, including one with a four poster bed and 4 bathrooms (3 en suite). With great attention to detail, this Wroxham cottage seamlessly combines all modern comforts with a stylish past and boasts a well-equipped kitchen, a utility and a games room with a pool table, an x-box and a 42 inch TV. Ideal to keep kids of all ages amused in the evening! Overlooking the magnificent Norfolk Broads, you can sit on the decked balcony with a morning coffee; alternatively step into the bubbling hot tub, a luxurious way to round off the day with a glass of wine as you watch the last of the boats moor up for the evening. An incredible bonus at this Wroxham cottage is a private mooring and use of a 5-seater boat and a canoe, which are housed in a large boathouse and are available for guests to use once you attend an obligatory short training presentation. The boat has a brand new engine fitted February 2016. All on one floor. Five bedrooms & 4 bathrooms (3 en suite & 1 family bathroom). 1 x king-size double with TV and en-suite Jacuzzi bath, shower over, basin and WC 1 x four poster double with en-suite jet shower, basin and WC, 1 x double, 2 x twin (one with en-suite jet shower, basin and WC). Bathroom with double-ended bath, hand-held shower, basin and WC. Open plan living area with kitchen, dining area, sitting area with patio doors to balcony overlooking water frontage. Utility. External games room with pool table, TV & x-box. consoles A fabulous Wroxham cottage, in an amazing setting, providing a holiday that will live long in the memory. Please note: it's a one week minimum stay from April to September. Changeover day is Friday only. Weekend breaks available from October - March (apart from Christmas & other holidays) The area : The Norfolk Broads are a nature lover’s heaven, with vast stretches of waterways and peaceful canals. Look out for the kingfishers which regularly fly along the waterfront and you may even spot the local heron that is on the lookout for titbits! Take in the fabulous birdwatching opportunities at a number of nearby RSPB reserves or spend a day at the fabulous National Trust houses of Felbrigg and Blickling Hall. Spend your holiday exploring the stunning countryside by boat, by foot or by bike along the Weaver’s Way, a 56 mile trail that winds through the Broads. Wroxham is often known as the “Capital of the Broads” and is a hive of activity with a multitude of rivercraft and a bustling village centre with independent shops, cafes and tea rooms. Recommended restaurants nearby: Hotel Wroxham, The Lodge on Salhouse Rd, the King's Head Coltishall (pub). There is also local Thai, Indian & Chinese cuisine. For Fish and Chips - Ken's in Hoveton. There is also a fantastic new woodland adventure park for children of all ages called Bewilderwood located on the edge of Wroxham. The area is also excellent for fishing which can be enjoyed from the water’s edge of the property. For those who enjoy golf, the nearest course can be found at Sprowston (6 miles) or the Norwich and Cromer golf course is easily accessible.

We had a wonderful weekend at this house on a after a very wet week. There was plenty to keep everyone occupied at the house with the games room hot tub and gorgeous view of the river. We had the chance to use the boat which was enjoyed by all with nearby towns and villages to visit. The house had everything needed for our stay and the owner was quick to respond and helpful with requests and questions.

Our host failed to inform us ahead of time that we would have difficulty accessing the property due to flooding the area. He was kind enough to drop off three pairs of Wellington boots, but they were in a plastic bin surrounded by water when we arrived. The beds were a bit uncomfortable and could use updating. And we were down to our last roll of toilet paper the morning of our departure. We also ran out of dishwasher soap. The property advertises the use of a boat, but we were informed that we couldn't use it unless we paid for a "safety briefing", despite the fact that four of us are licensed boaters. On the positive side, the host decorated the house for us for Christmas and it looked great. The kitchen was well stocked with cooking utensils and dishes. And the location was wonderful!

The property is spacious and interesting. We visited at a time when the river was flooded so did not see things at their best. Having said that, we thoroughly enjoyed our stay and would imagine that in dryer conditions, the location and outdoor spaces would have been idyllic.

Highly recommend staying here, property very well equipped and ideal location within walking distance into Wroxham. V.good communication from the owner - we will definitely plan to return.

What an incredible location, wild swimming on the doorstop. House is quirky, well equipped kitchen and good heating. Struggled with the showers a little ( couldn't get regular temp constant, ) but plenty hot water Lounge is comfy with good seating and tv system. The weather was against us as were the high tides ,causing flooding on the lane and drive. Wellies were provided and we had a wonderful stay . Robert was helpful and friendly. I loved it

Very quirky house with great views. Some areas are slightly run down. The decking needs some attention. Generally in need of a bit of TLC. Majority of the bedrooms are en- suite.The kitchen and dinning room is well stocked. Good media package ( Sky, Netflix etc). Very nice hot tub. The property has a boat which is great fun and a good way to get about. We attempted fishing from the bank. There were a few bites but we were not successfull in catching any fish. Wroxham is a lovely place with some good restaurants, take aways, cafes and shops. The owners and housekeeper are very helpful. We were met by the housekeeper who provided a thorough boat briefing and recommended places to eat. We can really recommend the Rising Sun and the Recruiting Sergent in Coltishall. Lovely food and very generous portions. Worth visiting Wells next the sea and Cromer beach. There is a park n ride for Norwich 10 mins drive from the property.

Well positioned, rooms not as big as we thought but adequate. Exceptional view of passing river traffic which the childten loved.The boat delighted the youngsters and was very useful for shopping (easy parking!).Fencing around the deck would benefit from some attention for childrens' safety. The owner was available by phone but the only contact was to advise him of a wasp nest in the eves. He recommended Karen as a caterer which we fully endorse. Our holiday was most enjoyable in this characterful cottage.
