Nice rooms but 0 service, needs work to worth what they are asking for a night

The hotel has the best location in Ayia Napa, being close to everything but still beachfront. The room and pool area is very nicely renovated. Could be the best spot on the island... The brunch at the beach bar next door was probably the best part of our stay.

Sadly the hotel is not run as a high end boutique hotel yet cost more than most 5* hotels nearby. It is more like an airbnb run by a nearby hotel. You get the room and you can walk to the hotel down the street to use their restaurant for breakfast, ask for help or use their spa and the housekeepers come over to take care of the room but that's all. There is no staff around the pool which can be annoying when you need a towel, or want to order a drink. There is a beach bar next door but they don't service the hotel area unless you use room service. The pool area is very nice, we loved hanging out there but confusing who else is allowed to enter or whether is it for the hotel guests only which we thought. Multiple times we saw the staff from the beach bar hanging out there after their shift, and also friends or/and family of the staff seemed to come there including kids, hence adult only. It is not the end of the world but when you are a paying guest for something others get for free you feel like an idiot. Unfortunately it felt like we were secondary guests put aside because they run out of rooms at the "real" hotel. It should be the other way around given this hotel is way nicer and pricier... I would love to go back when the service matches the quality of the rooms.

Exceptional

It's our second stay here in Kaliva Suites and we still very exited of this place. Beautiful interiors in Asian style just right on the beach, smart home system, cute pool and nice sunbeds. This is the place for adults, so here is very calm and quiet.

There are no adapters for sockets in the room, and they may be needed. And it seems that it is worth giving towels for the feet.

beautiful room, very clean and comfortable. access to private pool and sun beds.

It was on the second floor and no elevator or anyone to help us with our luggage.

Luxurious and peaceful little boutique hotel with wonderful view

Kaliva suites is a small luxurious hotel, it is much nicer than the other giant mass hotels in this area. It is not crowded, has a wonderful view, you can really feel special here. It is an amazing thing when you can go in your bikinis without anything to take a morning bath in the sea. We had no problem with checking in or out, we had to do it in Nelia Beach Hotel, which is next door. We got wonderful free brunches on the golden sandy beach in Kaliva On The Beach Bar. We were able to choose from the menu whatever we wanted. The beach bar is a really nice place. We also had free sunbeds and umbrellas in the exclusive area of the beach bar. The staff members were super nice, kudos to you, people! :) The bar has an afternoon party every Sunday from 4 pm to 10 pm that is a loud program, but after 10 pm it was quiet again like before, so it was no problem, we actually enjoyed the music and the livelyhood of it. We are normally really active people but this place was so nice that we just stayed and ate here and played board games in the shades all day. (We stayed for two days at the end of our 6 day holiday.)

Superb

The suites are brand new, very well designed and right next to the beach! The brunch at kaliva on the beach was lovely and the staff there were super friendly! A nice bonus were the free drinks in the fridge.

The check in process was a bit clunky as it is done in a hotel nearby. Also, the bed and pillows are extremely uncomfortable. Very hard - we ended up rolling up and sleeping on towels!

location is good right on the beach, the project is brand new... free parking available

pictures doesn't match reality, project still not done, no sound proofing at all, could hear everyone in the building on the same floor and anyone coming up or down the stairs, finaly bed pillows high and hard... not worth the value, none said breakfast wasn't included although they told us about the lunch and dinner not being included... but then we were charged for the breakfast without notice to the credit card...

Beautiful room with stunning view, very comfy and modern 😊 The location was also spot on perfect! Great staff but Mr. Angelos was amazing, very friendly and helpful! He truly made our stay exceptional. We are deffo checking in again soon!

The view was breathtaking. The room itself and location were brilliant. The brunch option was fantastic (although the brunch menu can be expanded a little)

some of the things were slightly disorganised, which is expected since its brand new... but the Kaliva Suites seem to be a bit disjointed with Kaliva on the Beach and with Nelia with a lot of the staff not sure whats going on. This should be fixed soon hopefully. In addition there were some add-ons like free snacks and beverages which were told to us at check-in but noone else seemed to know how to avail of this. oh, and please for god’s sake - who comes up with these open and visible toilet plans. noone wants to see, hear or smell anyone else pee or poo! please be normal and install normal bathrooms & toilets with proper doors!

We will definitely come back...

The beach is in front of you. (10-15 steps :)) The air-conditioning is supercool in the room. The staff was very friendly!!!! And the beach is one of the most beautiful beach what I ever seen.!
