Everyone who stays loves it. Please read our fantastic 5* reviews. The cottage has three spacious bedrooms, 2 bathrooms, downstiars loo, open plan kitchen dining living space. We have recently undergone an extensive refurbishment with decorating top to bottom, new kitchen, carpets, beds and bedroom furniture, sofas ans soft furnishings. A great base for exploring Filey a charming and historic seaside town only 3 miles away, and also Scarborough, Bridlington and the Moors, York and the City of Hull all within a hours drive. With great on-site facilities and direct access to the beach, the cottage offer excellent accommodation for a traditional holiday in a lovely area. Beautifully decorated and furnished these cottages are situated in communal landscaped grounds. On the Complex there is free access to the indoor heated pool, with children's pool area, steam room and sauna. A well equipped Gym, children plays area and small arcade. Tennis court and archery are all available to guests as well as other children's activities for a small fee. A good pub serving great food. Coffee shop / bistro ( open in high season ). 15 min walk to miles of award winning sandy beach. Free unlimited high speed Wifi Dogs welcome (max 2 small fee) **Any questions feel free to call or message me 07793 821603** All stays include bedding and towels as well as exceptional cleaning. The house features: Entrance hall and cloakroom with luxury downstairs WC. Lounge / Kitchen / Dining – a generous open plan lounge / kitchen / dining with a fully fitted contemporary style kitchen with all integrated appliances and dining area with spacious dining table and seating for 6 people. Double patio doors lead onto the furnished patio with outdoor seating and a brick built barbeque ( cottage only) Both properties are surrounded by a large shared garden and landscaped grounds. Downstairs superking bedroom - generous sized superking bed wardrobe and side table. 32” smart tv The Master bedroom - has a king size bed, drawer unit and 32” smart TV mounted on the wall as well as a large wardrobe and an ensuite shower and WC. Twin bedroom - generous sized twin bedroom, chest fo drawers side table. And 32” smart tv The bathroom is a family bathroom with a shower over bath, cabinet, WC and heated towel rail - ideal for drying your clothes after a day at the pool or beach. Our house offers a long wheelchair entrance ramp which is ideal for prams/pushchairs. We supply a cot and highchair free of charge. For a small fee we will welcome well behaved dogs (2 max) and even supply bowls for when they are thirsty after a long walk. This property is strictly No Smoking and to maintain the family friendly nature of the development we do not allow groups of single guests. Included in the property letting is unlimited access to a 20m indoor heated swimming pool and health club, tennis and games as well as beach access. The property was nicely furnished and decorated and the Bay was nicely set out with plenty of space to play and enough privacy. The only slight issue was that the blinds in all the bedrooms let in too much light. In summer this meant some early wake ups. The house was well equipped though we tended to eat out most days. We tried the pub and found it to be reasonable for food though it was very crowded and with far too many dogs inside, barking and not fully controlled. The pool was great though we only one visit as it closed at 6pm and our days out often took us beyond that time. The house was in the perfect place to visit Filey and Scarborough and only 40 minutes from Flamingoland too. Parking was ok too once we got the hang of the layout and we were able to get near the house every day. For family’s this is a great property and location.

Ideal holiday retreat for us and our dog. Lots of walking directly from the cottage with pub, cafe and convenience store close by so no need to drive once there. The cottage was perfect for us and our stay.

Beautiful house in a lovely location. Short walk to the facilities and the wonderful beach. Buses nearby going to Filey, Scarborough and Bridlington so no need to drive.

Victoria was a great communicator and answered all the questions we had. The property was lovely and we didn’t actually use one of the rooms as we didn’t need it. The location is perfect for visiting so many places. Would be great to have a bigger list of food places to eat and also dog friendly places locally too. That was the bit that we struggled with but otherwise it was perfect. Can’t wait to come back xx

Before we had even booked the property the communication with Victoria was fantastic, answering all the questions I had regardless of how insignificant. The booking process itself was seemless and secure. The property is absolutely wonderful, really clean, tidy and spacious with lots of home comforts. We hosted Christmas Dinner at the property and with the wide range of utensils and crockery it was relatively stress free. Victoria seems to have covered every eventuality with regards to what you might need when cooking. The property was beautifully decorated for Christmas and Victoria even included a gift for our daughter, such a wonderful thoughtful thing to do. I would not hesitate to recommend booking this property. We cannot thank Victoria enough for giving us the opportunity to merge both sides of our family again (it had been 8 years).

Process was seamless from start to finish. Any queries were answered promptly Lovely three bedroom property, immaculately clean throughout & well equipped kitchen. Lovely walk down to the beach, only 10/15 mins away. Welcome basket was much appreciated and Victoria had even left a balloon & banners ready for our arrival (it was my dad's 70th birthday). Excellent property, lovely location would definitely stay again.

The cottage was very clean comfortable and well equipped. It was just a short walk from a beautiful beach with the added bonus of a pool and gym which was free to use. Victoria was very helpful and I hope to visit again very soon.

Victoria is the perfect host for a perfect property. Spotlessly clean, 15 minute walk ro the beach. Ideally located for all the attractions North Yorkshire has to offer. We particularly enjoyed the excellent leisure pool each morning and the friendly pub. Lots of other great facilities we just didn't have time for but would definitely stay at Rockpool cottage again.

Had a lovely stay here with family. Victoria the owner was very good with communication and the place was spotless. Nice beach made all the better with the fab weather. Only thing I would say is although it is dog friendly the garden is more communal than private so dogs really could be left on own outside at any anytime and needed to be on leads to stop them wandering into neighbours areas. Other than that though would highly recommend.

First class accommodation. Ideal for families with young children. Safe to let the kids play outside and make friends. Only negative was dog poo on the open play area. Can’t believe that dog owners allow their pets to do their business and leave kids to get it all over themselves.

Sayed here for 4 nights, 2 adults, 2 teenagers and 1 dog. The cottage is fantastically situated for exploring the North Yorkshire area. Plenty to do onsite and just a 15 minute stroll to a great beach. The cottage has plenty of crockery, towels, etc and a lovely patio area for catching the evening sun. Wifi is good...kept our 2 happy! We found the king size bed uncomfortable, maybe just needs a topper? May also be our preference is for a slightly softer mattress, but we still slept well. Boys beds were comfy. Rooms are all a good size, with everyone feeling that they had plenty of room for their own space. Contact with Victoria was great, with good instructions for staying at the cottage and a lovely welcome basket on arrival. Would recommend the property and site for anyone visiting this area.
