Highly recommended
Fantastic and comfortable little house. Great facilities and comfortable beds. The actual village of Mundesley is very undersold - there is literally everything you could think of there including some wonderful local shops and an arcade and crazy golf for the kids. The house is situated incredibly well to take advantage of all of this. We had a fantastic time and would definitely love to come back.
As outlined in the description, the stairs are very steep and are open at one side. Hosts have done their best to make as safe as possible with a secure handrail against the wall and gripped flooring on the stairs. Would still advise to be careful.

Expensive
It was clean and well decorated inside. The two double beds were comfy with nice duvets and decent pillows. Towels provided were good. Close to beach and centre of village. Good eating pub very close.
Key safe was by back door. Access to back door was wet and muddy. Only one set of keys. Parking close to property was impossible. No internet the whole stay (seems pointless even having a router and paying for it if it doesn't actually work). Patchy digital signal for TV. Single bed mattress was good for the tip. Rubbish welcome pack. No bin bags provided. Outdoor bins didn't have lids. Decking broken, old and slippery. Stairs would not pass building regs and I wouldn't want my grandchildren staying there even with a stair gate. Bannister on bedroom landing too open for a little one to fall through.

Passable
Keys at back door. Very muddy to access. Stairs dangerous. Basic and could do with a bit of TLC. Well equipped.

Overall we had a very pleasant holiday in a delightful small seaside village.
The location was very good, and excellent for our grandchildren. It opens onto the green park area and is close to the sea and lovely beaches. Improvements appear to have been made following critical reviews from last year (2019) - and so we were very pleased as we had been a bit concerned beforehand.
The microwave broke down one day before the end. The decking steps were difficult to see and dangerous until we marked them with reflective tape. A freezer compartment would have been useful.

Exceptional
Fab location, cosy cottage.
Garden is fully covered in very tired, slippery decking which needs attention.
