About this house rental
Located in Greenwood Lake, this lovely house for $750 per night is a fantastic choice for your next break. Amazing home on the best section on the north east shore of the 10 mile long Greenwood Lake. This home is a perfect place to entertain your family and friends, or just to get away for a weekend of relaxation, sports or thrills. You will not just be renting a home, but renting a year round turnkey lifestyle. Towels, Dishes, Silverware, Serving Items, Cookware, Crockpot, Cuisinart are just a few of the items that are supplied. Please note: Not recommended for those with mobility issues. The house sits on a hill and there are stairs leading from the driveway to the front door. From Penn Station you can take a 1 hour express train to Tuxedo Station. From there it is only a 10 minute drive to the house. You can also take a taxi or ride NJ Transit within walking distance. Fully stocked game room, professional bar, waterfront fun and much more. The house boasts 2 lake view master bedrooms with queen beds, and 2 rooms with bunk beds on the top level. On the main level there is a large guest bedroom with 2 queen beds. Full eat in kitchen, double oven, dishwasher, gas range, and large pantry. Living room has a 60" TV and over sized sofa. Large solarium with sitting area and 10 person formal dining room. Amazing GAME ROOM with PINBALL machines, arcade games, POOL TABLE, 3 flat screen TV's, 3 x-box 360s, ps3, wii, and DirecTV. The game room features a PROFESSIONAL BAR, commercial ice maker, wine fridge, 2 tap kegerator and more. House has 5 zone central heat and A/C. There is a commercial grade NUVO sound system throughout the house where you can access Pandora and a large hard drive of music from digital touch pads. (5 zones in the house). Lake front property features 3 tiers. On the top tier there is a year round 6 person hot tub, Hammock and large Weber gas grill. Middle tier boasts a massive deck, fire pit, large dining set and Weber smoker. Lower level is the lake front level with private beach and 50' dock. As an added bonus, you will also have access to our private 15 ACRES of forested land nestled against Sterling Forest and the Appalachian Trail across the street. Secluded hunting area walking distance (proper licenses required), ATV riding, camping, or your own endless private hiking trail. Photos do not do this place justice. They are not professionally taken, I just quickly took a few pictures. I am missing several shots of the large main floor bedroom, bathrooms and the other lake view bedroom. The bedrooms are on the smaller side (with the exception of the lower level bedroom), as the house is designed for activity and entertaining. Legal Stuff: 1. Use of the hot tub at your own risk 2. Use of the lake, swimming, floating, playing, walking in is at your own risk. 3. Warning, bunk beds have ladders, use of which is at your own risk. We are not responsible for any harm due to injuries as a result of the bunk beds. 4. We do not provide any vehicle access (boat/jetski/ATV/etc) though local businesses may rent some of these to you.

Stayed here for a long weekend. Overall we had a great time, as one person reviewed 'its about the lake'. Use of paddle boards was great. we brought kayaks and inflatables.
We knew going into the rental it would be dated and have no issue there, but the place could use a deep clean and small fixes. The toilet on the main level was balanced on card board and there were small ants all over the bathroom. We ran a load in the dishwasher to be sure all utensils, plates and cups were clean (standard practice for us) but couldnt put the utensils back in the drawer since it was filled with dirt. We kept the utensils in a clean cup during our stay.
Two bedrooms upstairs had no air conditioning and no fan. Toilet paper holder was broken so the TP roll was just sitting on the support attached to the wall. Loose tiles under the toilet (all little fixes that would go a long way)
Our group had 6 kids and one of the reasons we chose this rental was the game room. 24 hours into the rental one of the pinball machines broke (internal part which is normal wear) so we turned to the video games in the evening. One tv did not connect to anything, a second only connected to wii which had a few games, and the third worked fine. Slot machines - only 1 turned on but did not work, golfing video game - audio turned on but screen did not.
We didnt bother the owner for the little things as our stay was to enjoy each other, though he was responsive when messaged with questions.

We had a wonderful stay and would come back! The lake access was great and we loved using the floats, stand up paddles and the kayak. We made a fire one night and on the night it rained we had so much fun playing pool and pinball. We also enjoyed the hot tub and downstairs bar. The house has so many amenities and is stocked with everything you need. It was the perfect place for us to spend time together as a family!

We visited in November after having a great time over the summer. There were plenty of things to do in the area, even with young kids. The house was large, big couch for everyone and a big table in the sunroom overlooking the lake. In the evenings we sipped wine as we sat outside on the multi-level deck and enjoyed the quiet. The basement has entertainment for folks of all ages, and easy access to outside. If you are looking for a modern house, this isn’t it, but it’s a large house on the lake with everything you need. We’ll be back.

Parking was an issue if you had more than three cars. When we arrived there was sand in the parking spots limiting us to 3/6 potential parking spots. It was quiet and the downstairs gaming area was a huge hit! There is an ice machine behind the bar which was super useful. The bar is semi stocked with previous guests left overs which I thought was a nice little touch! The bedrooms are a little undersized, but the room of the remainder of the house is substantial! The check out process was smooth and easy! We hope to return to the property for my second daughter's graduation in two years! Brian was helpful and I would highly recommend staying here for a family vacation! The lake was nice and I can only imagine how fun it would be for a summer get away!

Wonderful All Season Getaway
Spent the weekend with friends, such a fun house. Plenty of games/activities for kids of all ages, pinball, a pool table, and a full bar ;). The sunroom in the back with wall to wall windows overlooking the lake was amazing. I like that there are multiple floors, where you could keep the kids in a separate area to hang away from adults, if you liked. Ample beds, so you could fit a few families for sure. Shame we couldn't go in the summer, as it's right on the lake with a huge tiered backyard. An overall lovely stay.

We had a such good time in the lake house. My family is big and out grandparents came from Brazil and made it even more special por us. The house and locations is great, we were so grateful to find it for this occasion. Great weekend trip
Had a wonderful time at Brian's property. Pictures are accurate. Space is clean. AC wasn't working on our arrival and Brian quickly fixed them - no problems since. There is truly something for everyone in the family here.

Incredible Family Vacation
Our family had the most fun weekend here. There was so much to do for everyone (of any age). The online listing was incredibly accurate and the common rooms are truly as big as they look. The convenience of being right on the lake made boating, paddle boarding and swimming incredibly easy. A beautiful house on a beautiful property. We hope to return here again!

Nice escape from the city
We had a great time in this house. The communication was easy and quick. Beside the sand beach area because of the « boat dock » and some pipes on the grass (because of the season) , the place looks exactly like it does on the pictures. Nice hiking area and beautiful view of the lake. Would recommend to stay there!

Soooo fun!
Such a fun house and location, stayed for the weekend to celebrate our son’s 13th birthday. The kids (and adults) had a blast. Perfect location on the water. The house is so great for families: grill, hot tub, pool table, arcade games, bar, all that you need for an amazing family getaway. Warwick is close by. We enjoyed the farms and drive in movie theater!

My family had a great stay in mid-February. Beautiful location right on the lake. Would be over the top fantastic in the summer. House was clean, owner was very responsive. Lots of fun things to do in the house. Advise to inquire with owner prior to stay on status of working games in the game room. Lots of board games available for all different ages which we appreciated. Outdoor hot tub was awesome. Plenty of towels available. Sun room was fantastic for morning coffee. A great quick getaway. Would recommend and would stay again.

My 8 year old grandson’s words, “amazing weekend!” Six children and none of them ever said what do we do now. Thank you Brian for letting us stay in your wonderful lake house. Everything about it lived up to our expectations and your descriptions. We so enjoyed the many games, pool table, gorgeous huge room overlooking the lake, the view was amazing!
I almost forgot the hot tub, a very big hit!!!! We could not be more satisfied. As my husband said, if we don’t have fun, it would be on us!

Beautiful NYE Getaway
We were so very impressed with this property!!! My group lives on Eastern Long Island and with just a 2.5 hour trip, you would have thought we were hours away. Would love to book again in the summer months and take advantage of the lake!

Place was mostly comfortable for our size family .. bunk beds were not so comfortable. The entertainment center on the lower level was amazing , the view of the lake area is beautiful the fire pit was nice on a chilly evening. Family enjoyed the hot tub , playing games ,pool and darts.

So great of a place to get away!
We had an excellent time. Found the property easily, plenty of room for our groceries and storage for our clothing. Place was filled with "toys" for all of us, as well as wonderful space to just hang out, or watch tv, sit in the hot-tub or enjoy the fire pit. We brought our own wood but there was wood there to purchase if needed. I loved being there in the fall, it was quiet and relaxing. I will definitely be going back if I am able!

We just got home from our stay celebrating my 40th Birthday with close friends.
The house was fantastic and had everything we needed. Hot tub and firepit were both great! Would recommend to friends and would definitely stay again.
