LE BALZE is a true oasis of peace, silence and nature, 1km away from all the shops and useful SERVICES. Ideal location for COUPLES looking for relaxation or tourism and for FAMILIES with children: PARK with secluded corners, large lawns, swimming pool. For the kids there are outdoor GAMES (swing, volleyball net, ...) and facilities for the little ones (high chairs, cots, ...) PARKING in the fenced property, gate with REMOTE CONTROL. Free WIFI in the house and in the garden. SWIMMING POOL open from April to October (with micro-filtered salted water and diatomaceous filter), attached covered porch with sofas, toilet, OUTDOOR HOT SHOWERS. The LE ROSE apartment has an exclusive use GARDEN in a secluded location with bbq, table and deck chairs. Large and bright KITCHEN, very well equipped. DOUBLE BEDROOM. LARGE BATHROOM with bathtub and shower cabin. SECOND BEDROOM with double sofa bed and wardrobe, which is a nice LIVING ROOM when not used as a bedroom. Windows with MOSQUITO NETS. In every room there are FANS. The property Le Balze hosts THREE APARTMENTS: Le Rose (2+2 guests), Il Melograno (4+2 guests), Il Rustico (3+3 guests) and 2 B&B ROOMS in the hosts' villa. The swimming pool (with the attached porch) and the park are shared. The HOSTS: The hosts (an Italian Language teacher for foreigners and a doctor) live in the property: they guarantee help for any need, while maintaining maximum discretion and scrupulously observing the guests' privacy. They are passionate about art and tourism, so they are able to advise you in organizing your itineraries. They speak ITALIAN, ENGLISH, GERMAN and FRENCH. SERVICES IN THE SURROUNDINGS: Immersed in nature, but just a stone's throw from the heart of the city, very close to all services and shops. 1200 meters away is the Montebello neighborhood (2 minutes by bus to the south): pharmacy, post office with ATM, supermarket (with deli and pastry shop, open on Sunday mornings), bar, newspapers and tobacconist. 800 meters away (2 minutes by bus towards the center) a small supermarket and an excellent butcher specializing in local products. 1500 meters away, in via della Pallotta (4 minutes by bus) a large store of organic products and food (also gluten-free). Il centro di Perugia si raggiunge in 5 min di macchina o con una passeggiata di circa 20-30 min a piedi, in un minuto di macchina (o 10-15 a piedi) ci sono servizi come: supermercato, poste, tabacchi, farmacia, macelleria ottima!!!!!

Die Ferienwohnung und die Gartenanlage haben uns sehr gut gefallen. Alles sauber und gepflegt, die Betten waren sehr bequem und die Küche bestens ausgestattet. Eine tolle Lage für Ausflugsfahrten in das Umland. Bis zur Altstadt von Perugia sind es nur 5 Minuten mit dem Auto.

Wir haben unseren Aufenthalt in jeder Hinsicht genossen. Das Anwesen und unser Appartement übertrafen unsere Erwartungen bei Weitem. Sehr geschmackvoll und mit Liebe zum Detail gestaltet, der Pool ein wunderbarer Platz zum Entspannen und groß genug zum Sportschwimmen. Valentina und ihre Familie haben uns schnell und unkompliziert geholfen, als wir einen Arzt brauchten. Wir haben unseren Platz in Umbrien gefunden!

Ons verblijf is een deel van het huis waarin Valentina en haar familie wonen. De gebouwen staan in een prachtige ommuurde tuin met zwembad. Alles vlakbij Perugia en een heel mooie plek om Umbrië te verkennen. Ons huis heeft een beetje de stijl van vroeger. Houten rolluiken, ouderwetse deurklinken, mooie oude schilderijen aan de muur. Toch van alle gemakken voorzien. En mocht er iets te vragen zijn, dan is een appje naar Valentina voldoende. Valentina staat voor je klaar, maar je merkt niet dat ze ergens in de buurt kan zijn. Maar ja de tuin is zo groot en zo begroeid dat je alle rust hebt.
Een geweldige plek voor Perugia maar ook om de rest van Umbrië te verkennen. Wij waren er in september en toen was het in elk stadje levendig en toch heel rustig. Zeker aan te raden.

Beyond our expectations!
First of all, Valentina was a wonderful host! The property is absolutely gorgeous, peaceful and in a great location! Very close to Perugia but in a very tranquil setting. The apartment was well appointed with everything we needed. We enjoyed cooking in lovely kitchen and having our wine in the garden. Her dogs are adorable and extremely well behaved. Can’t say enough good things about this beautiful property. Oh, and super comfy bed! We slept so well! Also, great bathroom. We will be back for sure!

Très belle propriété, ville superbe !
Nous avons passé deux semaines en Août 2019, avec nos 2 enfants. L’appartement est très agréable, notamment grâce à son jardinet intime. La piscine est très belle et permet réellement de nager. Le jardin tout autour est magnifique et très bien entretenu. Pérouse est une ville superbe et beaucoup d’autres sites tels Assise sont accessibles très rapidement. Quant à Valentina, c’est une hôte toute en discrétion, gentillesse et à l’écoute pour notre bien-être. Nous recommandons !

Een heerlijke plek om tot rust te komen en van Italië te genieten!
We werden gastvrij ontvangen in de prachtige, mediterrane tuin met zwembad en verschillende zitjes. Het appartement was sfeervol en schoon. Een heerlijke plek om tot rust te komen. We hadden ook nog een eigen tuintje bij het appartement, met zon én schaduw (mooie, ruisende bomen), heerlijke schommelbank en een BBQ.
De plek is een ideale uitvalsbasis voor bezoek aan Perugia (5-10 minuutjes rijden), Assisi, Spello en de omgeving. Valentina was steeds beschikbaar voor een praatje of het beantwoorden van vragen, eventueel ook via whats app.
Wij denken nog steeds met veel plezier terug aan ons verblijf in Le Balze!

Valentina and her husband are great hosts. They do their utmost to please their guests. The house is very nice and very clean. The garden and swimming pool are very beautiful. Our house had its own private little garden. Perugia is the ideal spot to visit the beautiful region of Umbria.

Wonderful place
Lovely place with a beautiful garden en very nice host.
Thea apartment was spacious, with a big bedroom, big bathroom, big kitchen with everything in it and a nice sitting room with the possibility for an other double bed.
The garden with swimming pool is wonderful with lots of roses en singing birds. There are two lovely dogs and Valentina and her husband are very kind. We loved staying there and will come back if possible!

Perfect base for exploring Umbria & south Tuscany
This is a fantastic place to stay. We spent a lovely week in Rose apartment and it was excellent. Valentina was a perfect host, and the apartment, garden, atmosphere and location were just right for us. Highly recommended.

This is the most wonderful place to stay offering every comfort and convenience inside, fantastic bbq area ouside and set in lovely gardens which abound in seating areas including a raised one from which to enjoy a drink while watching the sun go down. It was perfect! Our only problem was deciding whether to explore the area or enjoy just being at peace in this amazing place.

Perfect house, perfect city, perfect stay!!!
We had such a wonderful time at Le Balze. My son and I stayed in Le Rose apartment, which was even more beautiful than in the pictures. It had everything we could need and more; dishwasher, plenty of cooking equipment, cafetiere and more. The furniture is a mix of modern and antiques and every little detail of the apartment is so quintessentially Italian! The beds and pillows were really comfortable which is quite rare to find in holiday homes, I find.
Le Rose has its own little private garden, with beautiful flowers, olive trees, a lawn, and a BBQ! It feels very peaceful and secluded from the rest of the villa, but we also made use of the swimming pool area and the bigger lawns around Le Balze.
The location is ideal for whoever wants to stay in a big villa, immersed in trees and peaceful nature but also be 10 minutes away from the town centre!
To top it all off, the host Valentina was extremely helpful while at the same time giving us all the space and privacy a guest could wish for.
I have no doubt that we will be staying again!

le Balze is perfectly situated , quiet and peaceful yet so close to the beautiful center of Perugia,
we stayed ai the ROSE apartment which was perfect, very private but yet 30 meters from the wonderful swimming pool.the rooms were taste fully done and well kitted out you wanted for nothing.Valentina was on hand if you wanted to know anything or do anything and her dogs were so loving. We would most definateley visit again, many thanks Valentina for a wonderful stay

Beautiful gardens
We really enjoyed our time at Le Balze set in beautiful gardens. It was such a lovely quiet place to stay. Valentina was very friendly and helpful and gave us a lot of information about the area. She recommended the local Macelleria where we bought lovely fresh meat, also the local farm shop where we bought lovely fresh fruit and vegetables. We stayed in Le Rose Apartment which was very well set up and we had everything we needed. We had our own private garden area where we sat outside and had breakfast and dinner. Thank you Valentina for sharing your beautiful home and gardens. We had a wonderful week

beautiful setting with spacious grounds, good location with frequent bus service to Perugia outside gate. Friendly and helpful owners.Comfortable accommodation with nice kitchen and bathroom.It would have been nice to have a washing machine since we stayed 3 weeks and needed to wash clothes.One small point a larger coffee maker would also be nice

Beyond expectation!
My wife and I spent a week at beautiful Le Balze. Our accommodation was spacious and comfortable. The style and decorations fit the park-like setting and region of the country - nicely done. Plenty of room with good sized kitchen, sitting room with a fireplace, bathroom and bedroom. Lovely hostess Valentina was outstanding. Excellent English. It's like we became friends. Would highly recommend.

Incredibly relaxing
Beautiful setting and lovely apartment. The pool and garden are fantastic with lots of areas to relax. The apartment is well appointed and has a private outdoor area to relax in with an outdoor grill for cooking. The location is great with lots of sights in easy driving distance - Spello and Assisi are beautiful but Perugia itself is also a wonderful place to visit. Valentina and her family are great hosts. She emailed a list of recommendations for food and sightseeing. The local butcher she recommended was fantastic. Also thanks once again for the recommendation of the restaurant in Spello. It was fabulous. We also enjoyed the company of their two lovely dogs. The only negative was that we had to leave - we could happily stay for a month or more.

Peace and Serenity
Our stay at Le Balze was wonderful! The garden is beautiful and so peaceful. We sat out every morning having our coffee and croissant and found ourselves leaving for our sightseeing much later than planned as we so enjoyed our mornings in the garden. The property is perfectly situated for all the sightseeing in the area. There are so many beautiful medieval towns in the area to visit. Spello was our favorite with Assisi coming in a close second. We also had a wonderful day on Lago Trasimeno with a boat tour out to Isola Maggiore. We ended all of our days back out in the garden enjoying wine and the nice Umbrian breeze. It was everything we had hoped for and more!
Valentina was a wonderful. She emailed us a list of everything in the area that included all the shops and restaurants to all the towns nearby and what they had to offer. It was very useful! It was a wonderful holiday and we plan on returning again in the future.

Beautiful villa in a tranquil setting, close to everything, and friendly and obliging host
My wife and I spent four weeks in Le Rose, at Le Blaze. It was everything we hoped it would be. Our apartment was clean and comfortable and the facilities within it, excellent. Tucked away in a secluded part of the grounds we felt like we were in our own little villa.
We were able to purchase local produce and shop at nearby supermarkets, only a short distance by car. The excellent cooking facilities meant that we were able to cook our own meals on many occasions.
The secure parking, with easy electronic access was a bonus, and the WiFi coverage was excellent.
We made good use of the excellent swimming pool, and it was a great place to relax on a hot day, and meet other travellers from many different countries.
Valentina was very welcoming, as were the rest of her family, including two little four legged friends(dogs), who we grew to love. Nothing was too much trouble for the family, and they were always concerned that we had everything we needed.
A good pizza restaurant was recommended by Valentina, at nearby Montebello, with massive pizzas at an unbelievable price. There are many good restaurants to choose from in the Perugia area.
It was an ideal location for visiting throughout Umbria and southern Toscana. Valentina provided lots of valuable information on places to visit, which we took advantage of. A couple of places not to be missed are Citta Delle Pieve and Bevagna, just enchanting and off the tourist track.
Thank you Valentina and family for making our stay so enjoyable. We cannot recommend Le Blaze more highly, but stay as long as you can, to experience the hospitality and the Umbrian experience.

Gewoonweg wederom een fantastische beleving
Voor de derde keer zijn we bij Valentina in Perugia geweest, maar nog nooit hadden wij verbleven in het appartement Le Rose. Een ding weten we zeker, de volgende keer boeken we weer daar! Wat een heerlijk appartement. Je hebt twee ruime slaapkamers met een tweepersoonsbed respectievelijk een luxe tweepersoons slaapbank, een royale keuken (met vaatwasser!) met 4-persoons eettafel en een prive tuin. En in de badkamer heb je naast een douche zelf een bad! Ook kan je de auto parkeren binnen de muren van de tuin.
Alles was zoals gebruikelijk bij Valentina tiptop in orde en zeer schoon en voldoende uitgerust met handdoeken etc. De honden van de familie zijn, wanneer je ze aanhaalt, ook een echte toevoeging voor het verblijf. We hebben echt wederom een heerlijke vakantie gehad, zowel qua verblijf als qua ontvangst door de gastvrouw en haar familie. Ze doet er alles aan om het verblijf (gedurende het hele verblijf) zo prettig en comfortabel mogelijk te maken voor haar gasten.
