Lake Winnipesaukee cottage with dock, large deck with view of Paugus Bay Laconia
About this cottage rental
Nestled in Laconia, this charming cottage for $218 per night is a fantastic choice for your next trip. May 2024 bookings are now available. Our cozy two bedroom, one bathroom smoke free cottage/condo with a boat slip is part of a private six-unit waterfront association on Paugus Bay and is ideal for small families of up to 4 or for casual couples looking for some time together. Though not considered a "waterfront" property, just a short walk from our large attached deck down to the lake, you'll find 150' of private association waterfront with swimming only a few steps away. It's only about thirty steps from our door to the clear, clean water of Paugus Bay, and you won't need to cross the street to get to the water or our dock. The cottage/condo is clean, efficient and cozy inside with an updated kitchen area with a double oven, microwave, large refrigerator/freezer and a K machine. There are two small bedrooms, one with a Queen bed and another with two twin beds. Each bedroom offers underbed storage and a small dresser. Each bedroom features Smart TV technology so you can access your own streaming services. The kitchen area and living room area combine for openness and cozy seating. In the living room area there is another flat screen TV with SmartTV capabilities and DVD player. A dining area with a high-top table offers casual indoor seating for four. Our small bathroom has a tub/shower combo. A quiet and comfortable mini-split A/C unit will cool the entire space for your comfort and 5G WiFi is also available throughout to help you stay connected when liquid sunshine makes an appearance. At 540 sq. ft., our cottage is ideal for families of four or couples who are looking for a casual place to enjoy water based activities. We offer use of our slip for a boat up to 27' boat so you can cruise around Lake Winnipesaukee, score some fish from any number of well known fishing spots...or maybe you have your own secret spot. Boat rentals are available from a number of local marinas also. Please be aware that Paugus Bay is a very active boating area of Lake Winnipesaukee and frequent large wakes should be expected. Guests who plan to use our dock need to bring their own lines capable of properly securing your boat; to protect your boat and our dock from any potential damage that may be caused by wakes/waves. Any dock damage will be charged accordingly. Specific instructions on how to secure your boat at our dock will be provided. Paugus Bay is a busy part of the lake and it is critical that your boat is secured properly, to prevent damage to your boat and to our dock. A large attached deck off of our cottage has a propane grill, casual patio furniture and offers a great elevated westerly view of Paugus Bay for you to enjoy evenings with family. Early evening is also prime time to catch an amazing sunset either from the waterfront or from our deck. Our private association waterfront offers easy access to the clear water of Paugus Bay with a nice clean sandy bottom, or you can jump in the water from either of two large docks that are part of our association. You're sure to meet new friends down by the water. You'll find lounge chairs and plenty of room at the edge of the water to enjoy the sun. Our place is ideally located on Weirs Blvd. and is within a short distance of Weirs Beach, Laconia Municipal Airport, Bank of New Hampshire Pavilion in Gilford, several marinas, many restaurants, plenty of shopping as well as many other lakes region area attractions and activities. The Lakes Region offers so much for so many of all ages. Off-street parking for two standard vehicles is available during your stay but unfortunately trailer parking is NOT available on site. Some local marinas do offer short term parking of trailers. Laconia is a popular destination for motorcycle enthusiasts throughout the year and sitting on the deck of our home you'll be able to watch - and hear - some really cool motorcycles go by on the road while you watch some really nice boats go by on the water. You're also sure to see the Winnipesaukee Railroad go by across the bay and you might even be lucky enough to watch a float-plane make an approach for a water landing. Our location right on Weirs Blvd. keeps you close to the heart of everything that the Laconia area has to offer. Check the concert schedule for the nearby Bank of NH Pavilion and maybe catch a concert from top performers. Past performers have included; Zac Brown Band, Dave Matthews Band, Bush with Live and Our Lady Peace, Chris Stapleton, Chicago, Nickelback, James Taylor, Little Big Town, Luke Bryan, Kane Brown, Peter Frampton, Snoop Dogg, Weird Al Yankovic, Jason Aldean, Alanis Morissette, Train & Goo Goo Dolls or Hootie & the Blowfish just to name a few. Shopping at the Tanger Outlets in Tilton is a close drive or make a day trip to see the summit of Mt. Washington which is only about a two hour drive. NASCAR fans can enjoy the New Hampshire Motor Speedway which is just a thirty minute drive away. There are lots of local options for hiking, biking, walking trails, kayaking or anything outdoors. Just down the road you'll find mini-golf, ziplines, a ropes course, drive-in theater and a really cool place for kids of all ages; FunSpot, known as the largest arcade in the world offering three floors of new and classic arcade games along with many other indoor activities. The Mill Falls Marketplace in Meredith is just a short drive by car or by boat and offers several restaurants to enjoy a dinner, either casual or upscale, and a bunch of quaint shops to get some Lakes Region souvenirs. Our Laconia cottage is perfect for people looking for a small & cozy place that's in the heart of all the activity and attractions as opposed to a quiet, secluded mountain cottage hidden away from everything. Guests are advised that our property is currently listed for sale. To ensure that your stay is not inconvenienced, we will not be scheduling any showings for potential buyers during any scheduled stays of our guests. Please be sure to review the Rental Agreement and House Rules prior to booking. We had a nice visit at Bill’s place. It was very clean, easy to find, great location and great communication.
Would definitely stay again!

Went with my Mother for a long weekend to visit my son at school. Beautiful spot and perfect for our needs. The deck was a great spot to have a cup of coffee and start the day.
Weather didn’t cooperate like we wanted but it was a terrific trip nonetheless.
Hosts were VERY responsive and helpful. Place was clean and well stocked for our weekend.
Will definitely stay again !

We enjoyed our stay. The accommodations were clean and comfortable. The dock was great and the condo was so close to weir’s beach.

Cute cottage with everything you could need! The location was great - close to all the fun of Weirs Beach, a short boat ride to Meredith and of course the Naswa in Paugus Bay. Loved the vibe and the neighbors in the condos there were friendly and helpful. Great time had by all!

We had an amazing time at the lake this Fall, and it was thanks in large part to Bill’s cabin. This was our first trip to the Lakes region with the newest member of our family. He had a great time because we were able to use the clean and comfortable cabin as a central place to return for naps and to refresh. It’s very convenient to Weirs Beach and the Lakeport neighborhood of Laconia (only a short drive to the rail trail), and it’s not far from Meredith. We made a couple of trips a little further out—apple picking in Alexandria and some shopping in Tilton. What great memories, and again, thanks to this fantastic and well-equipped cabin.
I also want to say something about Bill—what a great guy. He responded immediately to an inquiry when we arrived at the cabin pretty late at night. He is the kind of VRBO property owner that makes me return to this platform. Thanks, Bill!
One more point: we don’t own a boat, but this seems to be the perfect kind of rental property for boat owners. There is a dock for your boat on the lake, and it’s very easy to access.

Great Spot
We had an awesome stay at this property. It had everything we needed, comfortable beds, ac, internet and a nice deck that had a grill and griddle for summer meals,. The dock was a great place to have a cocktail and to watch the boats parading up and down the bay or jump off for a swim. Close to all the action on the lake. The property is in a small association and the people we met were super friendly and helpful. Host were easier to communicate with. We would definitely stay there again.

Everything was perfect. Having your own dock for a boat was awesome. And the neighbors were so helpful. He's definitely a home away from home. Did not want to leave.. have stayed in the area dozens of times over the years. By far the best place ever.. thank you so much Bill. Can't wait to go there again.

I thought the dog issue was unacceptable, especially as it happened moments after we arrived.

We rented for the Labor day weekend and it was a great small space for 3 nights. The boating on the lake was nice but now realize Labor day might be too much for our smaller boat. Residents in the front condos were so nice coming out every time we came back to help us tie up in a very challenging boat slip. Location was perfect but need to run AC to drown out the motorcycles going by but may also have been heavy on this weekend. Rental had everything we needed included and also included soap, TP, sponges, towels, etc which is not always the case we have found. Bedding and furniture was very comfortable. Overall experience Excellent.

Perfect Lake Getaway
To start, the owners are fantastic to work with. Very nice, accommodating and helpful throughout our stay. The cottage is just as advertised. Large deck with plenty of seating, full size grill with extra propane tanks. Great outdoor lighting, speakers and umbrellas. Inside the apartment is small, but they make great use of all spaces. Updated kitchen and bathroom have plenty of storage with all utensils needed.
Our family has a boat and the dock provided was incredible. Very deep, never had to trim my motor. The dock lines and padding provided was perfect for protecting our boat. The dock area was where we spent most of our time. The swimming areas were safe and clean. We even found 3 old boats at the bottom of the lake approx. 40 ft from the dock, great snorkeling. An Ice cream shop, restaurant and marina are all very short boat rides away with dock access.
My family is excited to return next year!

I couldn't help but notice the 1 star....overly dramatic review. Let me start off by saying that Bill and Danielle are nice folks, easy to get a hold of and will answer any questions or concerns you have. I stayed with my wife and 7 year old son for a week. A friend and his son stayed across street and would hang with us during day(s). We all thought the neighbors were awesome, extremely helpful and friendly! In fact a couple of them helped us tie up our pontoon after we came in from cruising and swimming all day. This place has a nice deck where you can open the umbrellas, light the grill, throw on some tunes and crack a few frosties after a long day on the water. It's a 2 bedroom condo that accommodates 4 comfortably. It's well kept and has everything you will need for cooking/eating during your stay. Has ceiling fans and tv's in every room...as well as an AC in the livingroom. I am not one for long, drawn out reviews but felt the need to leave one as the 1 star review seems a little over the top and one sided. I would definitely recommend this property to a group of 4 who wants to rent a boat and just relax for the week. We will be back next season.

An over priced, small, 2 BR efficiency apartment overlooking a black top parking lot and the back of two buildings on the water teasing you. This is not what we were lead to believe from the ad. We arrived looking for "our" condo on the water. There are 3 building with decks overlooking docks and swim ladder on the lake. "Which one was it?" My family very excited as my wife stated "It will be so nice to relax in the condo overlooking our kids swimming!" Until "our unit" wasn't to be found???
"What? Its not on the water?" Among the confusion, My Son screamed out in a very
disappointing voice. "I found it" the front door 6 feet from traffic whizzing by. Up a flight of stairs going the wrong way to the top rear of a building? What? Oh No! Is this "our unit"? "Please be the wrong door", my daughter muttered as the Key turned successfully to open....
We all sighed in disappointment! To the point where we felt taken advantage of. No views. Unless you like parking lots, No water frontage. The connecting deck to front door is useless. Unless you like grilling among the traffic of cars and Harly Davidson's screaming by....
Upon Entering a dark tiny 2 BR with an efficiency kitchen and tiny bathroom. A cleaning chemical smell hitting you upon entering...Fully furnished with old Discount furniture and 1990's Home Depot kitchen cabinets and countertops chipped by water damage from years of rental use..... A tired old black sink and stove confined to a tiny corner. It's really a one One BR effiecincy apartment with no closets, no comfortable place to sit and the wrong place for bar table with stools.. We almost walked out and got a hotel "on the water"
Our stay was supposed to be just 3 nights.
We roughed it.... It wasn't worth the trouble and time since we only had 2.5 days of vacation..
The lake, Awesome once we rented a boat and "Laked it" as long as we could. The best part of the actual property were the TV's in each room to hold us over until we fell asleep. We left a night early to get back home as we couldn't take another night.
IT's a bummer! But at least next time i will confirm what is listed the next time we use a vacation rental site... The Best way to describe this property is "bait n switch".... But we love the lake!

This, a dreaded example of being mislead with a "condo on the lake"

Pleasant cozy quiet during the week.
The cottage was very well kept. Modern appliances and easy to use. Comfortable beds and clean linens. Outside deck is accomodating to seat a lot of people. The lake is refreshing, clean and clear. Loved it our twins were in swimming heaven.

This cute condo is small, but clean and well maintained. It has a large deck overlooking the water where we enjoyed grilling, watching boats go by, and fireworks. It was quiet during the week, and the neighbors were friendly. The condo has a boat dock and although it’s a rough area in the bay, the tie ups secured the boat well. The owners were very responsive, accommodating and flexible. Great place to stay, lots to do in the area. Highly recommended for small families and friends.

The property was easy to access and right on the lake.
This is a great spot! The host was easy to contact and as polite as they come. Very helpful when I had questions. The rooms were spacious and accommodating. No complaints! Will definitely visit again - no need to look elsewhere.
