Comfortable accommodations for a busy little beach town.

Fortunately the owners of the property happened to live onsite, they were friendly and quite helpful. Walking distance to everything really.

The managing company Vacasa was a complete pain, so many texts and hoops to jump through. And all while trying to enjoy being on vacation. I hope to never have to use their service again.

Absolutely horrible, booking.com should remove this place from its website.

Location sucks, the worst part is the owner. That guy should not be running a hotel. He is arrogant, racist and disrespectful.

I did not like absolutely nothing about this place and I would not encourage to go there. I fact I would never return here, I sleep on the beach in a hammock first.

Leuk appartement met alle voorzieningen

Het appartement was zeer netjes, alles was goed voorzien zelfs handdoeken voor het strand.

Inchecken om 16u is geen probleem maar ik kon mijn koffer niet achterlaten dus heb ik hem moeten meesleuren tot ik om 16u kon inchecken.

Loved Hopkins, highlight of Belize

Location, great area, several excellent local bars & restaurants, close to beach & perfect sunrise

Host most unfriendly & unhelpful. We turned up earlier than check in hoping to leave cases, which he did after reprimanding us for being early. Also Vacasa sent several messages about key codes but host prefers handling keys himself. There was only his way if doing things AC did not work in one unit & host adamant there would be $10US charge for AC during day, free overnight Note Tree Tops suite is not the upper floor as stated - host lives there & the roof top viewing area is by invitation only, surprisingly no invitation was forthcoming, supposed safety issues. Bikes very poor quality, one seat post quickly snapped. Sadly the host’s affected our Hopkins experience which otherwise was amazing

This was not a good value for the money. We moved hotels and we're much happier.

Kitchen was well stocked. The local cleaning staff was friendly and kind.

The pictures on the site show beautiful patio rooms. The rooms are right on the street and it's noisy. The property is managed by Vacasa and a local concierge. We had multiple interactions between both parties that were not pleasant. We received no response from Vacasa when asking for an early check in or to change arrangements. Vacasa said it was the local concierge responsible to contact and he said it was Vacasa's responsibility. The bikes were a mess and we were told that,"You get what you get" when we asked to change the seat height and switch to a bike that didn't have a dented seat post. Avoid the Patio Room. It smells like mold. In 9 days, our room was cleaned once. The local cleaning staff was friendly and nice, but the concierge only scheduled one cleaning.

Mooie en comfortabele locatie, maar overload aan mailtjes van organisatie.

Balkon en centrale lokatie, vlakbij strand, restaurantjes en supermarkt. Gratis fietsen te leen.

De enorme hoeveelheid mailtjes, appjes en chats van Vacaza waren echt heel irritant. In de keuken waren iets te weinig pannen en geen waterkoker om thee te zetten.

Great location with lovely spacious balcony.

Great location, very central but set back from the main street. Lovely balcony which we used every day. Wade was helpful and informative. We enjoyed watching the birds and iguanas. The rooftop terrace had excellent views.

The kitchen equipment was adequate. Could have done with more implements & crockery and a kettle.

Relaxing visit in Hopkins, host pointed me in the right direction for the stuff I wanted to do

Comfortable, clean and simple room. Outdoor gas burner, with a decent selection of cookware. Close to anything you might want in Hopkins. Host is on site and can advise you on pretty much anything you might want to do while staying in Hopkins. Bikes to use make getting around town a breeze.

I had the garden view which was pleasant, but I would have been a bit sad if my front view was of the main local street as the front facing rooms have. Not directly on the beach and the nicest beaches for my money are on the edge of town which is a bit of a walk if you don't care to use a bike.

Expensive & Unreliable host

After paying 2 weeks before and receiving several email confirmations and reminders 1 week before my booking, on the date of my booking it was a mess to check-in -- the local concierge was unreachable, I had to call an international number that confirmed my booking. The email confirmation and instructions said that the keys are inside a lock box with a code. The box was empty and it took sometime before I was able to talk to someone who has the keys. The local cleaner was nice but was not informed of my booking. I had to talk to a 3rd person that I don't know to confirm again my booking. I was told I can only use the AC from 730pm until 9am although i paid for a fully Ac room. My room interiors was nice and had the basic amenities including a coffee maker. But the AC wasn't initially working. they had to fix and I had to wait for the night to make it work. I could hear the noise from the room upstairs -- footsteps and furniture rearranging at 5AM -- on both mornings I was there !!! My requests for tours was never responded to. The local contacts were not able to give me recommendations. For all the hassle, this property is too expensive and unreliable to recommend to tourists and guests in Belize.

Misleading pictures led to disappointing but nice enough stay

The room I ended up with was nice. It was clean, comfortable, and well located in the center of town and near the beach. Having a small patio with table and a garden was nice. I would have been much happier with our room if the pictures hadn't been so misleading.

The pictures of this property on Booking are not representative of all of the rooms that you can book on this site. These pictures are only of the second floor "cabana" rooms. If you end up with a first floor room, it'll be smaller, more closed in and darker. It won't have the same set up or decoration. For the first time using Booking, I was disappointed. I'd recommend checking the rooms on the Vacasa site before choosing for more accurate photos. The air conditioner didn't work when we arrived. I contacted the company and they quickly referred me to a local manager to have it fixed. The person they referred me to originally was responsive but didn't follow through. The second person I got into contact with the next day eventually got it fixed within a few hours.
