The perfect view of the caldera from the hot tub / terrace. Location fantastic / room quiet despite being in the heart of busy Fira. Researched many places and at the price do not think we could have done better. And of course our host Ada was charming and keen to help with as many or as few arrangements as we wanted - for us, just good restaurant recommendations and smooth transfers as we were happy to soak in the view - but much more available. Choice of breakfast served on the terrace each morning.
Nothing - only warning is for those with any mobility issues the stairs and reaching suites from the road would be an issue.

Man oh man, what was there not to like about this place. It has the most amazing views, the most amazing staff and by far the coolest accommodations ever! First off Ada, the manager was THE BEST! She reached out to us months in advance of our stay on WhatsApp to confirm our details, sent us recommendations on everything from restaurants to buggy rentals and more! She made it super easy to look things up and ask her questions well in advance of our stay to make our time on the island relaxing and stress free. When you arrive Ada is there waiting to help you with your bags, give you your keys and sit down with you to explain everything from placing your in room breakfast order to where the local and less touristy spots are on the island. Honestly listen to her recommendations, we did and could not be happier! After checking in and explaining everything, she took the time each and everyday to check on us, she how we were doing and if we needed anything, it was wonderful. She also can book things for you, like dinner reservations, car rentals and excursions! We used this a couple times and man it made it easy to get a car and buggy at a great local rate! Now as for the room, WOW, you really get the Santorini cave experience with your own personal hot tub! There are not a ton of these on the island that you feel privacy with a top notch view. The shower was hot, the room was clean, the bed was soft and the private balcony was a dream. This place is an 11/10 and is an amazing value for the cost. There is also only 4 rooms so you really get a personal experience with everything.
The door(gate) to the hotel was not able to be locked. Wish the hot tub jets stayed on longer. Also, the steps/walkway from the road to the hotel is a bit tricky, however, Ada and her team is there to help with bags so it really wasn’t an issue. (These are really nit picky negatives as there really isn’t anything bad about this place!)

Looks exactly like it does in the photos - which is a good thing! The hot tub and view from the balcony was amazing and could not be beaten. Nice breakfast served to the room everyday and right in the heart of Fira but without being too close to the noisy part. Ada was super friendly and helped us with recommendations while we were in Santorini and booked a restaurant for us which turned out to be the best food we had in Greece. Book Lefkes (near Oia) when you are staying in Santorini - you will not be disappointed.
Nothing really at all, the only thing I can think of is that the Junior Suite didn’t have much storage space. But that wasn’t really a problem for us.

A Perfect Couples Getaway with Breathtaking Views
My partner and I recently had the pleasure of staying at Modernity Suites in Santorini, and I must say it was an unforgettable experience. From the moment we arrived, we were warmly greeted by the host, Ada, who went above and beyond to ensure our stay was exceptional.
Ada's level of accommodation and attentiveness truly exceeded our expectations. Even before we arrived, she maintained excellent communication with us via WhatsApp, addressing any concerns or questions we had. Her prompt and friendly responses made us feel valued and well taken care of even before we set foot in the hotel.
The hotel itself, Modernity Suites, was a dream come true. Situated in the picturesque setting of Santorini, it boasted some of the most breathtaking views we had ever witnessed. Each morning, we were greeted with our breakfast order on the time we had specified where we could eat and take in the magnificent sight of the Aegean Sea, and caldera view. It was truly a sight to behold, and one that will forever be etched in our memories.
Our room was modern, stylish, and well-appointed, providing the perfect ambiance for a romantic couples' getaway. The attention to detail in the design and decor was remarkable, creating a serene and intimate atmosphere. We particularly loved the private balcony, where we could unwind and soak in the panoramic views of the island and the azure waters below.
The highlight of our stay, however, was undoubtedly the exceptional service provided by Ada, and the breathtaking views. the location of this property was also a highlight, as it was within walking distance of many restaurants in Santorini.

Nice breakfast options in the morning. Easy access to activities and restaurants in Fira. They were great at helping arrange transport to and from the airport, as well as day activities!
The hot tub was warm, not hot. Fira itself has lot of restaurants and hotels in close proximity so it is hard to have privacy on your deck. However, the view is great!

Perfect location right in Fira! Great for Novber when many places are closed but there is still much to do. Could not get a better view of the caldera! Cozy cave like room with everything you need. There are a good amount of stairs just fyi.

Property manager was the kindest man we ever met. He helped us with picking a restaruant, helped us with our bags when we checked in and out. he went above and beyond to make sure we were taken care of. He gave us great recommendations of what to do on the island and even walked us to meet an ATV rental guy. Can't say enough good things about him and the hotel. Hotel room was private with a jacuzzi and a view of the volcano. We loved it. Would def stay again. Great value and exceeded our expectations.

THE VIEW, oh my! The best spot for the sunset in Santorini sitting in your hot tub! We stayed 6 nights and we tried the sunset at different locations and this was the spot!! The breakfast was great being served hot at your door every morning. We really couldn't have dragged our luggage without Petos, he was a lifesaver. He arranged a rental car for us and made the process easy. If you want an authentic cave hotel, this is it. But it has modern amenities. The A/C was great, it was always nice and cool. It is very close to the cable car and shopping and restaurants are right outside the door. I packed a toothbrush but it was an added plus to have one furnished!
We like to watch tv, maybe coming to beautiful Santorini, you wouldn't have any time to spend in the room, but with 6 days we had time. And the TV channels came in nice and clear with 600 channels. However, we went through all 600 channels and it was basically news channels. And there was only 1 channel in English and it was the the Dowjones!! Don't expect to watch TV. Also, our room was very quiet EXCEPT Saturday night! If you stay here on a Saturday night, the town doesn't go to bed and booms and vibrates music all night long, we got no sleep. Apparently it's the only night the locals party. Also, please be aware, if you use the hot tub, put a towel on the floor by the bottom step. It's extremely slippery and I slipped and fell one night and my husband slipped the next. Then we placed a towel so we wouldn't slip.

Modernity's host Panos was terrific, he gave great advice on locations, activities, local foods to try, answered all of our questions about Santorini. The Hotel was a +10. Clean and great location to get to anywhere.

My spouse and I enjoyed our stay at Modernity Suites. We caught a late flight in and the driver we booked through the hotel was very kind and helpful. Breakfast was amazing every morning, we enjoyed have the option to choose. The private jacuzzi was perfect for just us two and the room was small but decorated nicely.
The shower in our room was very large, however didn't quite drain properly. I'm certain the hotel is being built on the side of a cliff is the reasoning.

Great location in Fira center, restaurants and bars all around, 2 minutes walking to cable car. Lobby on the top with great view. Panos meet us at drop off place and helped carry luggage to room, also carry luggage from room to car when leaving(3 minutes with stairs). Breakfast good, thank you for Panos to arrange breakfast ready for the early leave. Room very very nice and big. Bathroom very clean! Airport and ferry transfer available (ask for quote). Very comfortable stay! Thank you Panos!

The suites were very clean well presented, not a straight wall in sight and in a traditional cave type design. Beds were comfortable and the rooms were cleaned daily by Alketa. The views you get from the suites are fantastic, we spent plenty of hours in the hot tub absorbing the great views over the sea and island and watching the sunsets. The breakfasts were a combination of cooked and continental and were delivered to your suite or you could take it on the top patio area at the time you request. Panos the guy on site was fantastic, organised trips and taxis, told us all we needed to know, the best places to eat, carried our luggage, delivered breakfast, and couldn't do enough for us, he was great.
There was a nearby nightclub which although the rooms are soundproofed, you could hear a little bit of bass sometimes. There could have been a little more space for your clothes and belongings. There were times when you could have done with more shade in the afternoon - a moveable umbrella would have been nice.

Everything was good - nice large room, amazing view, great breakfast, etc. What really stood out the most was Panos, the amazing staff person who met us to give us the keys to the place, and whom we saw every day we were in Santorini. He knows Santorini very well, and he gave us so many many fantastic recommendations on how to spend our time, where to go, how to get around, etc. He set up everything we wanted to do (taxis, ATV rental, catamaran cruise, etc.) free of charge - we spent none of our time on Santorini doing research or talking on the phone. We spent all of it together, having fun! Panos is the man and our trip would not have been half as good without his help.

the view is simply breathtaking and albeit small, the jacuzzi was very nice, enough for two persons. I spent the entire day contemplating the landscape. The guy who greeted us, Panos, was very helpful during all our stay, helped us with our luggage, a genuinely great host.
At first I thought the jacuzzi wasn’t warm enough, but after staying at another place, I realized that it wouldn’t be possible to stay for hours in the hot tub if it was really hot. Concerning the room, a little more space and ventilation could be nice, as the wet towels can make the room a little humid, but no big deal. There is room for improvement on the breakfast, don’t expect too much but we were satisfied.

Everything was perfect! Panos, the receptionist at Modernity was very personable. His hospitality made our stay exceptional! Super nice and friendly guy! His recommendations were great, he tries his best to make our stay the most enjoyable. Breakfast was delivered to our hotel room every morning, what more can you ask for... breakfast with the view of the Aegean sea and the famous Santorini volcano?! Modernity Suites was at a great location, right in the center of where you would want to be. The view from the hotel room and hot tub was superb. Loved the view of the sea and volcano, and that sunset view from the hotel room!! Definitely the best hotel to stay at in Fira. Would highly recommend Modernity Suites and we would definitely stay here again.

Modernity Suites is worth it and our host Panos is the perfect epitome of Greek hospitality!
Upon arrival at the hotel, Panos gave us a brief history of Santorini and the volcanic eruption. He also recommended some tours/activities we could do such as the Catamaran cruise and Notos day tour (both activities were excellent). He also helped us book the cruise and on the day of our tour, he also met us at the pick up point to make sure we take the right tour / ride the right minivan. Panos also recommended several restaurants one of which became our most favorite - Argo.
Modernity Suites is very well-located on the caldera. So you get a nice view of the volcano, sea, surrounding islands and of course the sunset! Just outside of the hotel, you will find many restaurants and shops.
We booked the junior suite with the caldera view and everything was perfect. We had our own hot tub and terrace with a good view and privacy. The room was very clean and it had everything - spacious bathroom/toilet, minibar, air-con and tv. Panos also gave us complimentary bottles of water and wine. We were very pleased!
The room we booked also came with delicious and filling breakfast. Panos gave us several options for breakfast and he delivered our food to our room at the agreed time.
Overall, we highly recommend Modernity Suites. We had a great time and wished we had stayed longer in this hotel. We will also never forget Panos - he is definitely the best host!

Incredible welcoming at Modernity Suites we were on our honeymoon and Panos the receptionist received us with an unbelievable welcoming. Beautiful view, outstanding response. There is nothing negative to say. We did things for example floating dress photo shoots, we rented a car, all thanks to Panos. 100 percent recommendable. Everything was amazing!!
