Top Location in downtown Toronto

Another 5-star review? Yep! Favorite property in Toronto!
For those lucky enough to book this property, you'll find it to be what you'd expect from a well-located studio on a quiet side street above the hustle and bustle of any noise. The added bonus is that the owner, Sean, is super responsive (often within minutes!), accommodating, and quick to resolve any issues.
Over a long stay, I had the opportunity to experience an issue and to have caused an issue accidentally. In both cases, Sean proved he's an extraordinary owner and one of Toronto's finest.
The unit itself was great - clean, more than ample for two adults, well stocked, and located within walking distance from the Eaton Centre mall, the Elgin and Winter Garden theatres and Ryerson University.
I would certainly look to book this property the next time I'm in Toronto!

Great place, Amazing location
We loved our stay at Studio 1301 with our two kids. The place was spotless and super comfortable, and we could walk to many of the sites we wanted to see in Toronto. Also a great neighborhood in a very secure building with nice amenities. Sean was very communicative and helped us check-in near midnight! Would stay again.

Sean's studio apartment in the heart of Toronto's theater and shopping district was superb.
We booked Sean's studio apartment a year in advance of the 2018 Rotary International Convention. We chose his place because of its proximity to everything within no more than 1/2 mile or 20 minutes walking distance. The No. 1 Subway line is a block away, so that you can get to the studio from the Airport without the need for a car. One of the best indoor malls is 1/2 block away, just above the subway station. Choose a country and a restaurant is near by in Dundas Square or Spadina. Or, just walk downstairs and into Fran's, open 24/7, with an expansive comfort food menu. Walk to two broadway theaters and Massey Hall for music. St. Lawrance Market is a 20 minute walk, as is Union Station.
When you first arrive, there is a personal touch that you will find that makes you feel special. The bed was incredibly comfortable, the kitchen well appointed, and the bathroom roomy and clean. Large flat screen TV and internet service. There is a coffee maker (with coffee) and filtered water pitcher. Larger windows on two sides of the studio allow for great lighting and an open feeling present at all times. Sean was responsive when we had an issue with the door lock. Problem immediately solved!
WOW, thanks, again, Sean, for a wonderful 9 days. We hope to explore Toronto again, soon, from your studio as our base.

Fantastic Location; Lovely Apartment - 5 Stars
Studio 1301 was perfect for our 12 day vacation in Toronto. The location is just steps away from public transportation and access to everywhere in the Greater Toronto Area. (A shout out to the TTC, their friendly and helpful staff and the detailed Ride Guide and Trip Planner). Between weekly and day passes we were able to get everywhere with little effort, and younger passengers were constantly jumping up to offer us their seats.
We arrived by air and took the UP Train into the city. It is a great deal and a fast ride, and we never had to see the inside of a cab or Uber for our entire trip.
Sean was so easy to communicate with, and his lovely, spotless, and tastefully decorated apartment was perfect. The kitchen is fully equipped, and the bath is large. The washer and dryer allowed us to pack light - one small bag each was plenty. Sean left some clever and welcoming touches, but I will not spoil the surprises.
If you want to get a flavor of the city, research the ethnic enclaves, use your maps and the TTC to get there, and then ask a local about their favorite places to eat. We discovered lots of out of the way gems, including Polish, Central American, Noodle shops, Greek, Italian, and British and many more.
Don't miss the smaller museums. Our favorites were the Bata Shoe Museum and the Aga Kahn, but there are many to select from. Also, if you have a chance take the ferry to the Islands -
a very beautiful respite from the city. TTC will take you right to the dock.
We will certainly stay here on our next visit and will recommend Studio 1301 to our friends.

Great place to stay in downtown Toronto
The unit was very clean, had everything we needed and was centrally located in downtown. Sean provided great service and directions for getting into the unit and checked-in while we there to make sure everything was ok. I would recommend the property to anyone interested in staying downtown.

Perfect place to stay in downtown Toronto
For 2 people this is the perfect place to stay. Great location, walking distance to everything (aquarium, cn tower, theaters, shopping, eating and the train station). We didn't spend a lot of time in the studio but would have been very comfortable if we did. Has everything you would need as it is setup like an apartment. Great bed for sleeping.
Recommended and would come back.

Great Location!
This awesome studio is in a perfect location for shopping, dining, and theaters! We were also able to walk to the St. Lawrence Market from here. The studio is well equipped and comfortable. Parking ramp right across the street was very accessible if you have a car. The view is nice as well. Would definitely recommend for a couple or a couple with children. Sean was so easy to work with as well!

Great location, wonderful stay
Sean's place was everything that we had hoped to have during a 3-night stay in downtown Toronto. My wife and I felt right at home from the moment we first stepped into the unit. The place was well furnished and clean. The location of the building made access to main attractions in the area easy to get to and walkable. The personal touches made our stay all the more enjoyable. The owner provided excellent and prompt responses for questions we had.

Clean, tidy studio in a perfect location
Easy subway access to attractions all over Toronto! Bed was very comfortable. The sofa bed was pretty comfortable too. The building was very quiet. The owner always responded promptly any time we contacted him. There were nice little personal surprises, which we and our kids loved.
