About this house rental
Situated in Lake Lanier, this lovely house for $430 per night is a fantastic choice for your next trip. Woodland Waters is your own private terrace level apartment of our lake home with beautiful lake views. The terrace level has 2 bedrooms, 2 baths and sleeps 6 (2 on new sofa bed). Beds are adjustable. A Pack N Play is also available. There’s also a fully equipped kitchen, laundry room, living /dining room, office/desk area, screened porch all in your private terrace suite. The pool and dock are shared with us. occasionally. We respect your privacy but are on site and happy to talk about the lake, the area or anything else. Relaxing …Boating…Fishing…Swimming and Fun...Large Hot Tub with lake view. Fire pit with lake view. Large separate deck, down by the lake, with outdoor games, swing and bench. Multiple decks and patios. Swim in the pool or the lake, with plenty of water toys and end the day relaxing in our hot tub. Please make sure you rinse off with our outdoor shower before going into the hot tub or pool if you swam in the lake. There’s a Private patio with your own grill or use the shared smoker (we have recipes, if you want them). * Enjoy our new coffee corner. You'll have a start up kit. be your own barista! * Like to cook? A brand new fully equipped kitchen is yours. * Hate to cook? We’ll point you in the direction of the many restaurants in the area. Just minutes from the historic Gainesville Square with many new dining options. * Too much sun? Sit and enjoy the view of the pool or lake from the screen porch. you can even watch TV on the porch, too. Read a book or just sit and relax. * Are you a sun worshipper? Relax on one of the decks or patios or on top of our two story boat dock. * Have your own boat? There’s room to safely moor it to our dock. *There are 3 kayaks too. Two single and one double. * Travel a mile away to a great golf course. There are many more in the area, too. * Want to keep up with your fitness? We have an exercise / game room, with a great lake view! * Like to just listen to music? We have a portable, large speaker system for the house, pool, screen porch and dock areas. Just plug in your music device and you’re good to go. *Enjoy chatting around our fire pit, tell stories and make those memories. * Upon request there is a bags (corn hole) game and variety of other outdoor games. The terrace level is yours to enjoy. * A master suite and bath/shower with separate sink and mirror area, complete with amenities like shampoos, soaps, hair dryer and more. * A second bathroom including shower with an exit to the pool area. * The second bedroom has an adjustable queen size bed. There’s space for clothes to hang and in a drawer. * For longer stays, there’s a free laundry room, in your terrace level suite. * You have your own two free parking spaces. More can be accommodated, if needed. Just ask. * Keyless entry to 3 private exterior doors with your own personal code. * You seem like you're a million miles away but in reality you're a mile from 2 major grocery stores, fire department, pharmacies and 5 minutes from town and the surrounding area. Town has everything you need shopping, museums, restaurants, hospital, and more. The surrounding mountain area is great for activities like hiking and exploring the historic mountain towns of Dahlonega and Helen. There are wineries, farms, river tubing, horseback riding, lavender farm, blueberry farm, animal preserve and zoo, botanical garden, and soooo much more, within short driving distance. * Our safety features include smoke detectors, carbon monoxide detector, emergency lights, first-aid kit and a fire extinguisher. * There are even two electronic fireplaces to enjoy. * Like watching TV? There are 4 with full cable and top notch business wifi with 200 meg download speed on wifi. We also have books and magazines for your enjoyment. *Fully licensed and inspected by Hall County. *#DiscoverLakeLanier Come make memories at the lake! **Please note we have just rebuilt after a fire, the photos are before the fire. New ones are being taken and will be uploaded. The large exercise machine is no longer here. The furniture and decor is almost identical to what we had, but some has been updated. The outdoor furniture has some new additions.

Our family stayed at Woodland Waters for fall break. A quick drive from Atlanta, it is a really great location with food, shopping, and grocery stores nearby. Kim and Lane greeted us upon arrival and Lane showed us around. Kim kept in touch in case we needed anything. The apartment was amazing! Everything was basically new and pretty. Kim and Lane really thought of everything that we could possibly need and made it such an easy stay. If you're up early enough during your stay, be sure to catch the sunrise over the lake from their boat dock. It is breathtaking!

My husband and I were looking for a quiet, relaxing weekend away and this was perfect! The property had everything we could want: pool, hot tub, lake, enclosed patio with games, and a full kitchen with outdoor grill where we enjoyed all of our meals. Beautiful property located near several grocery options and a short drive to Gainesville restaurants. Would 100% stay here again. My husband and I booked a weekend here for some overdue relaxation, and it was just what we had hoped it to be. The amenities were great, the space was beautiful, and Kim and Lane were very communicative and helpful throughout the entire process. To have access to a pool, a hot tub, the lake, and a beautiful sunset each day was truly a lovely experience.

Location and property were excellent! So pretty and terrace level guest house was so beautifully decorated. Hosts went out of their way and provided snacks and even frozen pizza for a first dinner. They even had extra toothbrushes, toothpaste and mouthwash in the bathrooms. They provided kayaks to use with life vests.
It seemed more like a bed and breakfast type stay as the owners were living on the property while you were there.

This property was perfect for our group of four (2 couples). It had beautiful indoor and outdoor space for relaxing and dining. We also enjoyed the large pool and the ability to dock our boat. This property has everything. It's well stocked and did not lack anything we may have needed. Kim and Lane were super responsive and helpful with all our needs.

We had stayed at this apartment several years ago and we were very much looking forward to another visit. It is a lovely terrace apartment with comfort and amenities to please everyone. We enjoy the party dock and meals on the patio. The screened porch is a great spot to relax while reading a great book. The kitchen is well stocked and provides a gathering place to prepare simple meals. There is a swimming pool, spa tub, fireplace pit, kayaks, and an outdoor space to swing or play games. The apartment is impeccably clean. Kim and Lane are attentive hosts. They have created a relaxing oasis by the lake.

My sister and I took my daughter and her twins to getaway from her very stressful life. It was beautiful! It was too cold for the pool or lake, but were many places to enjoy the beautiful view sitting by the indoor fireplaces, on the screened in porch, on the covered patio, or as we made s’mores by the fire pit or relaxed in the fabulous jacuzzi! The kitchen is fully stocked and the hosts were very kind and accommodating. We will DEFINITELY be back to this gem of a vacation spot! Thanks Kim and Lane!

Best Hosts Ever!!!!
This property had EVERYTHING one could want. The owners were the most accommodating I have ever stayed with. They go above and beyond, from the emergency lantern, to the pizza, to the make up towels!! They have thought of everything and make you feel at home! I can not say enough good things about these hosts!! The hot tub was amazing, the location is perfect!!! Pictures do not do it justice!! Book this location and you will not regret it!!

A true gem!
We can not say enough great things about this amazing property. The owners were very professional & helpful. They were so sweet to ensure we had a wonderful time and were available to answer any questions we had . They texted great places to see, places to eat, and great too communicate with. The property itself is a GEM with a SPECTACULAR view. The owners have thought of every last detail in order to make your stay comfortable. It was super clean and close to shopping and attractions. We will 100% be back in the summer and will be recommending this property to friends. Thanks so much for a wonderful family vacation.

A real gem
This lake house is surreal. The view is far prettier in person than photos. The owners are very attentive to detail not missing a beat on anything you could possibly need. This location is an easy drive and in the middle of a lot. We explored dahlonega, Helen, Lanier island/margaritaville, preachers rock, Anna ruby falls all less than an hour drive. Grocery store is 5 min away. All around perfect trip and place to stay! Thanks to Kim and Lane for having us!

This property is by far the nicest I've visited in Gainesville. The owners are incredible and thought of every detail to make the stay comfortable. (Think hotel travel size toiletries, fully stocked coffee bar, phone chargers, etc.) A storm took out power before our arrival and they contacted us to ensure we made alternate arrangements, just in case, and offered to of course refund if power was not restored in time. Thankfully it all worked out and we were able to enjoy the cozy accommodations, beautiful lake view and soak up the time with our boys who attend Riverside Military Academy.
The owners live upstairs and were quick to respond to questions and were gracious in allowing us to have 2 of our RMA friends join us for dinner one night. They also 'loaned' us an ingredient we realized we were missing. Our boys asked about fishing and they provided poles right away. They even have some firewood stacked and available for use in the fire pit. Thank you Kim and Lane for the hospitality, you guys have a beautiful home and we hope to visit again soon!!

Weekend at the lake
AWESOME. The property was fully stocked with everything along with treats. The hot tub was super relaxing and the workout room was an great. I am definitely planning to visit again in the future. Lane and Kim were exceptional hosts.

Beautiful Daylight Basement - Owners live upstairs
The property, furnishings, decor, and location were outstanding. The dock was beautiful. Many amenities including kayaks, thoughtful touches like a coffee bar and snacks. Master bed is very sunken in, in the middle - beware if you have a bad back.
This property gets a 1 because I believe it is intentionally deceitful. I read the word private many times in the property description and planned for a private romantic weekend away with my husband. Here is what I found not private:
The owners are upstairs.
The back of the house is completely composed of big, open windows and doors.
The owners family room overlooks the hot tub. Their backs are faced away from you when they are watching tv, but they will wave when you meet each others' glances.
The upstairs family room is directly overhead the living room in the guest apartment. I was woken up from loud footsteps during a late afternoon nap.
From the guest master bedroom, you could look up stairs at an angle and into the family's living room.
I did share my concerns with the owner just a few days before the trip that the listing seemed inaccurate and that on second glance it looked like the property was not private at all but shared with them, the property owners, who are on site. She said, yes that was true, and that the way she means private is that it is not part of a neighborhood or community. We tried to salvage one day and had our kids come join us to enjoy the lake, but overall our weekend was a bust. We were seeking privacy, and instead it felt like you were in a fishbowl where the owners could see you if you were outside and hear you if you were inside.

A wonderful stay. Controlled environment?
The property is beautiful and has lots of activities to choose from,kayaking, board games, hotub ect. The owners keep it very clean and even provided some snacks and other amenities suck as toiletries. We had a great time. The only thing I would mention is that there are a astonding amount of rules to follow durng your stay. Most rules were reasonable however there is a rule related to any and everything you could possibly do during your stay. It was at times overwelming trying to keep up with the do's and donts of everything we did, from washing your face to using the hotub and kyacks. Last thing that may or may not matter to future guests, but there are a lot of security cameras to ensure that you stay safe while enjoying all activities.

I visited with my mom and three nieces to enjoy the end of summer.
The house was clean, spacious, and beautiful. When we arrived, Kim and Lane helped with a simple and helpful check-in. There were snacks, a frozen pizza, and bottled water waiting on us. We loved the pool, hot tub, and easy lake access. My nieces loved all the toys, floats, and life jackets that were made available to them. We played board games on the screened in porch and loved watching the deer one morning from the dock.
There was every amenity you could ever need, including a beautifully stocked coffee bar.
Our girls weekend was absolutely perfect and we are already looking at upcoming dates so we can come make more memories!

We felt like we were in our own little oasis! Yet we were only minutes away from the store when we did need to go. Owners were very friendly + helpful. Property was absolutely stunning. Looks better than pictures (and that’s saying something bc the pictures took my breath away!)

Wonderful lakefront terrace level apartment!
This is an amazing terrace level apartment in a wonderful neighborhood on Lake Lanier. It is clean and comfortable. Perfect for a nice get away. Kim and Lane have done everything to ensure your stay is spectacular.
The mornings and evenings on the dock or patio are amazing for relaxation. We loved using the game room to play cards with friends. We also enjoyed eating outdoors on the patio.
Although we did not use the hot tub or fire pit they were available and maybe we will next time! My husband is an outdoor guy and he took full advantage of the kayaks and also did some some biking.
The home is very quiet and tucked away on a cul-de-sac. The views of the lake are amazing and we booked a pontoon rental for a day’s excursion. It was great to be able to see more of the lake and enjoy some tubing too!
When we arrived at the home there was bottled water, a goody basket, and a pizza in the freezer. This is a nice added touch.

A Slice of Heaven!
We so enjoyed this wonderful lake front property! We needed a break from all the stresses of work and quarantining and this place provided just what we were looking for. We had gorgeous lake views (and access), pool access, hot tub access, a fire pit, a grill, and a comfortable and clean place to rest and relax. Lane and Kim were wonderful hosts. We had everything we need and more (snacks, a pizza, and water upon arrival). They were even so thoughtful to have toys and games that were age appropriate for our girls (ages 6 and 3). We really had the best time and can't wait to get back!!!

Amazing escape
We enjoyed our stay tremendously. Kim and Lane were wonderful hosts and went above and beyond anything I expected from a VRBO host. The house is even better than the pics. Everything you need is there. We will definitely be going back!
