Located in a quiet court, this lovely modern beach house has been architecturally designed. Just 350 metres to a secluded bay beach accessed only by walking track used by local residents. As you enter the property there is an abundance of natural light, magnificently appointed to cater for guests that expect elegance and luxury when staying away from home. The property has amazing views overlooking a golf course & Saltwater creek. The upstairs living area opens onto a large deck with contemporary outdoor furniture and BBQ. Free Wi Fi ------ House & Bedding Configuration, Amenities & Linen details Downstairs: Light filled entrance Second Bedroom: Queen Size Bed - Ceiling fan, BIR Third Bedroom: 2 x Bunk beds. (4 single beds in total) BIR Ceiling fan and free standing oil heater. Fourth Bedroom/Rumpus room overlooking tee trees, lake & gold course, includes flat screen TV & DVD player, one day bed, can either be used as a single or double bed, split system air-conditioner/heater. Access from Rumpus to outdoor deck with small table & chairs as seen in photos then down to hot & cold outdoor shower. Bathroom with shower & bathtub. Separate toilet Large laundry with sink, bench space and cupboards. Front loading washing machine & dryer. Remote controlled double lock up garage. ------- Upstairs: Open plan area: Large modern kitchen with built in pantry, breakfast bar & 4 stools. All modern Westinghouse appliances including dishwasher, oven, microwave, refrigerator, toaster, kettle. Full range of crockery, cutlery, kitchen & utensils. Breville sandwich maker, BBQ utensils, baking trays, pots. Wine glasses, champagne flutes. Separate powder room and toilet. Main living area with wood log fire & large 7kw split system airconditioner/heater, flat screen TV & DVD player, surround sound multi speaker & subwoofer, opening on to large deck, modern outdoor furniture, outdoor dining table with bench seats & chairs, outdoor heater & BBQ with spectacular views. Master Bedroom: Queen Size Bed with ensuite, shower & two basins. Large Walk in Wardrobe. Wall mounted flat screen TV with ceiling fan, modern clock radio with ipod or iphone doc. Free standing oil heater. Sliding door access to large balcony with high uninterrupted views of the golf ranch & lake. ------ Linen: * Full linen is provided including bath towels. * Hand towels and face washers are provided for all bathrooms. * Doonas, blankets and pillows are provided. * Linen for porta-cots is not supplied. * Tea Towels are provided. * Beach Towels are not provided. --- The house bedding configuration is as follows: Master Bedroom: Queen bed Bedroom 2: Queen bed Bedroom 3: Two bunk beds (4 single beds in total) Rumpus/Bedroom 4: One day bed, can either be used as a single or double bed ---- High chair & porta cot are permanent fixtures at the property and are available for your use. ---- STRICTLY NO SCHOOLIES OR GROUPS UNDER 25 YEARS OF AGE. (With the exception of children accompanied by parents) Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly the tariff rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this will result in loss of your bond and/or additional payments. Disturbance to our neighbours, including excessive noise, is prohibited and will result in termination of rental and/or loss of bond. Between 11pm and 8am noise levels must not disturb neighbours. EPA enforced neighbourhood quiet hours are from 11pm - 8am. At any time there is to be NO LOUD aggressive behaviour, yelling, screaming and or arguing. Excess vehicles are not permitted, general ratio is one car per every two people maximum. Boats, jetski's, caravans may be permitted but must be mentioned at the time of confirmation. Please - STRICTLY NO SMOKING INSIDE. ----- PETS: Pets are allowed but must be mentioned during the booking correspondence. Specific information regarding the pet ie type/breed must be given. * Please make sure to pick up your dog's droppings. This is your responsibility to do this. Please use a plastic bag and dispose of the bag in the outside rubbish bin. * If your dog is a compulsive barker or tends to bark more in unfamiliar environments you may want to consider leaving him/her at home. Dogs that bark relentlessly have been an issue with the neighbours in the past at this particular property. To ensure you have "quiet enjoyment" of the property the owners and management would prefer the peace be kept. *Please note: The backyard is fully fenced however the only access to this area (aside from the side gate at the front of the property) is through the 4th bedroom/Rumpus room downstairs. The main living area is upstairs which has access to the large entertaining area, this area cannot be accessed from the backyard. Depending on what kind of dog you have it is important to take these points into consideration as the property is not an ideal set up for dogs.  ----- We also require a bond in some cases which is fully refundable after your stay. Weekend and Long weekend Stays may be allocated a late checkout which will be subject to change. If another booking comes into the property on the day of your checkout the checkout time will be reverted to the standard checkout time of 10am. HomeAway/Stayz online bookings will charge a SERVICE FEE. This fee is not paid to us as the owners and is a charge made independently by the HomeAway/Stayz online payment booking system. ----- Local Attractions: Penguin Parade, Koala Conservation Centre, A maze n things, Minigolf, Seal Rocks, Local Wineries, Grumpy's Crazy Golf and Waterslide, RSL, Australian Motorbike Grand Prix Circuit, Superbikes and V8 Supercars, Tenpin Bowling, Churchill Island, Chocolate Factory, French Island, Surfing, Golf Clubs, Fishing, Walking and cycling paths around Cowes.

Perfect house with an amazing veiw. The house was very clean and provided everything, we had a very nice stay and I will prefer it again in the future.

We came back to this amazing house after having such a wonderful holiday there last year.We love the house, the beach around the corner (for us ,the best on the island),and feel very at home there.We were even given a few hours more to check out on the last day (thank you). As we are a family of cooks,I would like to see a few more saucepans, and a stronger liquifier for food,as the one there had little strength. I LOVED that we were supplied with sheets and towels this year. Brilliant. It made such a difference not having to carry all these extra things down with us. Will come back! Thank you.

The home is spacious and well appointed with great indoor/outdoor living. The views across the golf course from the back balcony is quite something. A very restful location to let go of city stresses.
