The rental was great and in the best location. The heater was broken the entire time we were there, which was a bit inconvenient.
There were a lot of forms and extra steps we needed to take that seemed much more in depth than advertised. Additionally, they do require a deposit, which was unclear when I booked through VRBO.

Terrific views of the mountains and just steps away from Main Street. When we weren't out and about, we spent most of our time on the balcony which is a big plus with this unit. Nice and big, great views. You do get a bit of street noise from Hwy 9 but it wasn't horrible. The in-unit jacuzzi was also a big plus. The unit has been updated here and there and it shows. Parking was comfortable. Enjoyed our stay and would stay again.

Our stay was amazing, from check-in process to Check out process. The staff at the summit rental were accommodating and helpful. Receptionist at the front desk were kind enough to let us park at the employee parking lot because the main parking lot was full.
Just one suggestion, have housekeeping wash the extra sheets and blankets stored in the closet, they had hair and fuss on them.
One thing to remember is unlink other rentals, this place does not offer any condiments or coffee essentials. There is City Market in Breckenridge which is little pricey and the closest Walmart is in Frisco. Therefore, before heading toward Breckenridge buy all the essentials.

Great location. Enjoyed being able to walk everywhere. Plenty of space for the 5 of us. The access to the upper bunk is awkward but doable.

Great location, one block off of Main. Hikers, you can hit a trail right outside the front door. The unit has a beautiful view and the room sizes and finishes are strong. Two things to be aware of is that the beds are queens and in the Summer you may need to fire up the fans to keep things cool. Fortunately, the hosts provided multiple fans.

This is located right above the road, which provides for a great view but also road noise. Once we went to sleep we closed the windows and turned on noise machines that we always travel with; it wasn't a problem at night. It is a nice place everything is capable and works well.

The location was great, just a short 3-4 min walk to Main Street. The views were so beautiful from the patio. It was clean and we loved having the hot tub right in our place. We didn’t hear any neighbors but if you had the screen open you could hear the big trucks go by. It was nice to still have access to the resorts amenities, pool, snacks, garage parking. It was an excellent stay!

This is a remarkable property with impressive mountain views. While we visited in the summer, this would be a great place in Breck to stay during the ski season. Its only a 5 minute walk to the gondola and you can finish the day by skiing to directly across the street from the entry of River Mountain Lodge. The building is very convenient to the bustling downtown area - where everything is within walking distance.

The property is in a great location and has lots of room. We enjoyed every bit of the stay! Key perks:
- parking right in the center of town
- personal hot tub
- great view of the mountain
- all the buildings amenities were in good working order
- check in process seamless
- beds were very comfortable
- large tvs
When we called to get things fixed, the property management was quick to reply and attempt to remedy the issue (attempt but we’re not able to solve while we were on-site a window pane issue).
This property looks like it changed owners - as all the pictures in the posting had art on the walls. These are not there.

The property itself was great. Summary was on point. Two things that were surprising was how loud the street was next to property and the thermostat didn’t seem to control the indoor temp very accurately. It is a nice place. We would stay again, just maybe not in the summertime. It was hot when we were there so we had to have the windows open at night. The bus stop is directly below this unit and it was noisy all night long. The mirrors on every wall of the master bathroom are a little disconcerting.

The location was great for walking to meals/shopping on Main Street, and walking to the gondola. Unit was as pictured. Loved that it had its own private hot tub! The building also had a pool that seemed to be heated, and there was a cool Tiki Bar along the river that will deliver up to the room for free.
Only downside was that because there is no air conditioning, we had to open the windows at night to keep it from getting too hot. That made temperature not a problem, but as others have noted the road noise is quite loud with the windows open, and all of the large trucks (trash and construction) go down that road at all hours.

Great location! Clean condo.
This condo felt very clean, and the location was outstanding for walking to Main Street! The private hot tub was such a nice touch and was also clean. Loved the views from the balcony for breakfast every morning. The kitchen was well stocked. I would have preferred the second bedroom have a different layout, as we had to walk out of the bedroom to get to the closet and attached bathroom because the bed was too close to both walls. Other than that (which is super minor and definitely not a deal breaker), it was a great stay! Will definitely be booking again.

Good and Not so Good
This was an interesting accommodation.
The good :
Fourth floor with a view of the mountains.
Very convenient - you can walk to nearly everything you need except the grocery store.
The appliances are all nearly new and work well
The not so Good:
The street below is the main bypass around main street and is noisy, I mean noisy from 6 am to way past 8 pm. In order to sleep well you have to get up at 6am at he latest to shut the windows. The trucks, the cars and delivery vans are a constant din making eating on the deck a real misery.
Whoever decorated this place was stuck somewhere in the 1990's "mountain cow boy chic" and has not taken the time to update the furniture and wall coverings. Some of the leather on the couches has not seen leather conditioner for at least a decade. The wooden bar stools, again 1990's "mountain chic" are uncomfortable as all get out. Ever hear of cushions?
The "double" bunk beds in the second bedroom are a true joke. Who would ever conceive of another adult couple sleeping below or above them? It was a good thing we only had our one adult son staying with us. To say this unit accommodates 8 is joking , again.
Finally, the units simply does not have enough sleeping pillows. We had to resort to putting the decorative shams, which I am sure have not seen the inside of a washing machine in along time, in pillow cases in order to have more than one pillow per person, or steal them for the "double " bunk bed.
These issues really need to be addressed.

The 402W unit that we had in River Mountain Lodge has a spectacular view of the mountains. It is very near the downtown area and has a bus stop right in front of the condo.

1. Wash the dark-colored bed covers and vacuum-clean the sofa. Whenever we sit on the sofa or move the bed covers, we see dusts floating in the air that cause us to sneeze and have runny nose. Having white or lighter shade of bed covers, as well as the sofa, can make the room feel much cleaner.
2. The window screens have holes and need to be fixed. We had to open the windows because there was no aircon in the unit. One night, a bee entered through the hole, and we had to chase it out.
Overall, our stay was very pleasant.

Spring Break Ski Trip
My family of four enjoyed this property very much, but was disappointed that after cutting my foot on a nail and ruining the last two days of my trip and notifying management nothing was done to fix it. I had to place a band-aid over the exposed nail so that my children would not get hurt while walking around.
