Heerlijk verblijf in een mooie omgeving.

De familiekamer is erg ruim opgezet, eigenlijk een compleet appartement. Ontbijt was zeer goed. Diner ook ok.

Buiten aan de slaapkamers wat lawaaiig door ketelinstallatie of afzuiging.

46yr anniversary night away.

Lovely, clean centrally located hotel. Excellent food and good sized portions. Friendly, helpful staff - couldn't fault them.

Only slight issue - water in bathroom sink could be warmer.

Give this place a chance! You won’t be disappointed by the hospitality!

We were in Kinross for a funeral and the hotel was very conveniently located across the road from the church so was ideal. In house bar and dining available as well. This hotel has a lot going for it and you can see the owners are trying to add their stamp on it and do it up. The main thing is that it is clean and you couldn’t want for a kinder owner/manager looking after you. She even organised bacon rolls and coffee for us for an early morning start.

Parking can be a bit tricky but that is more our issue having a slightly larger car.

Really enjoyed this 2nd stay at Kirklands and will certainly look to stay there again.

Welcoming staff who showed us to the room and explained the facilities. Great value for money B&B deal with a really good choice for a freshly cooked breakfast. This was our 2nd stay at Kirklands and this time we had dinner which was excellent. The best meal in our 1 week tour of this part of Scotland.

Our stay could not be improved. Great value for money at this family owned and run small hotel.

Very comfortable short stay in Kinross, breakfast was top.

Breakfast was fabulous. A la carte breakfast menu including muesli, fruit salad, porridge, full english, omelettes, kippers etc etc. We were given an apartment, I had booked a three bed room, so we ended up with two bedrooms and a very spacious flat.

Only disappointment was to be refused a glass of wine to bring up to the room from the bar as it was closing time. We were resident, no cashing up required as it could have been put on the room, no cleaning required as we would have taken it up. Didn't really understand why we were refused this.

Lovely stay at a great hotel with delicious breakfast!

Breakfast was excellent with a wide variety of choices. The staff were extremely friendly and helpful. The room was comfy and very clean.

Bedroom was a bit too warm, but that is not the worst thing in Scotland!

Tasty food and great place, enjoyed our stay and definitely coming back

The family apartment is absoluterly exceptional for a hotel. You can put the kids to bed and chill in a very warm and cosy living room. The lovely town of Kinross is only 45 minutes drive from Edinburgh, and 45 minutes to Stirling, perfect stopover if you are planning to visit both places in turn, and also enjoy the lovely local views. We had an exceptionally tasty dinner on our first night and tasty and generous breakfast on both mornings. The staff were extremely friendly and welcoming.

We only stayed 2 nights, so there was no need for cleaning or change of towels/bedding, but I would have appreciated it if the cups were changed and tea replenished without having to ask for it. The lock on the bathroom didn't work terribly well, I couldn't really lock the door. There was a splash of dirt on the back of bathroom door and a couple of sticky handles in otherwise extremely clean apartments.

Exceptional

We were very pleasantly surprised when we reached the hotel. Our family room was really an apartment with a large sitting room. The food was the best we had on our road trip. Staff were relaxed and friendly. Our biggest regret was that we only stayed one night - we will be back.

Exceptional

The owners and their staff were really nice, a warm welcome when we arrived. The staff were all really good and they even managed to accommodate a large family meal at the last minute. The key to a good hotel is the willingness to help and accommodate and the Hotel would score 10/10 for this. The breakfast was great and the owner even made pancakes for my girls which went down well. The restaurant is great and the quality of the food is very high. We had a lovely suite which accommodated the children in one room, us in another room and a lounge. I would highly recommend this hotel

Superb

Room was a good size, bed was comfortable, staff were lovely and great choice of breakfast.

Single glazed window in the bedroom, could hear noise from outside but having said that, it wasn't unbearable and wouldn't stop us staying again.

Good value accommodation with efficient staff which can benefit from some general improvements in building and facilitie

Great reception and check in on our arrival , delicious and generous cooked breakfast, attentive and efficient waitress service in dining and breakfast rooms , helpful staff and good value accommodation.

Stained carpet on stairs, no lift to room on 2nd floor, significant traffic noise from front rooms, ground surface surrounding hotel in poor condition , insensitive shower temperature control, window frame in our bedroom in poor condition.

The mattress was a little firm for my liking however my friend liked the firmness so just a preference thing.

Spacious apartments, should be advertised as that as they are not just rooms. Great location and the space offered as family room was beyond our expectations. We have been family room and it was more like an apartment or family suite, with lounge, 2 separate bedrooms and bathroom bigger that 3rd bedroom in our house! The space was absolutely incredible with comfy beds, nice staff, who was ready to help at any point. I cannot not mention the breakfast and delicious omelette served. There is also a restaurant operating within the property serving lovely food and wide range of drinks and mocktails. Would highly recommend the hotel.

A great B&B experience - very hard to find nowadays, absolutely recommendable!

After 9 days being in Great Britain, this was the FIRST good coffee. We used the dinner and breakfast and both were excellent. A great B&B experience - very hard to find nowadays. Every rating and comment on booking.com was spot on, highly recommendable to anyone !

This is an excellent place to stay. The staff work really hard to make your stay enjoyable.

This is a small hotel in the pretty village of Pitlochry. The staff, without exception, are excellent. My room was large and the bed very comfortable. I was there on a Saturday night and there was no noise from the patrons downstairs. My meals (dinner and breakfast) were outstanding.

radiator in room needed bleeding. Windows would benefit from upgrading, but we can see that this would be quite a significant investment, as the property is probably listed.

Great wee hotel.

What a gem of a wee hotel! Nice rooms, modern restaurant and bar areas - serving really good food and excellent cocktails. Staff were lovely. Excellent value for money. We will definitely be back.
