The House itself looks really nice, the rooms are spacious.
The rooms are not soundproof, even remotely so. Being kept up during the night as people staying in the room above us did anything whatsoever, even just talk, is insane.

Location, rooms, and that rare Bath experience of on-site car-parking, all add up to a great place to stay! We'd definitely stay here again - despite the Saturday morning breakfast experience as below . . .
Saturday's breakfast service was haphazard to say the least. We seemed to get forgotten about and waited 40 minutes for our food - which by now included burnt bacon and poached eggs that had gone hard! Such a shame as Friday's breakfast and service was first class!

Quaint bed and breakfast, good location.
Cleanliness, helpful staff, excellent breakfast.

Room decor. Comfy bed. Large towels
Shower drain blocked, had to have intermittent shower as bathroom flooded
Not much toilet paper even after house keeper came to refresh room she didn't top up
No staff to speak to
Lack of atmosphere
No full length mirror to check reflection before going out
Lighting for mirror very poor to do makeup and couldn't use bathroom mirror as floor flooded
Very noisy in the room, could hear everyone moving upstairs, and guests chatting as right next to dining room

"Mi sono trovata molto bene, ceck-in e check-out senza problemi, personale gentile e struttura molto pulita. Camera graziosa con letto comodo. Il punto forte è la colazione molto ricca e varia e di qua..."
