What's nearby: This townhome is located steps from the San Juan River, which is perfect for tubing and rafting adventures. Downtown Pagosa Springs is a short drive away, where you'll find restaurants, shops, museums, and a handful of parks. The town's famous hot springs are only half a mile away. Hiking trails in the national forest are nearby in the summer, while skiing and snowboarding in winter is a short drive away at Wolf Creek. Things to know: No trailer parking allowed Full kitchen Free WiFi No smoking Dear guest, please note that quiet hours are from 10 PM to 7 AM and that only four cars are allowed per reservation; two in the garage and two outside the garage. Parking notes: There is free parking available for 3 vehicles. Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit. More information can be downloaded from the "Rental Agreement" on the checkout page. Due to local laws or HOA requirements, guests must be at least 23 years of age to book. Guests under 23 must be accompanied by a parent or legal guardian for the duration of the reservation. Lots of space for the family to hang out or go off and read a book quietly. Beautiful porch to watch the wildlife and river. Close to town.

Our small group of 6, 2 kids and 2 couples totally loved our 4 night stay in this beautiful home. When you first open the door and walk in, the home and view are breathtaking. It is very tastefully decorated with comfy furniture and beds. TV’s in every room but why watch tv when you can be sitting out on the deck listening to the river rush by in a rocking type chair. Perfect for that afternoon drink and snack. Even though this is a townhome, we never heard anyone next door and felt private with no one behind us…just the river. The master bedroom is great with a very nice king size mattress and bedding. The bathroom is spacious with a very nice shower. Housekeeping did a great job making sure house was clean and ready for our arrival and were given plenty of paper towels, toilet paper, soap etc. The kitchen was very well equipped to prepare meals in. Two nice grills outside too! Loved the location of this house. Short walk on the wetlands path after crossing the bridge to get into town, the resort, or playground. Garage even had bikes and a nice floating tube for the river. Do not hesitate to book this house. It’s one of the nicest we have ever rented. Thank you!

Stunning property. Location by the river was absolutely beautiful. Walking trail, river, town, and hot springs were all within walking distance. Amazing stocked kitchen with everything to assist in cooking for a large family.

Loved the back patio being right on the river! The house lived up to the pictures! Super nice family area with comfortable couches. Kitchen area was well equipped. A real treat was having evening corn hole games on the back patio each evening!

We also enjoyed a couple of breakfasts at Two Chicks & a Hippie. Can’t wait to come back to Cobblestone River Resort!

Absolutely gorgeous
We almost didn't book this place because there was no hot tub, and after skiing a few days our muscles are always sore so it is usually a requirement. However, this place is absolutely beautiful- my jaw dropped when we walked in. The photos don't reflect how gorgeous it is. It sits right on the river and the view from the back patio is amazing. Plenty of space with 3 bathrooms. About a 30 min drive to the mountain but we didn't mind. If this place had a hot tub we would never leave!

We loved this new modern cottage feel house on the river! It was so peaceful Sitting on the big porch over looking the river and listening to the peaceful sounds of the water and nature! We also saw deer come up every day! There were a lot of places along the river to go exploring and swim. We were also right beside Yamaguchi park which had a skate park and bicycle pump track and playground. The kids loved it! And we were so close to town . Within walking or biking distance . We will definitely stay here again!

Probably the best-appointed rental I’ve ever seen! So comfortable, had everything we needed, plenty of space, gorgeous view and perfect location. Cannot recommend more!

Perfect Getaway
We enjoyed every moment of sitting on the patio and listening to the river. Impressed by how clean it was. Great bonus was how close it was to a nice playground.
