Went with a hotel outside old quarter to avoid the crowds and craze. Located next to a lake and his residential neighborhood was great.
Rooms were clean and comfortable.
The lobby is closed at night which forced me to go to a cafe to work since I work US hours. Hotel is also a bit dated and photos aren’t very accurate.

Staff were wonderful. Usually someone English speaking at the 24 hour front desk. Very kind and knowledgeable, eager to make my stay wonderful. I stayed 10 days and had a couple minor issues with something mechanical. This was addressed and fixed immediately. The bed was medium firm with medium firm pillows. Housekeeping came every day and kept the room spotless. There were welcome water bottles. There were also snacks and cold drinks available for a small fee. Elevator to my room in the 8th floor. Nearby park with lots of people using it and market stalls. One weekend there was a manga contest. There is a fairly large Fuji Market nearby. The old quarter is about 25 minute easy walk and the lake was about 15. Nearby stores and restaurants. There was some street construction, but I didn't hear it on the 8th floor. Shower was hot, the wifi was decent, robe and slippers, and the a/c was cold. Definitely would stay again.
It was all pretty great. I didn't give it the 10 because there were some minor mechanical issues, but I was impressed with how quickly they fixed them.

Good location and premises is clean and they have a fantastic breakfast menu which was included
The night receptionist staff was unwelcoming and mean but morning staff was helpful and friendly.
