About this condo rental

Situated in Balboa Peninsula, this attractive condo for $275 per night is a great choice for your next break. It will only take about 30 seconds to walk to the sand from our unit. It is also centrally located near Vons, a liqueur store, several nice restaurants and fast food. A Subway, a donut shop and a coffee shop are at the end of the street. Our kitchen and garage are very well stocked. You will have much more in this kitchen than in the average rental, similar to your kitchen at home. In the garage we have bikes, boogie boards, unbrellas, beach chairs, children's toys and more. Our place has a nice patio in front for dining or just having your morning coffee with a view of the ocean. The unit is equipped with high speed wifi, has a barbeque, updated kitchen, flooring and bathrooms. We have a smart TV in the living room capable of viewing TV shows, sports, news as well as Netflix, prime, etc. There are two queen beds and one set of twins plus the sofa turns into a queen bed. The master bedroom is very private up a flight of stairs with its own bathroom and TV. You will also have your own washer and dryer inside the unit with detergent provided. Your unit is not shared with anyone. The 4 car garage is shared with the upstairs unit. You will have the left side as you go into the garage from the alley to park up to two cars tandem. You will be provided a phone number of someone to contact in case you have any problems with the unit. You are also welcome to contact us with any questions you have about your stay in Newport Beach. We are the original owners of this building for the past 30 years, so we have a lot of experience with the area. Our neighborhood is one short block from the boardwalk to Balboa Blvd. Most of the homes on this street are full-time residents with just a few rentals, so it is relatively quiet compared to some other areas known for parties. Location is great since it is so close to the bay, the beach, the Newport Pier, restaurants, grocery stores, drug store, etc. It is really not necessary to drive anywhere for basic needs. We usually walk or ride our bikes to restaurants and other establishments. Walking and biking are the main ways we get around as it is an easy walk to most stores, restaurants, the pier area, the beach and the bay. Biking is fun as you can ride on the boardwalk for almost the length of the peninsula making it a safe ride away from cars. That being said people do like to drive to Laguna Beach, Huntington Beach and Disneyland which is an easy drive and scenic for the beach cities. The fun Zone and Balboa Island Ferry is a longer walk for small children, so a car is appropriate sometimes for that area. There will be written instructions and general information available to read in the unit. Look for a yellow folder on the table by the wall in the living room. Besides information about the unit, you will also have some recommendations for restaurants and places to visit for other interests. The city of Newport Beach has a rule for community noise control. This is due to the fact that we have a lot of visitors on the peninsula and the islands, and homes can be quite close to each other. So occupants must be very respectful of their neighbors. There should be no noise to be heard from neighbors from the hours of 10 pm to 7 am the next morning and during the day the noise level should not be disturbing or more than 45 DBA. If this rule is broken by any occupants, they could be subject to a $500 fine.

I was hosting my brother, sis-in-law and 2 nieces on a CA roadtrip. Location is excellent for many things. Dropped the 2 nieces off at Disney on a couple of days. Felt the would be fairly safe there snd they took an Uber back from Disney, Anaheim. Uber was around $30. The adults enjoyed the very, very nice local bars and seafood restaurants. The house itself was very clean, attractive & well equipped. Only minor issue was noise from another family holidaying upstairs. Noise insulation not the best. The other family kept their youngsters well under control especially during ‘quiet’ hours. All my family enjoyed the stay and would go back again.

This beach home was perfect for our family! We had 7 adults and one child (4 yrs.). Such a quiet street, 2 minute walk to the beach. Loved all the sand toys, chairs, umbrella and towels for the beach. The bikes were so fun to use on the path. Great eating places nearby. Stop looking and tent this place!

My family and I thoroughly enjoyed staying in the lower unit recently. The space is clean, cozy and efficient. It is a wonderful location with short walking distance to beach and shops. It is well-equipped with all the amenities listed in the description. Having garage access and close proximity to highways made travel and parking logistics a breeze. The owners are very friendly and responsive to any question that might pop up. All of us agreed that we want to make this place our go to “home-away-from-home” on our future visits to the area.

Lots of laughter filled the house this weekend! We loved that we were so close to the beach and also within walking distance to shops and food. The kitchen had everything we needed to prepare meals. We are hoping this will be available again for next year!

Our experience was amazing and helped us through a difficult life event. The cute and cozy home, proximity to the beach and the fun activities available made our stay peaceful and comforting. The bicycles and boogie boards were so fun. The nice long bike ride with our adult children was so enjoyable. Such a pleasant distraction and the new memories will be cherished always! The home was just as described; very clean and decorated so tastefully and complete with all the necessary amenities, including a coffee bean grinder - a must! The owners were extremely accommodating and flexible and our correspondence with them was very prompt and helpful. We hope to be back soon. It's nice to know we now have the perfect retreat to come back to! Thank you!

This house is close to all the fun places but quiet at night which was nice! The beds are comfy and the bedding is soft. The kitchen is well stocked with all the essentials. Owners care about their property and it shows! Plenty of towels and beach chairs. They also had 2 bikes! It's nice to have 2 parking spaces. House has a nice beachy, comfy feel to it. Thank you for sharing your beautiful home with us! We hope to be back!

We had a wonderful stay at Joan and Joe's home in Newport Beach. The location is ideal with the beach just steps away and many restaurants and other conveniences within easy walking distance. The entire unit is beautifully furnished. The kitchen is well-stocked and the beds are very comfortable. It's really nice to have off the street parking in the garage. We are repeat renters because we have really enjoyed our stays here. Joe and Joan are awesome hosts and very easy to work with. I can't thank them enough for sharing their beautiful home with us.

Great location - this part of Newport has a real cottagey feel to it and is interesting to explore. About a 15 min walk to Lido village which is super cute and has recent eating options for a nice dinner. Good communication with host - they seem to care about the property and I'm sure will continue to improve it. Great for families looking for a beach escape.

This home was perfect for our staycation. We had everything we needed. The kitchen was well appointed and the bathrooms were as well. You don't need to bring much! We loved sitting on the porch in the mornings with our coffee and playing cards at the table in the evenings. It was the getaway we all needed! Thank you!

With one brother turning 80 years old and living in Irvine and three other brothers scattered around the US, we rented this house to use as a base for various events. The weather was perfect and the neighborhood super safe -- so we spent time walking and talking and sitting on the beach. Great restaurants and brunch spots were all around, many in walking distance. The place itself had all that was needed. Thank you to the owners who really made it work.

First - the property owners were very responsive and helpful. Property and location were excellent. Loved that they leave useful items left by previous guests to be used if needed. There was a lot more of this type of things in the house than I would have ever expected. The house was very nice.

Joan was very gracious- the home was exactly that our home away from home! Mornings were the best for us - making coffee and walking the very short distance to the beach to watch the sun rise and surfers riding those waves! We enjoyed a long fall weekend in Newport Beach and really enjoyed staying at this property. The location is perfect and we enjoyed how close everything was to the rental. The Tallman's were great to work with and gave us all the instructions we needed to make the process run smoothly. We would definitely return to this property!
