EXTERIOR COMPLEX RENOVATIONS COMPLETE: Phoenix on the Bay renovations have concluded with the complex's exterior being completely redone / freshly painted including our unit's balcony, exterior walls, ceilings, hallways, doors, and floors. All parking areas have also been redone. The complex exterior looks brand new ! UPDATED CALENDAR: If our online calendar shows the unit (and its corresponding boat slip) are available, then it is. We update the calendar within minutes of a reservation. NO KEY HASSLE - NO WAITING: No need to stand in line for check in or check out ! Entry to the condo is easy - simply key in the code we supply you for the electronic keypad at the door. Your reservation confirmation, booking, stay and logistics are all handled by email directly with the owner of the unit in a streamlined and efficient process. INQUIRIES / QUOTES / AVAILABILITY: To check availability for the unit and or slip, simply enter your dates of stay, and the reservation calculator will give you an exact quote for your intended stay. REQUIRED ID / AGE RESTRICTION: Renters must be 25 or older. Violation of this rule results in forfeiture of stay and deposit. Required ID and minimum age verification is reconfirmed upon checkin. NO SMOKING: This is a strictly non-smoking unit / complex. There will be a $1500 fine, forfeiture of stay, forfeiture of damage deposit, and required reimbursement for all costs of deodorization (which could be thousands of dollars) if smoking occurs in the unit. This rule is closely monitored and strictly enforced. Smokers are not welcome and are prohibited from renting this unit. BOAT SLIPS/WAVERUNNER BEACH/TRAILER PARKING/LAUNCH: For those wishing to bring their boat or waverunner, use the onsite boat launch, and or rent a slip, the marina has been completely rebuilt after being destroyed in Hurricane Sally. For boats up to 27' in length, rent our owner slip for only $50 per day (times the number of days of your stay), the year round rate, regardless of weekend, peak season or holiday. After booking this unit, the unit's slip availability is GUARANTEED. Simply let us know you plan to bring a boat (maximum 27') and we will then secure payment from you for use of the slip AFTER you book your stay through VRBO. After the additional separate payment is made to reserve the owner's boat slip, we then provide instructions on everything you need to bring your boat for your stay. For those needing a 40' or 50' boat slip (needed for boats 27' or longer), or jet skis, simply call the front desk at Phoenix on the Bay at 251-980-5700 to reserve your space, after you book. Slips rented through the front desk vary in cost depending upon peak season, holiday rate, weekend rate, type of boat, and size of slip requested. NOTE:: The HOA mandates that all boats in the marina show proof of liability insurance, upon check-in in order to receive a sticker authorizing use of the marina. Trailer parking is $10 per night, reserved in person through the front desk, upon arrival at Phoenix on the Bay (trailer spaces unfortunately cannot be reserved in advance, and are subject to availability. Less expensive offsite trailer parking may also be recommended thru the front desk upon arrival as well). Owner unfortunately cannot assist with any trailer parking logistics as that is completely handled through the front desk upon arrival. ONE TIME PARKING / RESORT PASS FEE: There is convenient same floor covered parking and self serve luggage carts. Upon arrival, simply stop by the front desk and purchase a parking pass, good for your entire stay, and pick up your unlimited amenity wristbands . The one time parking fee includes unlimited amenity wristbands for all your guests, and includes a single parking pass (whether you bring a vehicle or not). If you need two parking passes, it's an additional parking fee for the second vehicle (two vehicle max per stay for this 2 BR unit). A single parking pass is approximately $55 total, good for your entire stay, subject to annual increases by the HOA. SNOWBIRDS: Inquire for monthly rates for January / February of each year.

We loved the condo! Everything was clean and just overall loved the place. The property would really be awesome for the younger kids for the slide and lazy River. I can’t say enough about how nice everything was. We loved the decor as well. If I had to say anything negative, it would be hard, but the bed and pillows were a little soft. That’s just a personal preference so not bad! Our 17 year olds loved the sidewalks/bike trails that led right off the back by the bay.

This unit is very well appointed. It is located facing East so you can sit on balcony all afternoon and evening. Also locate in a manner to keep noise level down. This was our third stay. Looking forward to more,

We chose this complex/unit for two reasons: the convenience to The Wharf Amphitheater and the fact that we could rent a boat slip. This unit provided everything we needed and more. The view was an added bonus! We are looking forward to staying in this unit in the near future. Thanks for a great stay, we'll be back!
