The views were definitely as advertised. The early morning coffee on the balcony and evening Wine is definitely a relaxing space. Edward was always very responsive and accommodating. We had an issue with the dishwasher as it broke down right before Thanksgiving, but being it was a holiday - I understood there was very little to be done and we finished our trip - old school - but time with Family was enjoyed by all. This unit is in a great location to walk to everything and the peacefulness of the waves, cannot be denied. Thank you, Edward, for always responding to our questions.

The VIEW! We very much enjoyed our stay. You can hear the ocean while sleeping and it was amazing to wake up to see the ocean out of the large living room windows. We sat and watched dolphins at play every morning. There was plenty of room in the house for 6 adults. We would definitely book another stay here!

This property has a GREAT view of the ocean and we loved watching the sunset every day. Usually staying on the ocean side versus the Bayside means a lot more commotion and noise, but that is not a distraction when enjoying the views from the balcony. The condo being where it is on the peninsula is great for amazing food at fun new restaurants, with all the amenities from groceries to bike rentals, which we rode to Huntington beach. Couldn't have asked for a more, relaxing, active, fun filled trip!

Very comfortable beachfront location. Wonderful ocean views. Everything you need is within walking distance. Loved the tankless water system with hot water for showers and washing clothes. Edward, the owner, gave great instructions for entry, departure and was available is anything needed. We will come back.

Great beach. Perfect location within walking distance of restaurants, bars,Starbucks and the grocery store. Property manager was easy and responsive and house was as advertised. Will definitely book again. Entire family had a blast!

The ocean front view and weather were beautiful! The, manager, Ernest was very helpful. The condo was not very clean. Bathrooms, bedding etc. had a smell! We were all hit with an intestinal virus (per doc who was with us) in the middle of our stay. We had 4 bath towels for 6 guests. We were asked to wash towels before our departure & put them in the garage where we found them. We were also asked to remove sheets etc. We left NO damage ! We did not touch the blinds because we were told we would have to pay $200 ea. if broken (would have loved to let sunshine in). We removed all trash, returned all sofa pillows etc. as they were when we arrived, washed all dishes, swept floors etc. I notified the manager at our departure and told him where the keys were placed. We all enjoyed the beach but expected more for the non-refundable $$$$$ amt we paid!

We chose this condo because of all of the amazing reviews and they were spot on! We actually thought it was even nicer than the photos showed. The balcony is large and perfect for enjoying the beach/ocean view. We loved being on the upper unit and overlooking the boardwalk. The 9 am checkout was a bit early for us but other than that we thoroughly enjoyed staying here! It is clean, well stocked and it was so nice to have beach towels and chairs. Edward was always responsive and easy to work with.

The location and access to the ocean and beach was fantastic! The places to eat and things to do are all within walking distance. Our teenage kids really liked it as well. For a spring break vacation mixed in with a day at Disneyland this place was perfect. Definitely will look to go back!

This was a beautiful place to stay! The space was great, clean, comfortable and right on the beach! We had 3 people stay and there was plenty of room. Had all the modern comforts! Would definitely stay again! Beautiful sunsets over the ocean from the deck!

Our family had an amazing stay at this beautiful beachfront condo over spring break. Edward was responsive, kind and supportive all throughout our visit. There is exceptional thoughtfulness when it comes to guests staying to include beach towels, chairs, and toys for entertainment. The location is conveniently located enabling us to walk every morning to the grocery store & Starbucks, and to multiple restaurants for happy hour and meals. We loved every moment of our stay at this property and highly recommend it!

We had a great long weekend at this Newport Beach house. It was quiet but we expected that because it is off-season. Great location, convenient to everything and of course the beach is right out the door. Parking is tight in the garage but still really nice to have somewhere safe and convenient to park your car. Everything was operational in the house and there weren’t any issues. We enjoyed ourselves and would stay here again.

We have been coming to Newport Beach for years and have stayed in many different houses. This is our favorite by far! Right on the beach so we could hear the waves all day and night and we could watch the surfers while eating breakfast. House is very well kept and clean. Furniture all super comfy and kitchen is well stocked. Garage in the narrow alleyway is a challenge for parking but can be done with patience and it gets easier with practice. Location is great--rarely used our car anyway. Can walk easily to restaurants and the grocery store. Wifi worked well for our son working remotely.

Our family had a wonderful stay this past week. The condo is directly on the beach with amazing ocean views. There is lots of beach stuff that you can use. The location is a short walk to Lido and the pier. Have nothing to say but wonderful things. Out entire family had the greatest time!!

We had a wonderful time and would absolutely stay here again. The location simply can't be beat, the balcony at sunset is absolutely stunning. We stayed here with an infant and a toddler and found that it had everything we needed. There is an impressive amount of space for a beach house. Edward was very communicative, kind and helpful. He's taken wonderful care of the building and we may very well come back!

We had a fabulous stay at this property. Short walk to the grocery store and the Newport Pier area for restaurant options. It was nice to be right on the walking path The beach has decent Surfable waves right in front of you. (Good Left Break) We also lucked out with the weather being in the high 80’s the whole time. We will definitely be back.
