YouTube video tour: https://youtu.be/r5hmHo4CnO0 copy and paste this into your browser for a walk through video This property is fabulous and in the center of Boulders most desirable area yet quietly tucked back on a large treed lot THIS IMPECCABLE AND CHARMING HOME FEATURES: - warm upbeat style for the adventurous traveler - sunny exposure to a private yard area - soft colors and stylish, somewhat masculine artwork - fabulous outdoor seating and dining area in good weather - an inviting private yard and trees. - private off street parking for one car. - an east facing entry clearly marked. - a main living room with wide planked, warehouse style flooring. - a gas burning fireplace - a gas range/oven - bistro style table and chairs and a fold out sofa bed. - flat screen cable TV - private WiFi When joining us you will arrive to a home which is 'rental ready' sparkling clean complete with bath soaps, shampoos, personal paper, basic kitchen needs such as salt, pepper, coffee maker/filter and all appliances. Oh and of course fresh flowers. Downtown Boulder just steps away............ The windows are updated historic and open to a private lawn area. The bedroom adjoins the living room (and the front porch) and has is king sized, four posted. - two sets of all cotton sheets - extra comfortable comforters and blankets - bay window bedroom - a fully stocked kitchen - rich leather chair perfect for curling up with a good book. - the bedroom also opens to the front porch which is mostly private and has wicker chairs and a front swing for watching BOULDER go by. -close to trails, parks, coffee shops, bars, restaurants, and all Boulder has to offer. I appreciate and cater to the discerning traveler who looks for convenience, style, clean abundant living, and the diversity this property offers. This property is among long time and full time residents. This is not meant to be a 'party property' so please make other plans if that is your intended use. This property is normally the owners primary residence. While there are some personal belongings you the guest are invited to make this property your home for your stay. If you are accustomed to hotel amenities, concierge and surroundings this is not for you. If you are open minded and enjoy finer things with someone else's personal flare you are looking at the right property. This is a fabulous location and a special and intersting property. In and attempt to mange expectations please know I (the owner) have had some experiences with hunting animals and these items are displayed here. Thanks so much Rusty for creating such a charming place to stay one block from Pearl Street mall. There are too many wonderful amenities to list but we loved the artsy style, the comfortable king bed and Egyptian sheets, and the wonderful sitting area outside among the beautiful trees. We easily walked to hiking trails, the mall, the campus and transit for going further afield. We loved our stay so much and look forward to staying here again in the future!

This is the second time I've stayed at this charming little getaway, and I plan to return again in the spring. It is very well appointed, with everything you need for a comfortable stay, just a couple of blocks away from the Pearl Street Mall. …And the private outside area is terrific!

My husband and I had a fabulous week in Boulder staying in Rusty's place. The location is perfect with Pearl street only a block away. We walked to dinner every night.
His place is very comfortable with a cozy couch and bed. The kitchen is well appointed and more than adequate for cooking needs. Although close to Pearl St, the neighborhood is far enough away to be quiet. All the outdoor seating is a huge plus! We would for sure stay here again.

Great location on a quiet street that is only 1-block from the the town center. The best of all worlds. Clean, well maintained and visually appealing location with great outdoors areas. Minor access problem on arriving was speedily handled by owner. Highly recommended as is the city. The focus on walkability and biking was inspiring.

The place was clean and comfortable. Location was great, easy walk to Pearl Street, the farmers market, and the riverside trail system with lots of places to eat and shop nearby. The neighborhood was quiet. We walked home late from an event and felt safe and comfortable. Would definitely stay again.

Had a lovely stay! We were very busy during our stay, but really enjoyed sitting outside at night, on the patio. My only "complaint" is the terrible driveway situation. The entrance to the driveway is at a steep angle. If you don't drive in/out at the right angle, you scrape your front and and back ends. The huge holes at the entrance to the driveway don't help. But we wouldn't hesitate to stay here again. We just know to watch out for the driveway everytime you comeans go.

Perfectly perfect for our time in Boulder. The kitchen was well stocked and so nice! Sitting outside in the afternoon, reading with a glass of wine was amazing! The robes were a nice touch. Pearl street was so close and that made the stay so nice and relaxing knowing we could just walk back for a nap.

This is our 3rd stay at the Spruce St. getaway. It is consistently clean and cozy. Boulder had a cold snap during this visit, with a morning low of -15 the day we checked out, but the gas fireplace kept the apartment warm and comfortable. We will be back again.

This property was perfect for our visit. Easy walk to pearl street. Wine shop and small grocery within minutes walking. Quiet, private and cozy.

We really enjoyed put recent stay in Boulder. The home was as nice as the pictures and the neighborhood looked like a Norman Rockwell picture. The apartment is perfect for two people. Rusty was readily available to answer questions via text. A few issues occurred during the trip and they were resolved quickly and painlessly, so they were mere blips. If I ever stay in Boulder again, I would come back to this location.

The property was just as advertised. It is only a block away from the walking area on Pearl Street but yet very quiet. The house is set back from the street with parking conveniently in front. Perfect spot!
