Comfortable spacious house on a fantastic riverfront lot. Owners were helpful and communicative. We had a great time!

We brought our youth group on a retreat and the house was great for us! Plenty of space, we loved the River and hot tub! Volleyball and basketball were a hit with the kids! The kitchen was perfect to set up a food bar during meals! We really enjoyed our time in the mountains!!

Overall we were very pleased with our stay. On the day we checked in I was a little early and had the opportunity to meet Mr. Hamilton. Ian is an amazing person and gave me a personal tour of his property and even told me about some of the outdoor activities that were near by. My wife and children had an amazing time and we look forward to visiting again.

Fun comfortable place with all you need to have fun in a great location. I was able to easily find it with apple maps despite concerns from checkin instructions. Personally didn't find getting there, or steep driveway others complained about to be an issue, nor did the 7 other drivers in my party. Place was clean and comfortable with great instructions and check in procedure documentation. The place is optimized for large groups, so the fact it only comes with one set of toilet paper roll and paper towl cheapens the experience for what was otherwise a greatly configured rental property. Overall, my group had a great time and would recommend.

Posting is accurate and manager communication was very good. We visited in the winter, but would be a fun stay during the summer too with the river access.

We were able to check in early as the cabin was not rented the day before. Over all, the cabin was nice. Plenty of dinner table room for our family. Evenings were spent in the living room area by the wood burning fire place. Unfortunately, we underestimated the cold and didn’t have enough fire wood delivered which ended up costing us way more in wood than if we just ordered more. Plenty of sleeping options and tons of cooking utensils and apparatus in the kitchen. All in all, we had a good time. We happened to be there during one of the coldest Christmas’ in YEARS so the weather definitely complicated a few things but Ian was extremely helpful and easy to reach. BTW, if you want to be somewhere with zero cell service to get away from it all, this is the place. High speed internet worked very well though so you have options. My ONLY recommendation is that anyone that is considering renting in the winter where the possibility of snow or ice is likely, BE CAREFUL as the drive way down is steep. We had no issues with our 4x4 vehicles BUT two wheel drives will be a little nerve racking.

Awesome time at this cabin lodge, or how we like to describe it: a log home! We came with our old college group of friends and enjoyed the spacious and warm home. There was plenty of room to house our group, along with having a bed for our group. It's right next to a river and it is so peaceful to hear the river in the mornings and nights. The interior was beautifully decorated. We were pleasantly surprised to see the Christmas decorations when we entered the lodge. The kitchen was as described and had a few seasonings for options, and SO many pots and pans. The outdoor space was HUGE. Perfect for field day-like activities or general sports, like throwing a frisbee, using the basketball hoop, as well as the volleyball court. All the amenities were nice (i.e. high speed internet, hot tub, canoe, fire pit, TV, washer & dryer). The owners are also very friendly and responsive to any questions we had ahead of time. Absolute great time and great for a weekend getaway with a larger group.

We got to the cabin early around 3pm and we got a beautiful surprise, the cabin was decorated Christmas 🎄 The kids had a blast playing volleyball hiking and fishing. Thank you so much for your southern hospitality 🙏🏻🙏🏻😎

Great site and excellent facilities. The location is amazing with great views and privacy The hosts Sara and Ian are very hospitable , they were available whenever we needed them. Looking forward to booking the property on our next trip

We really enjoyed this cabin. Had our wedding in Ellijay and this cabin was perfect for our friends and family. Location is really nice and we enjoyed all the amenities the cabin had to offer. Thank you!

We very much enjoyed our stay. The bedrooms on three floors allowed separation and privacy with the extended family but we had all the space we needed for our time together. Seems miles away from anywhere but only minutes from the Apple Festival 🍎, and anything else we needed. Highly recommend getting groceries on the way in...you won't want to leave!

Overall we all had a great time staying on this property. My only issues were that their requirement was for us to clean the dishes and wash the towels, but we were not provided with laundry detergent or dish soap. We had to go out to the store and purchase our own cleaning supplies to fulfill the cleaning requirements of the property.

My family and I stayed at Rocky River with two other families that we have vacationed with annually for the past 6 years. This location was my favorite trip so far. The kayacks, and tubes provided with the location provided hours of entertainment for everyone. The Basketball court was a big hit as well. The space inside provided ample room for everyone and the long table in the main room allowed us all to eat together. The steepness of the driveway was frightening to me at first, but we all had no trouble navigating up and down with ease (even in the rain), once the initial shock wore off. It was perfect for our larger group with lots of children.

We fished, tubed, and played in the water every day. When it rained we watched movies, played ping pong or sat on the porch swing bed and listened to the rain. The host was friendly and responsive.

It was a great vacation, we all enjoyed tubing in the river, this is a great location a lot of wildlife specially deers, the cabin is great, the owners were great when we has questions they always answer...

We had a blast! It felt like a hidden gem, but it was conveniently located for easy access to grocery stores and activities. The lodge is private and beautiful and offers everything needed to have a true North Georgia mountain experience. My family and I a blast!!

The cabin was very nice inside. The outside could use a good cleaning. Family was scared of the steep driveway which made unpacking harder since they wouldn't drive down to the cabin. The river location and water access was great. The water toys and sports toys could use upgrade. Overall the experience was great. Everyone had a good time.

We enjoyed the lodge and the location right on the river. The place needs a deep cleaning especially the covered porches/balconies. The stove needs some work as the handles appear to be partially stripped. One was difficult to turn off the igniter so we quit using that burner. A new washer had already been ordered. Hosts were very accommodating, quick to respond and friendly. Yes, I would stay here again because the price was right

Ian and Sarah are just fabulous to work with. This is the second time we have stayed in this cabin and it’s perfect. The location and amenities are everything you would hope for when taking a mountain trip. We went for our annual summer youth camp and the kids had an absolute blast. They were never bored! We will be back again!

Property was wonderful. View is spectacular the gentle sounds of the river were so relaxing. We were a group from 8 months to 75 and everyone had an amazing time!

The main living room remote controls were not working, cannot play pool because there were missing cube chalk and some of them were not functional. for the 12 people that we had there were not enough toilet paper for our stay. However, despite these issues we all still had a wonderful time.

Great property and amazing location!

The property was beautiful and the kitchen was well stocked, but we didn’t find the house to be very clean and there weren’t enough sheets for the beds. There were 4 extra sets of sheets and 7 pull out beds. Thankfully some in our party (a women’s retreat group) were willing to share beds so we worked it out. I didn’t reach out to the property owner about it since we didn’t discover it until late evening our first night and we were only staying 2 nights, but I trust they would have responded promptly with more bedding had we asked. We found enough comforters for all of the beds but quite a few were torn and falling apart. We also found dirt, a toy ball, and an old cookie under one of the pull out couches when we moved it to open the bed. There was quite a bit of sand and dirt in the hot tub as well, but it didn’t prevent us from enjoying it. I would also recommend bringing extra toilet paper and soap, as our group of 16 ran out of TP after the first day and one of bathroom soap dispensers was empty when we arrived and the other was only 1/4th full . All in all, we had a lovely retreat with friends and the house was fine, but I wouldn’t book this location in the future.
