Nestled in Balboa Peninsula, this lovely house for $400 per night is a fantastic option for your next vacation. Permit #SLP11714 Centrally located on the beautiful Newport Peninsula, this two-story, single family home is perfectly tucked away in its own bayside garden oasis on one of Newport Harbor's side channels. Almost every desired destination in town is within walking distance: groceries, casual restaurants, fine dining, theater, Lido House Hotel, water excursions, shopping, banking, Newport Pier, and more! Yet, guests can completely relax or enjoy family meals on the lush rear patio next to the channel in total privacy. Here's what you'll find: LIVING/DINING AREA: - Leather sofa and matching recliner - Cable TV - Gas log fireplace - Sliding glass door out to the private rear patio - Open floor plan with dining area and kitchen - Dining table w/ seating for 4 KITCHEN: - Breakfast bar w/ seating for 2 - Fully stocked with dishes, utensils, cookware, bakeware - All major appliances; small appliances - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.) BEDROOMS: - Primary Bedroom (#1): King bed; cable TV; side seating area located upstairs - Bedroom #2: 2 Twin beds; located upstairs - Bedroom #3: Queen bed; cable TV; located in downstairs rear wing EXTRA SLEEPING ARRANGEMENTS: To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival. BATHROOMS: - Upstairs Hallway Bath #1: Tub/shower combo - Downstairs Bath #2: Step-in shower - Downstairs Bath #3: Powder room LINENS: All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed. OUTDOOR LIVING: - Private rear patio w/ 2 dining tables; each w/ seating for 4; side seating; market umbrella; propane gas bbq grill; access to small boat dock ALSO INCLUDED: - Wifi - 4 low-profile beach chairs - heating; ceiling fans throughout - hair dryer; iron/ironing board - tile flooring downstairs; laminate wood flooring upstairs - small office w/ access door to and from attached garage - starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with their own personal toiletries/shampoo/conditioner) DUE TO THE MODERATE COASTAL CLIMATE, THIS HOUSE (LIKE MOST IN THE AREA) DOES NOT HAVE AIR CONDITIONING LAUNDRY: Facilities located in attached garage. Guests must provide their own supplies. PARKING: 2 small designated spaces: - 1 space in small single car garage (mid-size or smaller) - 1 space on street across garage driveway (mid-size or smaller) - Garage dimensions: 76" H x 96" W. - General free and paid street parking in the area, when available. LOCATION: Just a quick 2-minute walk from the area's best beachfront, there is great surfing and lots of sea life on the nearby jetties. An easy stroll or bike ride to restaurants and shopping with fishing, boating and bike rental also within walking distance. Easy day excursions to Disneyland/California Adventures, Knott's Berry Farm, Universal Studios, Hollywood, San Diego Zoo and Wild Animal Park, Legoland, and more! World class shopping at Fashion Island and South Coast Plaza only 10-15 minutes away! RECREATIONAL GEAR: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, twin rollaway beds, and much more! Contact us for more information. CITY TAX: A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach. Place was great. The heat was inconsistent throughout the house as the thermostat wasn't located near the heat source. Not that big a deal but not ideal. Great place for the price.

Great house and location. Very clean and just as pictures showed. Communication was great and needed a few items attended to and they were out right away. For family get together and everyone loved the house and location. Management was great and we will stay again and use this management company. Thank you

Great location for our group, close to grocery store, restaurants, beach. Good supply of towels and beach towels. Being able to enter using the keypad with a code was convenient, didn't have to worry about having a key. Very nice to have 3 full bathrooms and a garage for parking. Luckily we only had one vehicle as there was no available street parking space as mentioned in the property description.
House had an off-putting smell upon entering, possibly due to revarnishing of the stair railing. It got better after we opened windows and ran the ceiling fans for a bit. Unfortunately the railing was still sticky to the touch throughout our stay.
The trash receptacle had not been put out for pickup and was completely full, so we could not put our one trashbag in it.
Maybe we weren't technology minded but it would've been helpful to have instructions on how to operate the tv's.
Despite these few glitches, we would consider staying here again.

Walking to everything. Beach is a few minutes away. Enjoyed sitting on the patio with a cold beverage at night and hot coffee in the morning.

We loved the house, the cleanliness, and it has everything to cook. I liked the very large rooms, excellent space, the beach very close and the shops too. Nice vacation to be with family. The service was very good. I loved the backyard too.

Clean, well equipped beach house with bbq grill in the back patio. We used the house as a pit stop in between sight seeing. Cooked most of our evening meals at on the property. Ate out during the day while sight seeing. Relaxing house with nice breeze coming through the windows.
As advertised the garage was super small. We were suppose to have a reserved spot on the street for the second vehicle. We were only able to park in the spot once! Don’t bother advertising the second spot on the street when it is not available. Management company was responsive to the 3 tvs that weren’t working. Mechanic came out. Very professional. Repaired the problem.
I would recommend this property if you have a mid to small vehicle that will fit in the garage. Too much of a hassle to find additional parking spots.

The house was great. Very equipped with everything you need. Just a few things. The bedroom next to the garage was right near the trash cans. Unable to get to the trash without having to go thru the bedroom. The minute you opened the doors flies would come in. That room, you can smell the trash... not ideal. They should move it to the other side of the house. Few of the up stairs windows didn’t have screens.. couldn’t open the windows. They need to get that fixed. The plants and decor outside were nice, but in the evening time roaches would come out and freak the women out. Had to kill several of them. The dock was nice, but needs a better ladder (It’s a boat ladder) coming from the water. I’m a big guy and I had a very hard time getting out the water. Not fun. In an emergency it can be dangerous. Overall it was a great house. Oh and the emergency vehicles... seemed like ever 20 min they would come by at night. It’ll wake you up!

Very relaxing
The house was very comfortable but it could use just a bit more light in the downstairs bedroom area. Not a big deal but my toes were a bit nervous when I would turn out the light to go to bed. That said, I would definitely stay again.

Close enough to the beach that you can walk. The back patio was great for relaxing and the little dock was fun for the kids to watch the little fish. Overall the place was clean and quite. Even being there 4th of July our little pocket seemed to be quiet. Thanks

We stayed a week during the month of August and have so much to say about our time so will do our best to condense and be concise.
First, we arrived to find that yes we were in a convenient location as was listed about the property to local eateries and shopping but it was almost too close. We were one house in from the Main Street. Which meant lots of foot traffic - all hours of day and night. It was a quick 15 minute walk to the beach but we would not have wanted to stay that close to the Main Street.
Second, the house next door is under construction. We thought “great, we will have workers here at the crack of dawn come Monday”, yet no one worked on the entire house the whole week. But surveying the house from our back dock and seeing the beer bottles around it, it looks like the house has sat that way for some time. More of an eye sore than anything else.
Third, our contract said the garage was for all vehicles except oversized and that we also had one spot across from the driveway. Oversized to us (we had a mini van rental) meant SUV but this was not the case. The garage was so small!!! I called the property management and she read to me her xo tract which said “compact cars” and also listed the garage dimensions. I told her we did not have that in our agreement and I would be happy to send but she said nothing about it. I asked about the spot across from the driveway as listed in our contract and she said hat is wrong and is actually directalky in front of the driveway. (Thedrveway was less than five feet). We had to ask a neighbor to move their car so we could fit in. If the neighbor had not been accommodating or home I don’t know what we would have done for the week. It was a huge pain and again not what was listed in our contract.
We were aware no AC but really didn’t understand how hot it would get. Most nights it was around 80 in the House. The upstairs kids room was the worse. Our kids were miserable. The way the house is positioned it gets zero breeze in the kid room at anytime of day. We had to buy fans.
Next the fans they provided blew the smallest amount of air possible and are filfthy!
There were ants everywhere half way through the week - we did not leave food out and ants were in bathrooms and den.
They did not take out the trash before we arrived. So when we opened the kitchen windows which were above the trash bins upon our arrival fruit flies and flies came in that lasted the entire week.
Backyard is lovely.

The house is a little dated, but I think it’s just par for the neighborhood. It was cozy and roomy and well stocked with everything we needed to make our stay relaxed and stress free.
The back patio is great for kids and adults to relax on. However, we had a 15 month old with us, and there were lots of things for him to get into that could potentially be dangerous. So we had to watch him VERY closely. They did have a pack and play, and a couple of baby gates though, so that was extremely helpful.
Overall we were really satisfied with our stay. We’ve never been to Newport Beach so we didn’t know what to expect as far as location was concerned, but this house did not disappoint!
