Permit #SLP11379 We can't think of any better place than this property to create the best of family vacation memories any time of the year - it's all here, including tons of space both indoors and outdoors; attractive and comfy furnishings; tasteful upgrades; and great parking! In fact, you'll find this same recipe in all the "sister" duplexes related to this one.....just ask us! Here's what you'll find in this upstairs unit: LIVING/DINING AREA: - Upholstered sofa set - Side seating - Streaming cable TV - Sliding glass door opens to front ocean view balcony - Dining table w/ seating for 6 KITCHEN: - Fully stocked w/ dishes, utensils, cookware, bakeware - All major appliances; small appliances - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (coffee filters, napkins, plastic wrap, etc.) BEDROOMS: - Bedroom #1: King bed; TV - Bedroom #2: King bed; TV - Bedroom #3: (Primary Bedroom): King bed; TV; en suite bathroom - Bedroom #4: King bed; TV EXTRA SLEEPING ARRANGEMENTS: To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival. BATHROOMS: - En Suite Bathroom: tub/shower combo - Hallway Bathroom: step-in shower LINENS: All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed. OUTDOOR LIVING: - Ocean view front balcony w/ chair seating; propane gas bbq grill - Rear sunny deck with outdoor dining table and seating for 4-6; accessed via rear bedroom ALSO INCLUDED: - Wifi - 4 low-profile beach chairs - ceiling fans throughout; heating - hair dryer; iron/ironing board - tile flooring throughout - starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with their own personal toiletries/shampoo/conditioner) DUE TO THE MODERATE COASTAL CLIMATE, THIS HOUSE (LIKE MOST IN THE AREA) DOES NOT HAVE AIR CONDITIONING LAUNDRY: Shared coin-operated laundry facilities located in laundry room along side walkway. Bring your own supplies and quarters. PARKING: 2 designated spaces. General neighborhood street parking (metered and non-metered) can also be utilized. LOCATION: Best of all is the close proximity to the hugely popular 40th Street beach: well-known for its great surf and inviting shoreline. A longtime local favorite, there is something for everyone to enjoy here! Every convenience imaginable is within easy walking distance from this home: from the well-stocked Pavilions grocery store and various eateries just a few short blocks away, to the lively yet quaint Newport Pier area; and so many more destinations in between, including banks, a pharmacy, full-size movie theater, restaurants, and shops for all ages to enjoy. Guests can park their cars once and not use them again until departure day! The beachfront boardwalk, which runs almost a 6-mile length of the peninsula, facilitates a great transportation corridor for pedestrians and bicycles, in addition to the Seashore Dr. bike path. It's the best way to get around town to avoid any parking and traffic hassles, too! RECREATIONAL GEAR: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, twin rollaway beds, and much more! We had a lovely stay at this property. It is closely located to the beach so it is easy to go in and out with babies. It was great to have 4 bedrooms with king size beds. The best part was that there is plenty of seating room for a large family to gather in the front room for games and movies. That is unusual in a rental. We loved that! There are also two great decks to read and relax and sunbathe. Really, the only downfall to the property is that there is only a coin operated washing machine which we never found. With a big family, it is imperative to have a washing machine. But, overal, it is a great property!

My family and I had a lovely long weekend at Newport Beach. This unit is bright, airy, and spacious. The location was fantastic; we were just a stone's throw away from the beautiful beach. I found it to be unique in that each of the four bedrooms had a king bed as well as a TV, which was a great match for the four of us. Communication with the management company was excellent. We would definitely enjoy staying here again in the future!

We had an amazing time catching up (six college roommates with 20-yrs to cover)...this house was the best location. We were close to good eats, shopping, biking to Balboa, and enjoying the beach. The house was comfortable and clean with ample space to spread out and enjoy each other's company. Don't bypass the back patio through the bedroom (we forgot about it)...it's HUGE and would have been a great, shady place to relax with the afternoon breeze.

Location can’t be beat. Property was easy to get into, Management was awesome in responding with little questions we had. We would definitely stay here again. There was plenty of space for our 2 families totaling 10 people.

Easy check in process and great location to beach. The house is very large and has a lot of storage. The furniture has some stains ( could use a good cleaning) and there are minor issues with the bathrooms.

Our family had a great stay! This property was the perfect distance to the beach, which was great for our littles, after having had so much walking in Disneyland. The unit was clean and comfortable. It does get loud when weekend parties are going on, as all of the homes are very close together. Otherwise it was great!

Having an open concept for the kitchen, dining and living room was a plus as no one was left out. The rental bikes were delivered and ready to go. Easy bike ride or walk to pier. Sunday there is a Farmers Market by the pier which has yummy fruit and food. Everyone from 8 to 70 enjoyed our stay. Plenty to do from where the house sits. Plenty of couch seating in the living room for all of us. Wonderful stay! We can't wait to return.
