About this villa rental
Located in Kissimmee, this attractive villa for $262 per night is a fantastic choice for your next break. Beautiful renovated and fully airconditioned 3,334 sq ft villa with 7 Bedrooms, all with en-suite Bathrooms! Our resort is 24/7 guarded and gated and by far the best kept resort in the area. The landscaping team are on resort almost daily maintaining the highest of standards. The villa is not far from Lake Berkley's nature walking trail. Lake Berkley is just about 8.3 miles away from Disney ! The villa is rented out as a self-catering home Our villa is overlooking a natural lake with a view on the Bird Island in the lake. See all the wildlife from your pool deck, including many bird species, otters, turtles, etc. The swimming pool and spa has lighting for added atmosphere during the evenings. A children pool safety fence can be installed on request. The pool can be heated for an additional charge of $30/day plus local taxes. We recommend the pool heating during October to April as the water cools off more during the night time. Our home features 7 Bedrooms, EACH with their own Bathroom. All our Bedrooms have a smart TV. All the TV's in the villa have extended packages, offering hundreds of channels including many sport channels. If you have HBO Go, Netflix, Hulu or any other streaming account, you just log in and see your favorite series or movies. Our home boosts a vast variety of equipment, including free fast Wi-Fi connection up to 200 Mbps (wireless speed may vary), Smart televisions in every room are including Disney+. Furthermore Sonos sound system, your own gas BBQ, fishing rods and tackle, Play Station 4 with games, Blu Ray player, badminton & tennis rackets and basketball for your enjoyment on the resort courts. Although the area is very secure, we have a fixed safe installed for which each new guest get their unique safe code. Furthermore, we have different amenities for the younger children, including a cot plus pack-and-play, strollers, high chair, baby phone, children gate, etc. Family Room Our family room is grand, vast and spacious. All windows are tinted to deflect the Florida heat and compliments our fully air conditioned home. The room is superbly equipped with a 55 inch Smart TV with full cable package. The SONOS sound system will enable guests to personalize their music tastes whilst relaxing on one of our comfortable sofa s. This room also houses a dining table that caters for 6 diners with ease and is ideal for enjoying meals in a cooler environment whilst still offering great views over the lake and island. Formal Dining Area Our large dining table offers 10 guests a quality and charming place to dine in comfort and style. We have an abundance of china and glassware to enable guests to dine in a splendid environment which is complimented by views from the dining area over the lake. By featuring an open plan aspect the cook or chef will be able to fully partake in the dining experience without having to leave the room. Games Room Our fully loaded games room is impressively equipped with a pool table, Playstation 4 and 55" smart TV. It also boosts a top quality football table. We are confident this room will be a paradise for gaming fans and a place where the whole family will have fun. Furthermore, this is where you will find many board games for the younger and older guests. Pool Area We have a completely private pool deck with breathtaking views over the 14 acre fully stocked fishing lake. We have no rear neighbors overlooking our beautiful home which allows our guests to enjoy the spectacular lake views and wildlife in peace and tranquility. The pool deck is accessible from the family room allowing guests to sit out at all times of the day or night and enjoy the superb waterfront and wildlife. Master Bedroom Our ground floor, en-suite master bedroom is dressed to the highest standard; the super king sized bed sits within this room and is fitted with high standard bed linen. Our room features a wall mounted flat screen 49" smart TV with access to our cable package. The view from this master bedroom across the lake is just breath-taking. The master King bedroom on the ground floor has a walk-in wardrobe. The six other bedrooms on the second floor (on stair up) comprise of two more King bedrooms, 1 bedroom with a Queen size bed. Another room has a Harry Potter them with a Twin-over-full bed. Also there are two twin rooms, of which one had a Disney theme. All together making it a wonderful and ideal residence for two or three families to vacation together. The house was exactly as advertised. Loved everything about it. When we needed assistance…such as burnt out kitchen pot light…the property management company were there immediately. We would definitely choose this home again.

Great property for families. We had some bad weather, so the pool and game room came in handy. The kids loved the game room. The theme bedrooms were a hit with the kids. Liked the personal touch with the stuffed characters for the kid's rooms. Plenty of towels for each of the bedrooms and separate pool towels. All the TVs were easy to operator and the remotes were all there and operational. Plenty of streaming channels available for kids and adults. That means a lot when you don't have to worry about the small stuff. Even though the house is older the owners have done a good job keeping the property up. It was 2 blocks from Walmart and many other eating places. Easy check-in and check-out. We have always stayed on the west side of I-4. We truly liked the east side of the area.

Perfect for our stay. The air conditioning failed but was repaired within 12 hours of us notifying the property manager. Very easy to communicate with the owners and property managers. Would book again.

Our large family had such a great time!! The house was perfect, extremely clean, had everything we needed and more!! Just like a home away from home! We loved the pool, fishing at the lake, the ducks and other birds and the gated community was just great. The kids loved the themed bedrooms and everyone having their own bathroom was a bonus! Beds were all extremely comfortable, kitchen fully stocked (pots,pans,bowls,cups,dishwares) for all your dining needs. Great communication with the owners, it really made our stay in Florida A+. Thank you so much for sharing your house with our family, we absolutely loved it and we hope to come back again!!

Stayed in this villa for 10 nights, 10 people ranging from 73 down to 13. First impressions were wow. This villa does not disappoint. The rooms were all exactly as stated, with all beds being really comfortable, the pool was amazing. Listening to the birds on the island was an absolute pleasure. The villa was very clean, with air conditioning. A pleasure to stay in. Would have loved to bring it home with me. It was extremely well kitted out with everything you could possibly want for a self catering holiday. The island in the kitchen was a great meeting place. The games room was greatly appreciated. I must add that the owners are incredible. Willem and Vikktoria are very helpful, with great communication. Both before the holiday and with their management company during our stay. Short driving distance from all the attractions, and beautifully positioned. We all would highly recommend this villa 5 stars all the way.

Our family had a great experience last year with Willem and Viktoria when we stayed one week at their property, so we made sure to book again for 2023. The home we booked last year was not availabe so we booked their other property which did not miss anything from last year’s stay. The communication from the start of our reservation and during our reservation has been first class. The follow up after the reservation was first class. When we first checked in there was some minor assistance we needed and Willem and Paul was on it right away. Serving our family was a priority for them. The home was fully stocked with a the necessities and more. I am sure if we were missing anything all we needed to do was reach out. The heated pool was a highlight always because our family likes to swim at night after a long day of vacation activities. Grocery shopping, Walmart, and restaurants are all near by. Disney and universal about 30-minutes drive which most of it are stop lights but it’s an easy drive. Each bedroom has its own bathroom so that is a super feature and a cool amentity for our family. We will definitely keep using properties from Willem and Viktoria. Simply the best 🤙🏽

We were extremely pleased with our villa! It went beyond expectations. It was perfect for our family vacation, plenty of room for everyone. It was clean, had plenty of extras (games, toys, kitchen supplies etc) They pool was beautiful, and everything about this place was well taken care of. We would definitely use again!

My husband and I were joined by our adult children and then my sister and her husband. We, as well as our guests, all loved the house. Everything was clean, the beds were all comfortable, and the privacy we felt out by the pool enjoying all the birds, the island, and the pond was very relaxing. Loved the sunrises. Paying for the heat for the pool and spa was well worth it to us. Especially after some long days in the parks and a couple of cool evenings. The houses is very conveniently located to the airport, the parks, as well as other adventures we found. It is a wonderful home and we highly recommend it!

This home was so comfortable and warm.
We were with 13 persons but were never in each other’s way. It had everything we needed. The game room and the pool were a big hit. Not forgetting the lake and bird Island.
We definitely want to come back.

This spot was the perfect location to go to both Universal and Disney and close to Walmart to stock up on groceries. We had ample space for 6 adults and 6 kids. The kids loved the pool and definitely appreciated the toys, games and playroom. Will search for this place again the next time we come!

We really enjoyed your property. Our grandkids enjoyed the pool and feeding the ducks. We missed out on seeing the gator, but the neighbors shared the info about it. Very cool. We got to see a rocket launch from the pool!
There is a slight ant problem. And had one Fred sighting (palomino bug) lol. The baby lizards are fast!
If we ever need a large house again we will definitely be visiting this property again.

We unfortunately had to evacuate early due to Hurricane Ian but had the opportunity to enjoy the property for three days. The only issue our group had was with the temperature in the house - it was uncomfortably warm, especially upstairs. We made due with the fans in the house but it would’ve been nice to set the thermostats lower.

This property was perfect for my family of 14. We ranged from 8months to 65years. The house was CLEAN and accurate as the pictures listed. There was enough space for everyone. When I had a questions willem responded very fast. Will book again if ever going back to Disney. Thank you.

Nice House
House was very nice, stay was pleasant. Kids enjoyed the game room(although it was stuffy) and pool. However, the floors needed vacuuming, CAC was not working efficiently, probably because filters were extremly dirty. Called management to report this and there was no answer as well as no voice mail set up to leave message. Overall house is very nice and not far from Disney.

Great Location to Disney World
We had 9 adults and 4 children and we had plenty of space. Each bedroom has its own bathroom so everyone was comfortable. The game room was a lifesaver. Would definitely stay on this exact property again.

A nice house in a good location
Overall we had a nice time with some minor issues. The house is in a good location and has plenty of room and bedrooms for everyone. We never had a long wait at the gate house and it is close to Walmart and Chick-Fil-A, which made DoorDash meals very quick. We loved watching the ducks and birds, and even saw two bald eagles regularly in the trees across the lake.
There is an issue with the wifi where it would cut out every 10-20 mins, which made watching TV difficult, since it only gets its stations via wifi. Rebooting the modem helped, but never completely solved the problem.
The house could use a deep clean, as the ceiling in the main area is very dirty by the vents, and we found one of the sofas had a lot of small bugs under the armrests. The blinds for the door wall seemed to be old and falling apart, and the baseboards need a cleaning as well.
Overall we enjoyed our time and liked the house and location. Thanks again for having us.

Family Getaway
For a family vacation we decided to land in Florida for a trip to Disney, Universal and just for some relaxation. The house is fantastic! There was enough room for 8 of us without ever feeling cramped. The pool and hot tub were lovely and enjoyed by all.
The back of the house faces the "lake" with an island full of birds. It is a remarkable way to see the sun rise in the morning.
The location is perfect, not on top of the parks or a ton of people, but close enough to be at any destination within 30 minutes or less.
Thanks so much for a wonderful stay and a wonderful home! We would highly recommend to anyone looking for a perfect place to stay while in Kissimmee/Orlando area.

This property is amazing. The hosts were fantastic, very easy to deal with and quick to respond to any questions. We have a large family and the accommodations were perfect. Everyone was elated to have there own room and bath! The house was spotless and the amenities were wonderful . Kids totally enjoyed the game room, pool and fishing., while the adults were able to relax poolside. We would rent this property again and recommend it to others.
