Quiet Balboa Island Location Our welcoming rear upstairs bay view unit is indeed the perfect place for a single, couple, or small family to experience Balboa Island in Newport Beach firsthand. Even though the furnishings are updated, this year-round vacation home still retains its original beach cottage charm. Guests are greeted by a friendly and practical Dutch door to catch the gentle breezes off the bay, and they will love the crisp white bead board and planking that enhance the bayside ambiance of this one-bedroom home. Enjoy the following amenities: LIVING/DINING AREA: - Fold out sofabed - Cable TV - Dining table with seating for 4 guests - Open floor plan - Large picture window provides a lovely bay view KITCHEN: - Fully stocked w/ cookware, dinnerware, utensils and appliances for meal preparation (but no dishwasher) - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.) BEDROOM: - Queen bed - large walk-in closet EXTRA SLEEPING ARRANGEMENTS: - Fold out sofa in the living area opens to a full size bed (best for 2 small children or 1 adult) - A trifold twin floor mat (best suited for children) or twin rollaway bed can be rented to provide additional sleeping arrangements, when needed, within the unit's maximum occupancy. Please contact our office in advance to allow for delivery on your arrival date BATHROOM: Step-in shower LINENS: All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed. OUTDOOR LIVING: - Comfortable bay view deck with table, chairs and electric barbecue - Front row seats to the famous Christmas Boat Parade! - Quiet Balboa Island neighborhood - Bayfront walkway that circumnavigates the entire Island ALSO INCLUDED: - Wifi; hair dryer; iron/ironing board; 2 low-profile beach chairs; floor fans; heating - starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with their own personal toiletries/shampoo/conditioner) DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING. PARKING: No designated parking. General neighborhood street parking in area (metered and unmetered). LAUNDRY: No laundry facilities for this rear upstairs unit ALSO: The gorgeous bayfront main house of this property (4 bedrooms/4 baths) can also be booked simultaneously, when available, to accommodate larger family groups on the entire property. Includes garage parking, laundry. See separate listing or contact our office for more information. RECREATIONAL GEAR: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests; plus Pack n Play portable cribs, portable high chairs, jogger strollers, wagons; twin rollaway beds, etc. Contact us for more information! CITY TAX: A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach. SECURITY EQUIPMENT: This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances. Location was fantastic! We rented on Balboa Island for the Boat Parade and all we had to do was walk down the stairs and sit on the sand! The view from the deck was great too!
The property could use some attention. Our first impression wasn't good......it smelled horrible when we walked in.....old and musty! We had to leave the windows open to be able to deal with it. Not that clean, all vents were fifty, outdated most everything, old tile in kitchen and bathroom, toilet seat much have been purchased 20 years ago. TV wouldn't turn on so we called, and someone came out, couldn't fix it and left us a tiny tv and said they would be back to replace it and never heard back. 2 of the 4 beach chairs were ripped and need to be thrown away, the sofa tilts forward and is very uncomfortable.
We made the best of it, and will be back to the Island, but not going to stay in this property again.

This is the second time we've stayed at this charming little place. It's so fun to be just a matter of steps from the bay front and water. We enjoyed it and were sorry to leave!

It really is an easy little one bedroom. Not perfect, but bright and airy and simple for a couple. The place has all you need for a short stay.

This is a comfy rental in a great spot on Balboa Island. We loved the location, the cool ocean breeze and the nicely furnished upstairs apartment. Would definitely stay here again.

9. Internet connection went out the last day and had to be rebooted.

It works best for two people. The bathroom needs a better cleaning. The WIFI system was intermittent. Works about 50% of the time. The outdoor patio sitting is great once the sun drops over the homes in the summer evenings.

Sweet bayside retreat!
From the excellent directions and help from the leasing office to the overall feel of this property...we were so happy! What a fabulous location on Balboa Island - just steps away from the gorgeous walking path around the island. Enjoy!

Lovely location and rental space to spend a vacation.
We were really pleased with our stay! Traveling from the east coast for a weeks stay so our daughter could take surf lesson found us in the perfect location. Balboa Island is amazing. A truly quant and beautiful location and very walkable. Our apartment was just the perfect size and had a lovely view. The space was clean and well kept. My only issues were the lighting and the bathroom- both seemed a little dated. However that was minor and overall it was fantastic. Hands down we would suggest this place to others. Really wonderful.

Very basic type place inside and very very very small.
The location was great but I think the owners could invest 500 or $1000 and make it a little bit better. The dishes were not very clean so we had to clean them ourselves.

Great location, better than expected!
By boyfriend and I stayed here for a week while out interviewing, SUCH a cute place right on the water with beach access! Super easy to work with the realty company it is through - we did not do much cooking etc so cannot speak to the functionality of all the appliances but overall a great stay! Balboa island sold us:)

Quaint and convenient
Would have given property 5 stars but a mix up with a roofing crew awakened us early the day after Christmas. But the owners made good and were very apologetic. Well-maintained upper unit next to bay front on the quieter end of the island (work crews not withstanding). We would stay there again.
