This is just the right space for a refreshing beach getaway, surrounded by all the modern conveniences & just one house from the popular 18th Street beach! Here's what you'll find: LIVING/DINING AREA: - Upholstered sofa and love seat set - Cable TV - Dining table w/ seating for 4 - Barstool seating for 3 at the adjacent kitchen counter KITCHEN: - Fully stocked w/ dishes, utensils, cookware, bakeware - All major appliances; small appliances - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.) BEDROOMS: - Bedroom #1: Queen bed; Roku TV - Bedroom #2: Full/twin bunk bed set w/ twin trundle EXTRA SLEEPING ARRANGEMENTS: To fulfill the maximum occupancy, 1 twin trifold floor mat (best suited for children) along with extra linens/pillows are provided. A twin rollaway bed can be rented in lieu of the floor mat, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival. HALLWAY BATHROOM: Tub/shower combo LINENS: All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee. Enjoy world-class shopping at Lido Marina Village, Fashion Island, and South Coast Plaza--less than a 15-minute drive away. Note: This home is conveniently located along the peninsula's main boulevard. As a result, ambient traffic noise may be heard. RECREATIONAL GEAR: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, twin rollaway beds, and much more! Contact us for more information. CITY TAX: A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach. SECURITY EQUIPMENT: This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances. Walkability to shops and restaurants in Newport was great and an easy drive to Disneyland makes the location perfect. construction on both sides of the house was noisy and started early on weekdays. The house was clean and a perfect size for my family of 4.

The main bed is beyond needing replacement, the road noise is terrible and you can hear it in the bedroom its like you are sleeping on the sidewalk! Location is great, if you didn’t need to sleep at some point!

This is a clean and well appointed beach cottage right in the middle of the action. Steps from the boardwalk and sand, and a quick walk to bars and restaurants. Because it's on the main drag, it's noisy, so be prepared. The parking space is very small and takes careful maneuvering. Beachview Properties manages this rental, so technically it's not a "vacation rental by owner." There are a lot of extra fees because of this (such as a nonrefundable damage deposit instead of a refundable security deposit.) The management company is proactive with their communication.

Dear Beach View Realty,
I have returned to Germany. Overall we enjoyed our stay there in Balboa, but would like to review a few things with you to help improve your customer service.
You were very helpful from your offices, but it didn’t always translate well to your workers that came to the cottage.
The first evening we arrived the thermostat was not working & it was very cold, especially because of the rain & colder weather. We had one of your workers come fix it the next day. We also arrived & the top bunk bed did not have a blue & white quilt, so we requested one. The next day housekeeping only brought another blanket…not a quilt.
In the kitchen, the dishwasher flooded & I had to call for maintenance. The worker found broken glass in the drain & left without fixing it. He said that he had come from the apartment behind us, because the electricity went out & he was there fixing it. And he had something like 11 other jobs that day, so he couldn’t take the time to fix the dishwasher. I feel that something should be fixed right away in a rental, because every day counts when guests are staying there for vacation.
Regarding the parking space, it should be truthful to say that really only a Mini or a golf cart can fit in the designated space. I had a smaller vehicle & although it could just fit, we couldn’t open the doors on either side…since there was a car in the spot next to us.
And I realize that most people don’t cook a lot, but I was there for 11 days & have teenagers & we did cook a lot. I have a picture attached of some recommendations that you should buy for this cottage. Baking trays, pizza pan, can opener, measuring cups, pizza cutter, a good wine bottle opener & kitchen scissors. And the last night we were there the electricity went out & it was really cold again. I was flying out the next day to Germany & thankful my phone was charged enough, so my alarm went off. We could not take showers, because without electricity you have no heat or heated water. And because all the dishes had to be done by hand it would have been nice to at least have a dish drainer.
Regarding construction, we realize that is normal down by the beach. However it would have been nice to know that they were demolishing the house next to our unit. They started just before 7:00am every day. The house was demolished, they dug up the ground. Having to use quarters for a washer & dryer also makes no sense when traveling international.

Great for 3 people. Location was great as well, steps to the beach and boardwalk and lots to down with in walking distance. Parking and road noise can be difficult but we weren't at the property much with everything to do around the area.

This cottage was a perfect place for my family of four. The location is perfect where I can take the girls to the Marina Park playground which is on the bay side. The beach is right behind the cottage and the restaurants are within two blocks away.
The cottage was clean and had a fully stocked kitchen. There were plenty of bath and beach towels provided. The beds were comfortable. The bathroom was small but glad it had a tub for my girls. The central ac was a plus.
Even though the carport was too small for our small suv, we were still able to park half way in. Parking was available on the street as well.
I would recommend this cottage to a small family because it is safe for children, the price is fair and the location is great!

Very close to the beach as described. We had three adults and three children which was very tight. Couches and chairs were uncomfortable and a little dingy.

Worst Experience Ever!
The first day was great, but on the Friday morning of the second day, I received a phone call from the property manager asking me to go stand by the front door to virtually check-in. I had no problem with this, but I had to run to work for a few hours that morning given it was Friday, and would not be back until later that afternoon. The property manager freaked out on me saying I needed to be down there immediately as we cannot leave anyone there alone under the age of 30. That is just ridiculous as my kids are all older, three boys at 18, 19 and 24 years old. I told her I'd get back down there ASAP then would be there the rest of the vacation the entire time given it was now the weekend. I received an email an hour later evicting us. They kicked us out of our vacation, and they did not refund me my money for the days we no longer stayed there. So we lost that money which was thousands of dollars, and we had to spend another $2,500 to get a hotel room nearby. This was the worst experience I have ever had with a rental property. I will NEVER EVER use Beachview Realty again, and I'd highly suggest to anyone that reads this to change your mind if you see a property that Beachview Realty manages. They're ruthless, they're rude, and they scammed us out of a lot of money, not to mention ruined our vacation.

The house is less than a minute away from the beach. Great location that is walking distance from fun restaurants/bar but far enough that it doesn't get too loud at night would stay again for sure!

We had a great time at this location in Newport Beach. Our amenities were perfect for us and our 4 small children. We had a mini van and no issues parking in the provided parking space. The home had all we needed for the week (except for a broom). We would definitely be happy to stay here again!

Fantastic time!
Had a fantastic time at this place! The rental office is full of great people that are very responsive and helped make my stay so much better. The listing's description and photos are pretty accurate. This is on a main street on the peninsula and might be (?) loud in the summer, but in the winter it was a very ideal location. The area is very walkable, steps from the beach, convenience store, restaurants, and short driving distance to other destinations. As other reviews have noted, parking is pretty tight, but I had no issues parking my compact car in it—larger cars would not fit. I would stay here again.

Nice little cottage
Nice little cottage close to the sand. It fit my wife and I, along with our four children. Parking is tight, but we were able to squeeze a Chrysler Pacifica into the spot. Host was helpful and response time was timely.

We have a great stay at our Beachhouse! Our Location with fantastic. Neighbors were very nice. The only thing I would change is the check in process. To check in between three and five at the office and then only get a code (when I think we could’ve gotten the code another way) Was a big inconvenience .

Although most of the individual spaces/rooms are quite small (kitchen, bathroom, bedroom with the queen bed), the overall space was just fine for our 1 month stay. [I used the 2nd bedroom as an office to do remote work during the month and had no trouble holding many Zoom meetings each day.] The unit was really clean, thoughtfully furnished, and we had everything we needed for a comfortable stay. The best thing about the place was its proximity to the beach. The beach was just steps away - and during the week, it was largely empty -- you just had a huge, sandy beach to yourself. That was pretty amazing. We took advantage of the provided beach towels and beach chairs. Some negatives about the unit include: 1) The parking situation. We noted the advisory that only small compact cars could be accommodated -- we have a Chevy Bolt. However, even that car was difficult to park at times and we did end up scratching our car. Moreover, the other guests staying in the other units on the same property would drive SUVs and park them in their designated spots, which made it even more difficult to get in / out of our car. The parking space is set up to park 3 cars - one for each unit... but it really should be used to park 2 cars, max. 2) The unit is *right* on Balboa Blvd, which is the main road going down the area. There is generally a constant stream of cars driving by and people walking by the front of the unit. Thus, the view from the front of the house or sitting on the front "patio" are not particularly nice.
