The small cottage "Casa Capannina"
- 110 sqm on 2 floors - (4pers.) - sits slight separate from the other buildings of the hamlet Poderi Val Verde. It has 2 bedrooms (1 x 2 single beds, 1 double bed) each with en-suite bathroom (shower enclosure/wc, bidet), a fully equipped kitchen (4 burner gas stove, oven, dishwasher, microwave, coffee machine, toaster), an airy sitting/dining room with open fireplace and direct access to terrace. In separate utility room there is a washer.
Mosquito screens an inside shutters on both bedrooms.

There is a large house front terrace with a gazebo for alfresco dining, well-equipped with garden furniture, sun beds as well as a built barbecue pit.
A private road lead directly to the building and its parking. There are magnificent views onto the surrounding hills, forests and meadows. It's a very private and secluded location. Due to its independent utility supply also fit for longtime rentals.

When planing your trip take in consideration that due to our perfect location, most important sights can be easily reached within 1 hours drive. So no need to to additional bookings, everything is within reach.

Also please dont forget to leave some space for one of the many activities: concerts, horseback riding, or free range archery (also lessons), hiking or biking on 7 roundtrip trails or a day on the pilgrims road Via Romeo, that passes the property. or simply some evening with newfound friends. Or may you want the adventure of a lavender harvest (mid. July) or olive picking (first weeks in Nov.).

During the general restoration 25 years ago, and the following retouches unfortunately only parts of the the original old ceilings and outside walls remained un-changed. We made it up by hand painting all rooms in the typical warm colours of a Tuscan country home : shades of yellow and orange. this and some pieces of typical 'arte povera' furnitures give you the feeling of living in an ambiente of ...once upon the time ....

The house itself was constructed initially as a stable for cows and oxen with the typical local quarry stones by the farmers when clearing woodlands and macchia slopes to prepare land for vineyards and olive groves . Stones that traditionally were use for building houses or terrassed-walls.
Enjoy the sunset in complete silence from your terrace. Gaze onto the extended gardens, the romantic creek and the surrounding meadows and vast macchia covered hills of this private property of more then 76 ha.

Start your hiking and biking directly form your doorsteps on 7 well marked trails. Or simply take a stroll on our meditation trail along the small creek with its waterfalls, walk up to the waterlily pond .

Or take a dip in the large community swimming pool that you share with very few other guests (5,5x12x1,50m and 2x3m splashpool entrance platform for the smallest, ). During the cooler season you may use my private pool house - unheated water.

The extended leisure areas and well-cared gardens of more then 2 ha , equipped with garden furniture, the childrens playground with soccer field, ping-pong table, play house are the pride of the German owners Cascades of flowers, citrus fruits as well as the surrounding meadows with many rare types of orchids and wild herbs create the unforgettable image of a lost paradise..

Animated is this small paradise by various cats, 2 freeroaming well-behaved dogs (1 male, 1 female), a picturesque small herd of Cameron sheep, chicken, geese, ducks, pigeons and more.

Stunning the variaty of birds and butterflies as well as fireflies. And with a bit of patience one may also see wild boars, deer and roe deer, foxes and porcupines as well as the rare Tuscan eagle that breeds in our valley.

The complete housing complex is surrounded by grass, gravel - as well as terracotta paved walks and stairs which join the different levels with their romantic porches and apartments. Several natural quarry stone terraces with solitary trees like cypresses, acacia, pine and oak trees are leading to the small creek where the real wild nature begins.

Admire the increditable variety if wild flowers. Amazing the spectacle of fireflies in late May and June, the rare songs of the our numerous nightingales and the concert of hundreds of birds in the morning and evening. Because of its privacy and our efforts this is still a rare paradise - and only minutes from the next thriving tourist centre.
