About this house rental

Located in Holualoa, this charming house for $1,032 per night is a great option for your next vacation. On the main floor of the home, there is a large lanai with a pool, jacuzzi, outdoor eating area and a fire pit with lounge area. Inside, on the main floor, you will find a **newly renovated** kitchen, large eating area, living room area, and the mother-in-law suite. The M-I-L suite consists of a separate king bedroom and an additional private living room space with a full-size sleeper sofa and twin-over-twin bunk beds and ocean view. Upstairs, there are 4 additional bedrooms (master bedroom - ocean view with a single king bed with a private indoor jacuzzi, another ocean view bedroom with a single king bed, ocean view bedroom single queen beds, and an ocean view bedroom with double queen beds) along with a bonus room, which has a full-over-queen bunk bed. The additional single king bed has a large walk-in closet which can be used as a nursery and is where the crib is located. The master bedroom, king bedroom, single queen bedroom, and double queen bedroom all access a **newly extended** lanai, which boasts expansive 180 degree ocean views and overlooks the pool area. 500 MB per second internet Wi-Fi mesh system for expanded coverage throughout the property. Fully equipped kitchen and outdoor grill. Boogie boards, beach chairs and umbrella, and beach towels to use for your convenience. In most cases, there will be a host meeting you on site at the property to greet you and make sure your party is familiar with how things work inside the house and answer any questions you may have about the house or activities on the island. The host will also be confirming the number of guests that you have staying at the property to match what is on your reservation. CSA and Trip Guard provide the best rates and coverage if you want to buy travel insurance. Check-In: Check-in is at 4pm. Early check-in may be permitted if there is not a guest checking out on the same day and the house is ready. Early check-in must be pre-arranged with owner/property manager. The additional fees for early check-in are $100 for 2pm check-in, $200 for 12 pm check-in, $400 for 10 am check-in. Check-Out: Check-out must occur no later than 11am on check out day. Late check-out may be permitted if there is no new tenant arriving the same day. Late check-out must be pre-arranged with owner/property manager. The additional fees for late check-out are $100 for 12pm check-out, $200 for 2pm check-out, $300 for 4:00 pm check-out, $400 for 6pm check-out, and $500 for 8:00 pm check-out. Before departing, remove all trash, place it in plastic garbage bags in proper outside garbage cans, and leave the home tidy and orderly. Maximum Occupancy: Only the individuals specifically registered on the booking shall occupy the premise at any time. Children are counted in the total of the occupancy. Over occupancy is a material violation of this vacation lease agreement. Further, pursuant to new laws for Short Term Vacation Rentals on the island of Hawaii, no more than 16 persons shall be on the property at any given time. Door code: Prior to your arrival, guests will be contacted by the property manager, Ron Rumley. He will arrange check-in to the property and supply all information needed. Household Supplies: Owners will provide only an initial supply of hand soap, dishwashing detergent, laundry detergent, paper towels, toilet paper, and garbage bags. Not included: daily maid service, household supplies, lei greetings, baggage handling, landline phone, food, liquor, personal items, and laundry service, although there are laundry machines in the residence for your use. Children: All children shall be supervised at all times. Severe injury and death can result from failure to properly supervise children. Guests alone are responsible for child safety. House parties: There shall not be “house parties” on the premises. There shall never be more than the number of guests in the reservation on the premises at any time, nor shall TENANT's guests be alone on the premises at any time. Disturbances: The premise shall not be used in such a manner as to generate noise (including loud music), which will disturb neighbors, nor will neighbors be harassed or bothered in any way. Absolute quiet begins at 9 pm through 8 am daily No smoking: Smoking is strictly prohibited within the home, on the lanai, and in the pool area. Pets: Pets of any kind are NOT allowed anywhere on the premises. Vehicles: No more than (2) vehicles shall be parked on the premises at any time, unless pre-arranged with owner/property manager. Alterations: No alterations shall be made to the premises, nor locks installed anywhere. Wear & Tear: Guest agrees to maintain the premises in the same condition as when received and will not allow any waste, misuse, or neglect. Should any waste, misuse or neglect occur on the leased premises, it will be the sole responsibility of the Guest. Cleanliness: That the premises shall be kept in a clean, healthy and safe condition, with no unsafe or unsanitary conditions. That no junk or garbage will be allowed to accumulate on or near the premises. Care share be taken not to damage the sofa seat cushions with wet or soiled clothing or swimsuits. Beach towels provided shall be placed on all cushions to prevent soiling from suntan oils. Bugs: Hawaii is a warm tropical island, and insects are common. We treat the house regularly, and encourage our guests to keep food sealed or in the refrigerator, and empty the trash daily. Upon request, we can provide additional spraying. Insects are an unavoidable part of the environment, so we do not offer refunds because of the presence of insects. Furnishings: Guest agrees not to move or alter any of the furnishings and shall use them only for the purposes intended. Guest shall be solely responsible for replacement value for any damage or destruction to furnishings on the leased premises. Repairs: That should any repairs be necessary, the Owner or the designated property manager will be notified as soon as possible. Failure of A System, Appliance or Amenity: In the event the premises sustains a failure of a system, amenity or appliance – including but not limited to water, sewer, electrical, mechanical, or structure system, spa, electronic or entertainment equipment or service neither the Owner, their employees, agents, or contractors, or property managers shall be liable to Guest in damages and no refunds will be given for such failures. However, the Owner/Property Manager, upon being notified of any malfunction will make a reasonable effort to promptly repair or replace the failed system or advertised equipment. The salt air from the ocean inflicts tremendous strain on systems, equipment, and appliances. This coupled with the difficulty of getting parts to this remote island can be time consuming and frustrating. Guest understands and accepts the fact this property is leased for its tropical appeal and not its modern convenience, and therefore some systems, amenities and appliances and may not be fully functional at all times and it may be unreasonably difficult or impossible to get malfunctioning system, amenity, or appliance operating within the lease period. TENANT's Personal Property: TENANT's personal property and effects are the TENANT’S sole responsibility thought the tenancy. LANDLORD’s insurance will not cover TENANT's personal property and TENANT agrees to carry his/her own insurance on such property and personal effects. All personal property of the TENANT on said premises shall remain his sole responsibility and risk, and the owner and agent shall not be liable for any damages to, or loss of such personal property arising from any acts or negligence of any other person, nor from the leaking of the roof, or from bursting, leaking or overflowing of water, sewer, or from plumbing fixtures, or from the handling of electrical wires or fixtures. TENANT expressly agrees to hold the owner and agent harmless in all such cause and events. Site Conditions and Noise: LANDLORD shall not be liable for events beyond their control which may interfere with TENANT's occupancy, such as acts of God, acts of governmental agencies, fire, strikes, war, inclement weather and construction noise from nearby sites. Insurance: TENANT agrees that LANDLORD shall not be liable for travel disruptions, TENANTs personal property or illness or injury. TENANT is strongly encouraged to purchase a Vacation Insurance Policy. Right of Property: The LANDLORD, his agents or representatives shall have the right to enter (after 24 hours notice) the premises during reasonable hours to inspect, make alterations and or repairs, or to provide maintenance, as LANDLORD may deem appropriate. TENANT acknowledges that routine care taking and grounds maintenance may occur periodically during the lease period. Pursuant to newly enacted laws pertaining to Short Term Vacation Rentals, a rental agreement will be required to be signed prior to staying on the premises acknowledging compliance with certain requirements.

Great property with a lot of amenities. Kitchen was well stocked, and host provided plenty of towels, cleaning products and beach towels. Didn't need to bring anything with us. Great view, great private pool. Open and spacious for an extended family of 11. Would come back here anytime!

We were a party of 12 with age range 12 to 75. The number of bedrooms and bathrooms was more than sufficient and the kitchens and dining areas were ample. We enjoyed the patio/pool/hot tub areas frequently and appreciated the quietness of the neighborhood. Given the directions provided, the house was easy to find and parking for 3 cars was not a problem. The pool water was colder than expected and there were pool toys scattered around and in the pool when we arrived. The hot tub worked well but didn’t seem as clean as we thought possible (but we are not regular hot tub users). As might be expected for a hillside house, the driveway is very steep and quite a challenge for our age 70+ walkers. That aside, the local neighborhood is very walker friendly. Property manager (and neighbor) Ron was very friendly and helpful - a real plus even though we experienced no significant problems. Ala in all a great place for a 3 generation family to gather for Christmas.

Great ocean view and location. Spacious house - kids and adults got their own room. Perfect for multigenerational family looking for a place to stay. Ron (property manager) was super helpful and we truly enjoyed our stay!!

Kristin was very responsive before and after booking. Ron was available and helpful - we had issues with 2 AC units at the start and the wifi at the end, and he was quick to address. The house is amazing. It housed our group ranging from 18 months old to 70, with plenty of space and comfort for everyone. The 5th bathroom is accessible only from outside. It was nice to not have to go through the house from the pool. It would be nice if there was an extra shared bathroom on the 2nd floor but we were not at max capacity and the half bath on the main floor was available. The view from the lanai in front of the master suite is phenomenal. Everyone was happy with their rooms, including the 3 year old who got the bunk bed room to himself, which was the only room on the second floor without a view. The lanai and pool were a bit terrifying at first with an 18 month old but we were able to keep her safe without much trouble, especially with the baby gate. Crib, pack n play, high chair, bath toys. We brought our own monitor but I saw one there. Lots of toiletries left by previous guests, we bought toilet paper and never opened the pack. Kitchen was well stocked. Dishes were plentiful, good quality, and good condition, including kids stuff. Great selection of spices left by previous guests. Huge amount of beach chairs, umbrellas, toys. SO many towels. Loved our stay here and would highly recommend.

A fantastic vacation from Oahu for a long weekend. 3x families and all had plenty of room. The property was very clean, well appointed and the sunsets each night over the pool where amazing.

Large home with enough space for all. large ohana (15) gathering with ages 2-65. Home is on the hill so driving is imperative, no walking to beach or town. House is older with lots of charm. Good quick access at check in, very convenient from airport and major grocery shopping, Costco and Safeway within 15 minutes. Bedrooms all had individual air conditioning units and fans. Kitchen well stocked with appliances large and small. Two sets of washer dryer units so was less stressful to get all beach towels laundered. Pool area with great unobstructed view of ocean. Back side of pool a bit scary without a net or fence, but we strategically placed furniture at edges to keep littles from being tempted to "walk the plank" Lots of beach toys, chairs and umbrella for use. Owner and property manager super nice and accommodating. Mahalo
