Best things was the hostess and the feeling of being safe and with trustworthy people around. Quite far out and needed (cheap) taxis or probably slow buses to get into the centre
I should have noted that it was shared bathrooms.

The location and house are peaceful because it's a bit far from the city. The host was nice. She served pineapple bakery which was delicious. Don't keep expectations for swimming pool, as it was not cleaned, and its surroundings were not maintained that can be used in winters (Expectations as a professional swimmer).
Backyard. The main reason I booked was to use the swimming pool (Expectations as a professional swimmer).. But it was not cleaned; it could have been dried up instead (if that's winter for Yerevan). The fireplace nearby was not maintained, which could have provided ambience for seating.

There are many facilites that you want in a hostel for example a kitchen, a laundry machine, parking inside the Gates
The bathroom and the rooms are old. Especially the Main Shared bathroom could use a complete makeover
