My husband and I stayed here for two weeks . We had an amazing time. The staff was great very welcoming. This was our first time staying in cozumel and had no clue about the Mosquitoes this time of year. One of the staff members came back the first night to give us bug spray. Thank you for that you save me .. The location is good. Close enough to town that you could walk. The wildlife is amazing. From the snorkeling to the Iguanas. My husband and I enjoy feeding both the fish and iguanas. The big iguana love bananas. The snorkeling was the best The variety of fish in this location id out of this world.
I Would recommend to anyone. Thanks to all the staff you made our stay top notch.

The best thing about the property is the views of the sunsets and the ocean from your condo or if you step outside onto the shared outdoor space. There were lots of tiny bugs in the kitchen and on the living room furniture - thankfully none in the bedroom. Furnishings very outdated, no TV, and a bit of a walk (very hot) to the grocery store. Also the condo had a very old locking mechanism that did not feel as secure as it I would have preferred. The VRBO confirmation did not include an address which presented a minor issue with securing transportation to and from. Carla was nice and responsive.

Our condo at Condumel was PERFECT! The view is breathtaking and the quiet relaxing atmosphere was so nice! Bill, one of the owners, met us on Sunday when we arrived, as this is Clara's day off. Clara is AMAZING. I lost my phone in a taxi and she was right on it helping me communicate with the Taxi Service, WHO WAS ALSO AMAZING, and we recovered my phone very quickly. Sofi, our maid, did a wonderful job everyday. The entire staff here is amazing. I cannot say enough about the snorkeling right in front of the condos. We typically go diving, but due to a knee injury, my husband was unable to dive this time. I saw a star fish, flounder, sand rays, eels, just so many other kinds of fish snorkeling. The current can get strong at times, so always wear your fins. I had no trouble with my fins on. It is always possible to drift down a ways and get out on a sandy beach and walk back. We were less than a mile into town. Clara was able to put us on the ground floor due to my husband's injury after I notified her of it. We loved that the frig was stocked upon our arrival with drinks at a very fair and nominal cost. The bed was firm and comfortable. The a/c worked well. The kitchen was nicely stocked as well. The shower head could be a little better, but we didn't care because it did the job! The sandy beach area in front of condo was raked and clean every morning and umbrellas put out. Thank you Condumel staff. WE WILL DEFINITELY BE BACK TO CONDUMEL. Thank you

Clara and the entire staff was amazing. our A/C unit went out on the first night and they had us up and running with a new one by 10 the next morning. what a hidden gem of a place and we will definitely return.

Our stay was magnificent! The hosts were amazing with very clean and comfortable accommodations. Quick walk to downtown and just a couple minute walk to beach front restaurant bar. Snorkeling is off the chain! Coral reef wall with moray eels, stingrays, countless species of fish and more!
Beautiful up front world class ocean views with very well kept and raked grounds. Hammock, palapas, comfortable lounge chairs, and so much more.

Don’t let the humble surroundings distract you, this is a 1st class place.
1-Beauty: Our daily snorkelling (Clara provided the gear) reef, out back provided views of all kinds of fish and reefs compared to SCUBA diving, all just 30 feet from the bedroom.
2-Safety: 24 hours guard watches the property
3- Proximity: We walked and biked to all popular restaurants, coffee shops and stores downtown “CENTRO” in about 10 minutes.
4- Cleanliness: Spotless, Clara,Eloy, Miguel and everyone is obsessive about cleanliness and tidyness.
5- Price: Don’t bother haggling, Clara holds firm because she knows the place is special. Rental prices here are about 1/2 that of Miami

Excellent grounds and room - well maintained, clean, steps to the ocean and a little beach sand too. Why go anywhere else?

Great spot
Located close enough to town to walk but far enough away that there are no crowds, the condos are set up very nicely for a relaxing stay with easy access to jumping in the water and snorkeling or just hanging out and reading.

What an amazing gem of a condo!
The co.bination of attributes, such as cleanliness, etc and the ease for check in, and Bill, Clara, Sofia and Eloy (all whom run the place) is a recipe for a wonderful vacation.

The location is incredible with the ocean less than 20 steps away to the clear & warm Caribbean water! Excellent for snorkeling & swimming. It's about a 10 minute walk into town to all the restaurants and shopping or a $5 US dollar taxi ride.
The condo is super clean with daily maid service. The staff is available daily until 22:00. They are all super friendly and incredibly helpful.
COVID tests to return to the US is coordinated by the staff. The testing company comes to your room and charges $32 US Dollars per person and the results are emailed to you within a couple of hours. The staff even provides a printed copy. They will also coordiante taxi service.
The office loaned us bicycles free of charge & snorkel equipment too. The ferry to and from Playa costs roughly $15 US Dollars one way. Also note, the ferry companies alternate days for service. Ultramar (blue & yellow boats) is a bit sketchy when it comes to cost. They tried to take advantage of me twice with overcharging.. Winjet (orange boats) was great!
Always pay in Pesos either with cash or converted credit card and you'll save a couple of dollars. Bring mosquito repellent, this is a must! Not just at the condo but the entire island!
I would not recommend renting a car. You'll do better renting a taxi & save money for the week.

AMAZING!!
We could not have asked for a better experience! Our stay was unbelievable. The swimming out back was absolutely amazing, and the layered beach area out front is peaceful. The property felt safe, and the staff is great. The property is a little away from everything (personally we preferred this), but still in walking distance to the center. If you are questioning if you should book this condo, the answer is yes! We had such a lovely time.

Great experience.
Clara the manager was a dream. She was there all day long and helped us many many times and always with a smile on her face. The other staff are very friendly and helpful also. You can’t get a better location than this place because you can walk to town on a wide sidewalk. Great snorkeling right there on the beach. In fact a lot of the dive boats came every day because the snorkeling is so good. We definitely want to go back.

One of my most favorite spots
I have never given a review for a property using VRBO. However, Condumel is one of the best places I have ever been. Bill was unbelievably accommodating with requests outside of a typical stay. He even provided us with a telescope to view the "Christmas Star". The other guests were lovely and a pleasure to visit with. Grounds were perfectly clean as was our casita. All the staff was also overwhelmingly gracious. Above all, being able to walk out our door and jump into a pristine ocean for swimming and snorkeling was the absolute best. This was our first trip to Cozumel. We typically like to visit new places. However we plan on going back to Cozumel and staying at Condumel again in the near future. Thanks for making our first Christmas away from home one of our best ever.

Time to Relax
Great Location- Wonderful Staff - Comfortable Condo with terrific sunset views. Excellent Snorkeling right in front of property. Easy walk to town - We went this January and had perfect weather - little windy - One thing to note the fishing is not good in January regardless of what the guides or booking agents tell you.

Hidden Gem!!
The property was well located just far enough from the town, but an easy 15 minute walk to restaurants. Sara the property manager was sooo nice and very informative. The room was clean and had a charming 1960s feel. The food and beer stocked fridge was awesome and the ocean view from the room is truly spectacular, and sunset was to die for.! The best part is the private beach/terraces. Relaxing all day and snorkeling on a fantastic reef on a private beach. I’m definitely coming back!

Paradise
This really was everything we were looking for. A quiet place right on the ocean. We could feel the ocean breeze and hear the waves from our condo. The snorkeling right off the beach was fantastic. And we loved the beach chairs and shade right out our back door. We were within easy walking distance of restaurants, the ferry, and shopping. The condo was always clean, with a comfortable bed and full kitchen. The extra groceries (provided at a reasonable cost) were also a nice touch. We would definitely stay again, and recommend to our friends.

Pretty, comfy condo right on the water
I really liked this place. The condo was spacious (for a 1 bedroom) and very clean, and the staff was very attentive. It was very convenient having the stocked fridge, as well! The location is great--it was nice being so close to town. All & all, I would highly recommend it.

Beautiful, quiet and great location
My boyfriend and I stayed at Condumel for one week. Sara, the manager, is fantastic. She met us as soon as we arrived, gave us a tour and answered all of our questions. The condo was clean and well-stocked. The food and drink items were replaced daily at a very minimal price. The location was excellent. Very quiet but within a few minutes walk to restaurants, beaches and downtown. The view and beach at the condo are gorgeous. Easy to take a swim or snorkel or just lay in the hammock. Condumel is a treasure.

Cozy and comfortable with absolutely superb location!
The property was all that it said it was. Perfect location. The staff were fantastic. Sara the property manager was always more than helpful. House keeping was excellent! The condo was very clean. Views from the bedroom and living room are simply stunning. Kitchen is well stocked. AC worked great but if you prefer to open every thing up it’s all screened in nicely. I will definitely return!

Fantastic Location!! Gorgeous View!!
Awesome location right on the water!!! Amazing panoramic view and the unit is quite comfortable, even for 4 people (family), who are particular about beds. We spent most of our time diving, but enjoyed dinner under the palapa with the amazing view. Bring your bug spray and beach towels. They do provide beach towels if you ask, but not to take off property. Since it rained quite a bit (end of May) there were a lot of mosquitos. Very nice that they had basic food stuff and alcohol in the room, reasonably priced. The town and store are not far, and taxis pass frequently, so we never had any problems with transportation. There is no hot tub. I think the description says there is, and the picture shows one, but there isn't one. (Hence 4 vs. 5 star rating.) WiFi is spotty. Snorkeling is quite nice outside the unit with steps to get out of the water. Very quiet spot, great for relaxing and I hope to return again.

Great quiet location!
We stayed a few nights at this apartment. It was a great place to stay. The area was quiet and the water and little beach were right outside of our room. We really liked that.
The location was very good. We could walk into town for breakfast or dinner. Very convenient.
The kitchen was equipped with food and beverages if you wanted them at an additional cost. Very reasonable. No need to rush to the grocery store!
There was daily cleaning service included and a guard was present also just for security. Tips are welcomed:)
Sara was very nice to work with. We definitely recommend this if you are looking for a quiet place to stay near town.

A Micro Biosphere, and a rare lodging experience
We know Cozumel after 19 years of visits. But this year we joined my brother for a stay at Condumel. This is a football field size property along the best snorkeling shore on the island. There are hotels on smaller pieces of oceanfront, than this. It is unique if you are looking for private, quiet, open space- right on the sea. And the unique Mayan condo building is located along the sea, giving every unit an oceanfront exposure and a jungle view to the rear with ocean breezes wisking through your space. This condo is the closest to town of any on the north end- literally ten minutes walk. And trust me, with 1.5 million cruisers a year, you do not want to stay either in or south of town. With such a small number of rental units, it just seems like the staff is there for you alone. Condumel was a rare experieance for us in a world of clutter.
