The house is recently renovated and has great amenities, like both showers but also bathtub. The room I stayed in could fit 2 and had a private sink.
Toni and his wife are very welcoming and nice, upon checking-in you receive lots of good recommendations of what to do and where to eat.
As a solo traveler, I’d stay here again!
Nothing. I booked this for proximity to specific activities I had planned. You might need to take a bus or two to get to some other attractions in the center of Kyoto, but this gave me a real feel of real Kyoto.

My partner and I stayed in the private double room. It was cosy and comfortable. We had to share the facilities but honestly - they were exceptionally clean and genuinely lovely, the showers were particularly good!
We stayed for 5 nights and it was exactly what we needed, we were out all day sightseeing so, when we got back we just collapsed in to our futons for a quiet and comfortable nights sleep.
Toni was very helpful, friendly and welcoming and had excellent advice. He makes the property what it is :)
Honestly it was all wonderful - just to bear in mind, Kyoto is HUGE and anywhere you are there is a minimum of 20 mins from anything but the buses are EXCELLENT, cheap and easy to use. So please make use of them to get about :)

The owner, Tony, was super friendly and helpful. The bed was comfortable though the place was small. It was honestly such a beautiful and peaceful place.
It was a little farther than I anticipated from the train station, but other than that everything was great.

Very clean. Nicely renovated. Yayy.
One of the owners was a bit intense. No food or drink in the room, but you can't talk in the common room after 10pm.
