First off the STAFF/OWNERS (Simona and Roberto) were heroes...we arrived AFTER 6pm by train with no way to get to the hotel...Roberto saved us from a 30 minute walk up some pretty serious hills. (Note to visitors arriving by train: arrive before 6pm and then use the taxi-bus service for the town... there's a number posted at the train station to call...have our 1.5 euro per person ready cash) The locations is SO awesome, you can walk through the historical center and can't go wrong eating ANYWHERE in this town. Breakfast was overwhelming ...so good, but I felt bad not eating all of it daily (felt wasteful). They gave us great advice on things to do...and even loaned us towels for the beach too. Day trip to Orvieto is totally possible, btw

It was perfect! No complaints on the Hotel. Our issues were mainly related to not understanding the area well... you would be well served to have a vehicle to enjoy the larger area. Also, the beach scene is not great here... more for looking than swimming.
