Finch's Arms

Excellent location, very clean and comfortable. Nice easy walk down to the edge of Rutland Water. Food was exceptional and the staff were very friendly and polite as well as being professional.

Only that our room was above the kitchen and overlooked the bins.

We stayed at Finch's Arms for one night and booked two rooms that were advertised as having a lake view. Overall, the property is attractive, the gardens are lovely, the staff were friendly, the restaurant looked very inviting, and the breakfast was good. However, there were a few issues that affected our stay and left us feeling that the value for money wasn't quite there.

The main disappointment was the "lake view" description. In Room 1, although the room faced in the direction of the lake, the lake itself was not visible from the room. The outlook was mainly over the outdoor seating area. In Room 2, there was a very limited glimpse of the lake, but only if you stood at a particular corner of the window. We felt that describing these rooms as having a lake view was somewhat misleading. We were also surprised that the single-occupancy room was charged at the same rate as the double room, with no apparent reduction for a sole occupant. Another issue was a constant humming noise, seemingly from the kitchen ventilation or extraction system. It wasn't excessively loud, but it was audible throughout the night and became more noticeable when the windows were open. Finch's Arms has many positive qualities, and we enjoyed the restaurant, breakfast, and the friendly service. However, given the room rates, we expected the advertised lake views to be more accurate and the rooms to be quieter.
