I stayed at Napoli Porta di Mare for three nights in September, and it was one of the most personal and memorable stays of my trip to Italy. Rather than a typical B&B, it felt like being welcomed into an Italian home.
Gianfranco was exceptionally kind and attentive. When I arrived, he helped remove the protective wrapping from my suitcase and even helped me open it. He gave me a map, recommended places to visit and pizzerias to try, and lent me a fascinating book about Neapolitan hand gestures. We spoke mostly in Italian, which made the experience even more special. Every morning he offered me coffee and asked whether I wanted my room cleaned. He even offered me coffee after I had checked out! When I had leftover pizza, he brought me a plate and utensils, and when my charger wouldn't stay securely in the socket, he found a suitable adapter.
The shared living and dining areas were welcoming, full of books and personal touches, and I could use the shared refrigerator. My room and private bathroom were clean and comfortable, and I appreciated the electric roller shutters. The location was excellent, near Municipio, Via Toledo, and Molo Beverello. I walked to the ferry port with my suitcase when leaving for Capri.
Gianfranco also let me store my luggage for several hours after check-out and explained how to collect it later, even if he wasn't there.
At €219 for three nights including city tax, it was exceptional value for money. Most of all, Gianfranco made me feel like a guest rather than a customer. Thank you so much, I'll remember this stay with real affection!
The main drawback was the Wi-Fi. It worked reasonably well in the shared living area, but the signal in my bedroom was very weak and often disappeared completely. I sometimes had to leave my room just to get online. This was particularly inconvenient on my first evening and the following morning, before I had a local SIM card. After that, I mostly relied on mobile data.
The bed consisted of two single beds pushed together rather than one continuous mattress. It was comfortable overall, but the gap was noticeable, and I sometimes slipped into it.
Sound could also travel from the common areas. On occasion, I could hear the television late at night. It didn't prevent me from sleeping, but guests who prefer complete privacy or quiet should know that this is a very personal, home-style B&B.
There was no refrigerator or kettle in the bedroom, although both were available in the shared kitchen. This wasn't a problem for me, just something worth knowing.
None of these issues outweighed Gianfranco's exceptional hospitality.

Our room and the whole apartment were very clean, cozy, and beautifully decorated. Gianfranco was an incredibly kind and welcoming host, always offering us a perfect morning espresso and happy to chat and share helpful tips. The location felt safe and was very convenient, close to Via Toledo, the Spanish Quarter, and the port. We really enjoyed our stay and felt right at home. Highly recommended! ❤️

Gianfranco was the perfect host and his B&B is charming. We stayed here 2 nights. Upon our arrival, Gianfranco gave us an orientation to Naples from the balcony, pointing out neighborhoods and major sites. He even made a reservation in one of the best neighborhood pizza restaurants. The room was very comfortable and clean. In the morning, Gianfranco made us a coffee and even had gone out for fresh croissants (thank you!). we talked about the plans for the day, and he gave us tips and recommendations including several restaurants nearby. We would stay here again if returning to Naples. If you prefer a local experience close to major tourist sites and good transportation (subway, ferry) over touristy hotels in crowded streets, stay here!
Nothing, except the Naples heat, and that was out of everyone’s control!

Accommodation was clean, tidy and well located for the city centre and port.
The owner kindly provided (gratis) a whole, large bottle of water, when we requested some.
The owner failed to send detailed instructions on how to find the accommodation within the complex. Additionally, he was not around for our arrival, nor did he reply to any of our messages via the provided contact details, and we eventually found the place ONLY with help from some very kind people who worked in the complex. Otherwise we were effectively left stranded! When we eventually found the accommodation, we were still unable to gain entry as no-one answered the door! We had to wait another 15mins, or so, before a lady (owner's friend) turned up to let us in. Altogether a very frustrating customer welcome!
Also, the info on BOOKING.COM stated the owner was "on the grounds", suggestive (to us) of a nearby building, but he actually lives INSIDE the appartment, within which he rents out rooms. This felt very awkward to us, and nothing like we have ever experienced before. As a minimum BOOKING.COM should make this arrangement very clear in the accommodation decsription detail (as we certainly would not have booked had we known).
The double room we had was quite small, and we could hear noise/talking from adjacent room(s) at times, although thankfully not till late at night, during our short stay.
