The facility and room were clean and neat, but the room was on the small size. The proprietor was very cooperative about permitting a request for an early check-in.
The inn is very convenient to visit the Antica Ostia Archaeological site (a short walk) and to the Rome airport ( a 10 minute taxi ride for an early morning flight). The inn is also convenient to the beach but opted not to go because of early morning travel plans.
The room was small and the bed was marginal -- acceptable for a single night but questionable for multiple nights. There seemed to be no common place outside the room to relax and read. I realized after arriving that the inn appears to be a very traditional guest house or Bed & Breakfast with three rooms for guests.

Grazia was a very kind and helpful host. We enjoyed freshly cooked cake for breakfast every morning and slept well on comfortable bedding. Our room was very clean and air conditioning was available for the warm nights. The location was within walking distance of Ostia Antica and the train to Rome. We were grateful to Grazia for help booking a taxi to the airport.
