Location, beach and supermarket facilities and pizzeria, beautiful home cooked cake for breakfast,
Breakfast selection was quite small, all delicious but small. Not a lot of fresh bread.

The staff were nice. The view was ok, plenty of parking
The town was ok, drove to Menton on the French border that was lovely, also Ventimiglia town, again was lovely.
The night view was really picturesque.
The bed! Extremely uncomfortable, small pillows and flat. Old mattress, old/worn duvet, same with the single pillow!
No tea/coffee making facilities, so we bought a kettle.
Just a very basic hotel but very expensive for what it is and what you don’t get!
The shower was ok albeit it a small shower head, but had plenty of hot water.
The breakfast was edible, not much choice apart from 2 types of cereal, meat and cheese, cakes, croissants and yoghurts… no hot food at all.
We had a room with a sea view…. Wasn’t expecting a train line view as well..
It’s ok for a 1 night stopover but not for 4 nights.

Quiet hotel located close to French border; clean and spacious rooms; free and secured parking facility for cars; excellent restaurant by the seaside; and very helpful staff.

I like the location. That is all.
Some staff members do everything they can to make their quests not to come back and they are good at that. At the description of the hotel is free parking. But no, free is outside parking but the hotel underground. Employee demonstratively ignores call from the gate to the parking, then not rise her head while guests enters.
