The location is good. Many nice restaurants nearby and it’s close to the Chiangmai university market. The public area is always very clean and tidy.

I liked my room very much it was really spacious and had a balcony (with obstructed views but still). It was easy to get everywhere. The facilities they had is what you need including a washing machine and drier (you needed to buy your own washing products). Toilets and showers were very clean. They had a cool common area with tea coffee biscuits at guests’ disposal. Very close from the airport which has got really good AirAsia connections with the rest of Thailand and Asia. Walking distance to quite a few places. Easy to walk the whole old town. A lot of massage parlours in the street the hotel is in.
The only maybe minor inconvenience was the reception opening hours as it’s from 9am to 9pm so as long as you know if in advance you can plan accordingly.

good quiet aircon, location
poor service. my room was super basic (not really a window and hardly any furniture) and would have benefited from a wall clean or repainting.
