The room was big and the staff member on reception was extremely friendly and accommodating.
The passage into the B&B is a little sketchy; however, there are five keys to gain access to your room so safety is guaranteed that way.

Based of experience of stay but in two different rooms
Good location: 2-minute walk from “Dante” metro station, easy to reach from Garibaldi (Main) station by metro
Staff (Frederica) is outstanding: smart, speaks good English, very helpful, always willing to support and assists
Rooms are basically clean and functional.
Poor maintenance:
broken shower holders, shower doors based on a construction of the 70th
One room had no hot water, another didn’t even have even a toilet seat
Bed comfort lacking (one room): thin cover, springs felt through the mattress, Wi-Fi unstable in one room.
Overcomplicated key system (like 6 keys, some locks very difficult to open).
Overall feels neglected — far from “Royal” standard.

Shared kitchen facilities, sink, fridge, tea and coffee making.
Toilet seat was loose and shower rail but was fixed the same day before we even reported it
No shower gel or shampoo, just two small bars of hand soap.
Could have done with some information for check in. You have to buzz in main gate, first, to get into the courtyard. Then DO NOT walk up six flights of stairs with your luggage!!!! Buzz the intercom and get reception to open the gate for the lift. I wish this was mentioned by somebody even on here. Luckily i walked up and left the family outside to wait. Once you have the keys (5) you can come and go as you please.
Pre paid city tax on the booking and then had to pay again on check in. In the days before check in it does say city tax may be collected but this doesnt make sense when it has already been paid. This happened in both hotels i stayed in.

Top location. Good room size. Good ambient temperature, although we could not figure out how to change it if it were needed.
The fridge was not working. The toilet tank was broken as well, you had to step on the toilet seat to go up and press inside manually in order to flush. The TV was not working properly either, pale, almost invisible image.
