Comfortable b and b but a bit expensive. It was 40 mins by bus from the center of Edinburgh.

Really nice and helpful host. Located just 5 minutes from a bus station, from which you arrive in the center in about 20 minutes.

Great location near university and public transport. Much cleaner than an average B&B. Super-helpful and friendly personnel. Good breakfast - the ‘housekeeper’ nicely accommodated the dietary needs of my wife (gluten- and dairy free bread…). Beds and room comfortable. Very pleasant stay.
If I were nitpicking - some facilities start showing their age a bit… but this did not damage the over-all excellent stay.

Lovely view from room
Generator or some noise woke us at 3am in the morning. Breakfast was adequate but breakfast room needing a deep clean
